Adult Retreat - Great Location - Guest Suite with Luxe Amenities

The Cave at Sprucewood Manor is our spacious ground level guest suite which is located within the Sedgefield golf community. Home to the PGA Wyndham Championship in SW Greensboro. This ADULTS ONLY retreat, offers fun amenities and a comfortable stay.

This 2/1 suite offers a private entrance, seasonal inground pool, outdoor theatre, indoor theatre w/ Roku, pool table, kitchenette/ bar, 2 queen bedrooms, and a 3 piece bathroom.

Hosts occupy the 2 floors above the guest suite & you'll have private use of the ground level and outdoor amenities throughout your stay. This property is a short 5-10 min drive to dining, shopping, & much more. You won't have to go far to explore the piedmont triad.

Lay back & take in a movie, concert, or game on the huge 120" theatre screen with Roku. Take a little time to perfect your skills at the pool table. Both bedrooms feature a comfy queen bedroom set & living area offers a queen sleeper sofa. Small bathroom is equipped with easy entry shower with handheld shower head. Kitchenette/ bar area includes full fridge/ freezer, double burner cooktop, coffee pot, elec. tea kettle, air fryer, toaster, microwave, cookware, and dinnerware for 4. Perfect for simple light meal prep but to keep the air in the entire home fresh for all, please refrain from cooking strong smelling foods like seafood, curry, etc.

Pool is open Memorial Day to Labor Day. The property is full of nature. In the spring & summer, keep an eye out on our hummingbird garden. Catch a movie or concert on the outdoor theatre May-November.

Guest Registration: All guests must be named and accounted for on your reservation total. Provide full names and ages of guests, as listed on Govt issued ID before check in. Outside visitors are not permitted unless registered as a guest. ID verified @ check in. Max cap of 6 is regulated by city and insurance & may not be exceeded. For accurate pricing, ensure headcount is correct. Additional nightly guest rates apply for each person over the first 2. All reservations must be booked by a staying guest.

Communication: Be sure to download the app to maintain all contact through VRBO messaging. This ensures you reservation is fully protected by VRBO.

Age Requirements: Adults only property. Primary guest must be 25+ years old to book & stay. Additional guests, 18+.

No Animals: For heath and safety of tortoises and residents at this shared property, guest animals are not permitted at this property. This includes service animals.

No Smoking: This is non-smoking property to include both inside and outside. Odor remediation fees start at $1,000.

Stay Neighborly: This is a quiet golf course community with surrounding neighbors. Volume levels and content must be considered and respected when enjoying outdoor common areas at ALL times. Household Quiet Hours 10pm- 8am

Early Check In/ Late Check Out: If available, these requests may be accommodated for an additional fee of $25/hr.

Check Out Instructions Before Departure: Info located in the Welcome Guide on the bar. To keep cleaning/sanitizing fees low, please wash used dishes, put used towels in laundry closet, power off lights and electronics, message to let us know you've departed.

Travel Insurance & Cancellations: Refunds are issued according to the cancellation policy agreed to at booking. The purchase of travel insurance is encouraged. Charge backs may result in loss of all funds plus additional legal & reprocessing fees. Any potential dispute must 1st be resolved between owner and guest.

Security: This property features 24/7 AV security monitoring of all exterior entrances. Use of security system does not hinder privacy & is compliant with local law. Any effort to tamper with, disable, redirect, or obscure any portion of the security system is a felony.

When submitting a request to book, you acknowledge that you have read, understood, & agreed to all provided info. This includes listing details, safety & security disclosures, House Rules, Fees & Charges, Cancellation Policy, TOS, & Ground Rules for Guests. Violations of House Rules may result in immediate termination of reservation without refund and/or additional charges. Primary guest assumes all financial & legal responsibility for all members of their group, their personal property, & for obtaining their preferred travel insurance. All refunds for cancellations are processed according to the agreed upon cancellation policy and no exceptions to policy will be made. Primary guest agrees to pay all damage and/ or excess cleaning fees if the property is not returned in the condition it was received at check-in.
