“Sand Castle” is a Luxury GULF FRONT BEACH HOME with Private Elevated Salt Water Pool & Private Boardwalk with NO STAIRS to the beach. 5 Bedrooms, 4½ Baths and over 3,467 square footage. All bedrooms have a private bath except for the bunk room. There are no other homes in front of you so you have great views of the beach and beautiful sunsets. This home has an outdoor shower to wash sand from beach. The decks are VERY large with plenty of seating, dining and lounging to enjoy the views. You can access the decks from outside or inside.

Please come in and take the tour of our home. You will open the door and step into a beautiful black and white marble entry. This just sets the tone of what to expect in this home. Now go up the stairs or take the elevator to two gulf front master suites and two guest bedrooms. Both of the gulf front master suites are spacious and have glass sliding doors accessing a covered deck and the new elevated salt water pool which can be heated at additional cost. The pool is built into the deck so you can enjoy the beach/sunset views from the pool. This deck has plenty of seating for your entire family. One of the King Master has a beautiful private bath with shower/tub, marble and quartz vanity and the other Gulf front is a Queen with a private bath and lovely LARGE walk in shower and quartz vanity. There is an additional Queen Bedroom with marble walk in shower and quartz vanity.

This floor has a coffee station and refrigerator for your use so that guests do not have to go upstairs for coffee or sodas. The guest bedrooms are perfect for guests because they are on a floor separate from living area and the Grand Master. Every bedroom has very large flat screen TV's so you can watch what you want to watch and have private baths except for the bunk room. There is one King bed, two Queen beds, and a double/full bunk bed on this floor with separate air conditioning. The bunk room is perfect for kids, since they are double beds, you can sleep 4 in that room.

The turret houses the stairs and has wide landings to enjoy the panoramic views as you go to the top floor. When you get to the next level you will enter the large gourmet kitchen, living and dining area. This area has gulf views that take your breath away. The kitchen features high end stainless steel professional appliances, a true chef’s kitchen. Large Island with extra seating, Pot Filler over the gas Stove, separate ice maker, all refrigerator and all freezer with additional chest freezer in laundry room with washer and dryer.

The Grand Master Suite is located on this floor and is truly a private oasis. This Master has a nice private balcony to have a glass of wine, a two sided fireplace between the Master Bedroom and Master Bath. The Master bath has a claw foot tub that you can soak in front of the fire; the Master bath also has a double shower, double vanity and private water closet. The Living Room is open concept living with gas fireplace, and plenty of comfy seating. The Chef will love cooking in the kitchen and being part of the party. Separate Dining Room and 2nd Dining area in screened porch.

The top level in the turret has a twin day bed and is a nice private nook to read a book, sleep in, or just relax and enjoy the views.

The Cape is very unique with the Gulf on one side and the Bay on the other side not to mention wonderful sunsets. But don’t take my word for it, come see for yourself. We are located on St. Joseph Peninsula/Cape San Blas, San Dunes Subdivision at 117 Cabana Lane, Port St. Joe, FL 32456. Pets are welcome max 2, pet fee $200 each. Check us out at Google Maps. We had a wonderful time. The house is beautiful and on a nice quiet stretch of beach. We have been coming to CSB for 25 years and everyone said this was the best one so far. We especially loved the porches- sun porch, shade porch screened porch. And the kitchen is amazing. Can’t wait to go back!

Charming "Old Florida" Experience

The house and beaches exceeded our expectations! Plenty of room for everyone in our group. The uncrowded beaches and town during our Easter trip made it so much more enjoyable. Although the water was a bit cool for swimming, the sunning deck, beach and screened-in-porch were perfect for the weather that time of year. Our host was excellent with communicating with us before and during our stay. We can't wait to go back!

Beautiful house - fabulous location

We spent a week at Sand Castle with several adults and teenagers. The house is beautiful. I can imagine that maintaining a place that big that sees that many visitors must be a challenge but Steve and Mary Ann Conroy definitely have it under control. We had one minor issue while we were there and they were very responsive to our concern. I would absolutely go back to this property. Beautiful, comfortable house with fabulous beach access and beach views. Highly recommend.

Month at the Beach

Sand Castle was a great stay. Our family of 10 could relax together on one of the 2 large and well-furnished decks or have separation when desired. The kitchen is stocked with everything needed from pots and pans to utensils and small appliances. Its size is great for a large group. The bedrooms and baths are as described. The beds are very comfortable. Even with the surrounding houses occupied, the beach area is so expansive we could image we were alone. We rented umbrellas and chairs and they were set up each morning and the guys returned to pick them up in the evening. This a great house to spend a month at the beach in but unfortunately we only had a week. Maybe next year!

Family Vacation

This is our second stay here. This time for two weeks. Location is delightful. Home is well appointed and spacious. It is nice having two large decks and a screened in porch to sit while enjoying the unobstructed view of Gulf and the night stars! Although the area has seen an increase in building of new homes we still had a sense of “privacy”…. It is a challenge to maintain a busy rental property that sits directly on beachfront and the Conroys are doing a good job! Spacious new fridge and freezer plus ice maker are an excellent new addition since last visit. We had a simple maintenance issue that was quickly and easily resolved! Our vacation was delightful, thank you for sharing your lovely home and we will be back next year!

One of the best

We loved everything about our stay at Mary Ann's property. The house is beautiful inside and out. Communication with Mary Ann was great the entire time. The private boardwalk to the beach was great. The views from the balcony were top notch. We enjoyed many meals on the screened in porch. The kitchen was fantastic. The bed was very comfortable, we actually slept in for the first time in 6 months. We all enjoyed checking out the architecture inside the home. Mom would just walk around the rooms admiring the light fixtures, crown molding etc. We collected beautiful shells from the beach. The house was so nice that we were completely content with our vacation even with a red flag all week for the water. We were able to enjoy the view of the ocean, sunrise, sunset and so many dolphins from the comfort of the patio. Mary Ann's home will be our first pick from now on when visiting Cape San Blas.

Perfect Week

Thank you, Steve and Mary Ann, for sharing your wonderful home. My family and I just spent the most perfect week at Cape San Blas. The house was beautiful, spacious, clean, well-stocked, and close to the beach and community pool! From watching the dolphins playing in the crystal clear waves to seeing the colorful and gorgeous sunsets and shooting stars, the upper and lower decks were where we started and ended our days. The time in between was spent on the beach and at the pool playing, collecting shells, reading, and napping. We are going to miss seeing that view in the morning!

Fairytale Getaway at The Sand Castle

Our party consisted of eight adults and a child. We were able to move and flow without being on top of one another through the day, but gracious space for us all to be together around dinner time. We have a couple frugal gourmets in the family and they fell in love with the perfectly stocked kitchen. The private beach access elevated the experience. It was fun to have a boardwalk over the dune – don’t forget to stop and enjoy the nature that is undisturbed by we humans. Breakfast is so nice with a view of the beach and the deck is perfect for sunsets and stargazing. We can’t wait to go back!

Absolutely Beautiful

This was the nicest property we have ever stayed- hands down. It is comfortable and accommodating while also absolutely breathtaking. We had room for everyone to have their own space, had a view and access to a beautiful beach with breathtaking sunsets, and a kitchen complete with everything one could ever need. Wonderful vacation!

Beautiful home and great, quiet location. Plenty of room for a growing family (we had 8 adults, 2 toddlers, 2 under one year old, and 2 dogs). Kitchen had all the necessities, with ample counter and refrigerator/freezer space for all the food we brought with us. We had no issues while there, but the owners were very quick to respond prior to our trip. Would love to stay here again in the future!

Family vacation 2021

Our family loved this home. Plenty of space for everyone to spread out and kitchen/eating area big enough to be together. Right on the beach so easy to grab snacks, water and supplies for everyone’s needs. Lots of steps inside and on walk to the beach but the steps keep you in shape to enjoy the good local food.

Location says it all, can't beat the beach front location with private salt water pool & private walkover. The bedrooms are very spacious with large flat screen TV's in every bedroom. If you like to cook, you will enjoy the gourmet kitchen with great ocean views.

What makes this property unique

Very large TV's in every bedroom. Salt Water private pool, large decks to enjoy the sunsets or dine. The gourmet kitchen is to die for. Since I am a Personal Chef that was a must for me.
