Deep Water // Lake Front- Mid lake near Port Royale Marina/Pelican Pete's

3 Bedroom/2 bath. On very deep water.
This property can be rented for just a few days, by the week or months at a time.
Offering a Direct Lake Front Lanier home ( Approx. 2200 Sq Ft). Beautiful view on the dock out to even deeper water and big open water. From inside the house you can see the dock and of course the water. It is about 180-200 feet from house to water and a straight path. Dock is a nice double decker dock and again very deep water. We can pick up the Wifi Signal with our cell phones and our laptop and they are your normal cell and laptops. Furnished with all linens, towels and kitchen utensils provided.

Property is in Gainesville but just on the other side of the big large Browns Bridge itself in Hall County. A perfect mid lake location where within a simple 100 yards by boat you are in the middle of big water and you can go north or south.
- A small peninsula sticks out just enough to stop the heavy wakes of water so our dock ( and your boat) Do not rock all day, with "big open water" 100 yards away. Its pure good luck and we are thrilled with it as we have had other lake homes where the dock did rock all day.
-Port Royale Marina ( & Pelican Pete's famous restaurant) is almost in sight and just around the corner for gas, fishing gear and very popular restaurant on the water as well as boat rental.
-A ramp is within about one half mile of our lake home and easy to put in and motor over to our dock.
-Our dock can be seen from inside the house and is in very deep water and if the lake is low, I simply push out the dock so we expect to be able to always to have good water, however be sure to inquire to make sure there is not some phenomenon going on with the lake to affect water levels. We have lots of experience with lake lots and we are very familiar with lake water levels and feel very confident in the good water we expect this house to have year round and even in drought years. We bought this house due to its deep water location and ability to move the dock out should the water level drop.
-We take pride is providing accurate pictures to accurately represent the home and property as well as accuracy in the description of our home. We are not interested in misrepresenting anything and welcome your calls or detailed questions should you have a concern.

-Home has been recently remodeled and looks new and in excellent condition. Home is on a quiet street with a wooded lot.

-A Ranch style with all bedrooms on the upper floor on the same level you walk in, with a large bonus room/den area overlooking the lake). The master bedroom is on the lake side with a queen bed. BR#2 is on the lake side and has a Queen bed and BR#3 has a Full bed and on the front of the house.
Downstairs has two large sets of double doors that opens out to the deck and lake in a very large den with fireplace and pool table. Also on this lower level is where you find the large kitchen/dining room table.. From the deck to the lake go down just 2 steps off the deck to walk to lake.

-Path to lake is straight. Although watch for the roots, a few small rocks and the fallen leaves can make it a little slippery as you walk down the path.

- Dock has electricity and is a double decker dock.

-The kitchen as mentioned is on this level along with a 2nd full bath and a completely separate laundry room with washer/dryer and room for lots of fishing gear, swim gear or luggage. This entire lower level is really where you spend all of all waking hours and because it is the lower level is stays nice and cool. There is still central A/C of course.

- Your boat if a reasonable size, can tie up on the side with no problems. If your boat is 23 feet or more in length please contact me to discuss boat parking options. We must limit large boats (as an example 35 feet or longer) due to weight, navigation that may be blocked and stress on dock or cables.
- It is less than 200 feet walk from the deck on the back of the house to the lake at full pool.

- Owner is a licensed real estate agent in the state of Georgia, so let us know if you have any interest in purchasing real estate in the area.

Wifi signal is provided and television programing through Charter/Spectrum is provided for regular TV channels: ABC, NBC, CBS, CNN and Fox Cable News, some sport channels, and more. Each TV also comes with a ROKU stick.

There is ONLY one security camera (picks up audio and video). Its on the garage and it faces the driveway and picks up the street as well as the walkway to the front door for security. There is definitely NOT a camera or listening device in the home.

** As you can imagine on Lake Lanier some rent a property and have a large party. We like to be up front to let everyone know we unfortunately can not allow this due to possible excessive noise and the rental agreement we require to be signed covers this. While the county and our business license allows 9 persons total, we limit it to less than that overnight and during the day visitors are allowed if the owner is notified in advance but the limit during the day is capped at a total of 10 people.
Hall county in March of 2019 allowed rentals in all residential zoned areas and they are strict and will crack down anyone not following the noise limits with no noise allowed from 10pm to 8am. The County does not allow parking on the street or grass.

We are a couple over 50 shall we say. We started renting a lake home over 15-18 years ago by offering it to customers and friends. Soon they asked if they could pay us to rent it. That evolved into us offering our lake home at very low and affordable rates so others could enjoy what we were so fortunate to have available. We believe that we continue to offer our lake home at a very competitive price and even below the market rate. We do this to cover cost like insurance and taxes and do not need to charge the highest rate possible and the home is not used as an income stream that we use to live on. The income covers cost and allows us to improve the home so that one day when we retire it will be a nice home to future guest and to when we can enjoy it full time.

Why they chose this property

We owned a lake front home in Cumming and on the south end near Bald Ridge Marina. We loved it and rented it short term for 18 years however it is on the south end and too far up Bald Ridge Creek. As you probably know as of April 18, 2019 it became illegal to rent a home on the lake in Forsyth for less than 30 days. So be aware of this. This gave us great experience in renting and it also made us realize the importance of living (or renting) a home closer to "mid lake" or half way between the south and north end of the lake. We have been thrilled with the location and find it so easy to get anywhere and explore the lake quickly and easily. It is also about 1/2 mile to the closest convenience store (and ramp) and can be within tons of retail, restaurants and shops within in 5 miles.

What makes this property unique

WiFi Signal can be picked up at the dock by our standard cell phone and laptop. That is convenient ! We have owned on the south end of the lake and also on the north end. The location of this house is perfect and one day it may be the home we retire to because it is what we consider to "in the middle of the lake", meaning half the lake is south of us and half to the north. Also our home/dock is not down a long creek or finger but instead about 100 yards from Big Water and the large Browns Bridge itself. One of the most fortunate things is that we have a small piece of land that juts out beside our dock and therefore blocks the wakes so our dock while super close to big water, it sits very calmly in the water and does not bob up and down and in fact has very little movement.
The house. We love the set up. While you walk in on the same level as the bedrooms and one of the dens that are all upstairs, you go to the lower level and all your awake time is spent there in the den and kitchen, There is lots of windows to the exterior so it is considered very bright and open. The laundry room and game room also with a bathroom are on this lower level. All of this has two sets of double doors out to the deck and a short walk to the lake. The dock and water can easily been seen from this lower level (and upper level of home).
