Pristine, carefully restored, 1700s farmhouse, inground pool, private 3 acres

**New to rental market as of January 2019** Welcome to the William Marston House circa 1780, located conveniently in the Village of Marstons Mills! This magnificent, historic home was previously operated as an inn and has been restored over the last fifteen years into an updated, beautifully-maintained family home. With its six bedrooms and five baths, the house comfortably sleeps twelve people. A large eat-in kitchen accommodates a crowd, while a formal dining room and an outdoor patio offer more dining options. The shaded patio and large in-ground pool overlook Mill Pond and ten acres of conservation land.

The three acre property offers guests beautiful views, a perennial flower gardens and lush lawns -- a peaceful, private setting conveniently located next to ammenities and Cape attractions. Village shops and library are walking distance, Stop & Shop grocery store is under a one-mile drive, and the nearest beach is just under two miles. Main street shopping and dining is just a short drive away, which includes the Osterville Village (5 minutes) and Mashpee Commons (10 minutes). A beach pass will be included with your rental, allowing you access to eight Barnstable Town beaches -- some of the most beautiful beaches on the Cape!

THE HOUSE: The +4500 square foot house has 12 rooms. The first floor includes a summer kitchen, an eat-in kitchen, dining room, den, large living room with baby grand piano, and a sun-room that overlooks the patio and pool area. On one side of the house, the second floor has five bedrooms, which includes one 2-bedroom suite and three full bathrooms. The other side of the house has a bright and airy master suite with beautiful views of the pond. The property manager lives on-site in separate dwelling. Whether it's a family vacation, or a peaceful retreat for artist, photographers, yoga etc this is the perfect place for a cape cod escape.

We loved our stay - Dennis was super responsive and property is beautiful/as advertised. Great location within walking distance to restaurants and beach pass was great ! If you have little kids be aware back door gives easy entry to backyard with deep unfenced pool and steps in the house are steep but with careful supervision we were fine ! Master suite was beautiful and other bedrooms comfortable and spacious. The appliances could use easy upgrades- washer/dryer took a very long time/mildew and dishwasher door broken. We would stay again for sure !

We were very pleased with our stay at this beautiful home. The kitchen was well stocked, pool was fantastic and there were many extra such as all linens including pool towels, shampoo, conditioner and body wash as well as laundry detergent. We especially loved having the beach pass which allowed us to visit local beaches not otherwise accessible to visitors. Dennis was very attentive and helpful throughout our visit. Overall an excellent experience!

Beautiful property. Loved the pool area. Plenty of kitchen supplies and lots of space for our family of 10. Access to pond and kayaks was advertised but not available. Would have like to see more than one tv.

We had an amazing time at this beautiful antique home in Marston Mills. The property manager was responsive and helpful. The property is very unique with wide pine floors and a variety of antique furnishings throughout, with tasteful modern kitchen and bathrooms. The house offers plenty of places for group activities and quiet corners to relax in. House is in easy Walking distance to a few small stores and cafes. Large yard and heated pool, back patio with awning offer lots of outdoor space for groups to congregate. Great birdwatching from the sun room. When planning, keep in mind that the room with the trundle bed is in a space shared with one of the other bedrooms— it is not in an entirely separate bedroom. We hope to return in future summers!

Perfect spot.

Can't say how much we enjoyed our stay. The house is beautiful,clean and filled with incredible antiques.. Dennis couldn't have been more helpful-with suggestions of places to go and see. It really felt like a home away from home. Can't wait to go back.

Peaceful serene escape

The house was lovely for a relaxing week with extended family. We spend hours by the pool and evenings in the covered patio area. The grounds are terrific for walking, playing lawn games, and bird watching.

Wonderfully memorable stay in Marston Mills MA

This 1700s home has been lovingly maintained. The photos are true. Our group was 3 generations, 6 adults, 3 boys ages 10, 13, 15. 6 bedrooms 4 full baths on the second level,one half bath on lower level. FULLY stocked kitchen incl spices. Screened sun porch, TV room and dining room off kitchen, baby grand piano which our three grandsons played every day. Lots of space to relax and spread out. We had an ongoing jigsaw puzzle on the table in main entry area off kitchen. Stored water and drinks in micro refrigerator in same area. Property surrounding home is beautiful and peaceful. Great for bird watching and relaxing by the gorgeous pool. Walkable to gift shop, mini marts, cafe. Fantastic property manager Dennis who is friendly and helpful- he lives next door to main home and is totally available to answer questions or assist with your needs. EASY check in and the easiest check out of any property we've stayed at. Washer dryer on upper level. Beach towels available for every guest's use. Float toys for pool. We were there for a family wedding in Harwich Port and stayed the following week July/ August 2025. Wonderful trip and memories to last.Thank you Dennis for all you did for our family! We very much enjoyed meeting you.

Fabulous property!

We loved our stay, everything was very clean, and Dennis was very gracious, reachable, and friendly. The historic charm of this house makes it very unique and memorable, and its centrally located near a lot of cape attractions within 15 min drive.

Lovely home away from home

We were a large group of eight adults and two babies and there was plenty of room for us all to have a comfortable stay. Dennis was very welcoming and responsive while still giving us our privacy to enjoy the house. We’d definitely stay again.

Beautiful Birthday

This charming house with beautiful grounds and a pool was perfection to celebrate my wife’s 60th birthday. We were able to receive family at the beginning of the week and friends at the end celebrating at the nearby beaches and sharing dinners by the pool. Dennis really cares about the property and managed our communication well. We would love to visit/rent this beautiful place again in the future.

Fantastic family vacation home

This was a beautiful and convenient home for our family vacation. Lovely historic home with all the modern conveniences. Our family group included 11 people ranging from toddler to grandparents. the property is gorgeous and well mantained, perfect for children overall. Close to lots of beaches and other things to do. the pool was a life saver in the hot weather and the yard is large for games. The kitchen has everything you need as well which was helpful. the property manager lives on site and was wonderful and attentive yet respectful of privacy. He truly made the stay more enjoyable.

Thanksgiving Family Cape Cod Getaway

Marstons Mills was a great property for a family gathering for Thanksgiving; it easily handled 10+ family members, providing great space (and separation) for the many members who were still working (remotely) as well great gathering spaces for eating, catching-up, reading and playing games (charades in the living room). It was also located close to all of the essentials (breakfast places, coffee, breweries and shopping). We look forward to returning in the future.

Wonderful Rental

This house was perfect for our family of 12. It is located near Hyannis, Mashpee Commons, and many stores and restaurants, but the property is private and spacious. Craigsville Beach is nearby. The house was clean and ready for our arrival. Dennis is a great host. He is easily accessible if needed, but he allows us our privacy.

50th Anniversary Celebration

I can't say enough wonderful things about our stay! From the moment we booked, Dennis (property manager) was attentive, professional, and easy to communicate with. The home was even more beautiful in person. It was a treat to stay in such a charming and historical home. The layout was perfect for our family of 12 (grandparents, parents, and children). Although we were a large group there were plenty of places to spread out and enjoy some solitude. We enjoyed sharing family meals in the kitchen, dining room, or patio. The kids spent a ton of time in the pool while the adults relaxed. The location was ideal for exploring the Cape. It was a memorable way to celebrate my parents' 50th wedding anniversary. We hope to return!

Awesome Cape Cod Vacation

The house fit all of our needs; we had age ranges from infant to 76 years old. The pool was great for extra fun after exploring the nearby beaches; it is awesome that you can visit many different beaches within a short distance. Plenty of space for everyone to get some alone time when needed. We loved using the front/side yard for wiffle ball, soccer and running around. The covered porch by the pool was great for dinner and relaxing at night regardless of the weather. Dennis, the property manager, is excellent. He was very responsive to questions and helpful with ideas of things to do and places to see.

Family get-together

Everything was perfect start to finish! On arrival, we were met by Dennis who gave us a tour of the home and some of the history. The house is huge and has lots of room to gather together or find a corner to be by yourself. Having the beautiful pool in the yard was the icing on the cake. Dennis couldn’t be more cordial or helpful. The house is equipped with pretty much everything you might need for your stay. Just add food and wine! Great experience and lots of fun and the bonus was the wonderful weather when a week of rain had been forecasted.

Perfect for our family gathering

We absolutely loved staying at the William Marston home. It was perfect for a family gathering of us, our three adult children and their partners, and our two tiny grands. We had plenty of space, the rooms are separate enough to be quiet, and the land, patio and pool (warm enough in early September for us) were perfect for enjoying the outside spaces. We loved walking into the village for breakfast and gift shopping too. This is a perfect starting point for Cape Cod day trips. It is about an hour to Provincetown or Woods Hole (ferry to Martha’s Vineyard) and even closer to whale watching, many beaches, sunset cruises, amazing seafood. One note: if a member of your group has difficulty with stairs, this would not be a good choice for you (not an issue for us).
