Spectacular Beachfront View Villa

Wake up to the sound of the waves and the glorious view of the sunrise over the ocean from your bedroom window. Step outside to the private patio of this ground level villa to lounge by the infinity edge pool or take a few more steps to the secluded white sandy beach and take in the beautiful turquoise water of the Caribbean.



PLEASE NOTE: OUR VILLA IS NON SMOKING AS IS THE COMPLEX CAMPUS
Smoking can be done on the beach or away from the complex.

This peaceful, private ground floor villa was remodeled in 2018, and has furnishings that complement it’s Mexican/Caribbean setting. The spacious master bedroom suite has a king size bed and sitting area. The second bedroom has a queen size bed. Both bedrooms have adjoining bathrooms that are newly updated with granite-topped vanities and tiled showers. The large living room area has a queen size wall bed that can be used if more than two beds are needed. Our fully equipped kitchen, with granite countertops and island, has all new stainless steel appliances including range, oven and microwave. Each bedroom and the living room have their own air conditioners but you can choose to use the ceiling fans and windows to enjoy the Caribbean breeze. For your outdoor dining, the patio has a table and four chairs. There are also two comfortable chairs for enjoying the ocean and poolside view out of the sun.
Or, take a stroll to the charming Puerto Morelos Town Square, only about 20 minutes away or .8 miles. There you can dine at one of the many excellent restaurants with a variety of international cuisines. Enjoy shopping at the grocery store, the fruit and vegetable market, and the daily fresh seafood market. You can check out the many interesting shops, including an artisan market where local artists and crafts people sell their unique goods. While in town you could book excursions for sightseeing, fishing, cenote swimming or snorkeling and diving excursions in the world famous Great Mayan Reef.

Puerto Morelos is conveniently located between Cancun and Playa del Carmen. It is only 20 minutes from the Cancun International Airport. If you want to visit Cancun or Playa Del Carmen, they are just a short car, bus or cab ride away. After you have finished your day’s activities, you can return to your quiet and relaxing villa to enjoy a cool drink by the pool or take a siesta in the hammock on the patio and listen to the gentle sound of the waves of the beautiful Caribbean.

Ancient Mayan ruins and other Yucatan cities are nearby, as are golf courses and many water sports and activities. Excellent snorkeling is right out your door.

My family and I had a wonderful stay! The hosts are very responsive, the property manager is extremely hands-on and available, and the property was perfect for relaxation and chilling at the beach or pool. You can walk to town during the day (about 20 minutes walk) and taxi back in the dark (wouldn't recommend walking or biking at night due to the road and typical mexico driving style -little different than we're used to in the states lol) which is what we did. Smaller and quieter than Isla Mujeres, which we love. Felt very safe here at the condo and in town. We plan to return in the future!

Very nice place and staff

The villa was peaceful and clean, the staff was taking care of us during the whole stay. The localisation of the villa was perfect, near enough from the center but far enough to relax when we needed. Thanks to the whole team from the whole family.

Great vacation

Location was amazing! We had a very peaceful vacation. We enjoyed our daily walks into town. Dined at several restaurants in Puerto morelos, all amazing. To our surprise the best restaurant was right next door, Playa Jaguar! From the staff, location (right on the beach) food and drinks, it is perfect! The property is beautiful, pool is large, and the staff is great 😊

Puerto Morelos is a very nice quiet place to stay along the Mayan Riviera. The cruise ships pass us by. Low key as compared to Cancun, Isla Mujeres, Playa Del Carmen, and Cozumel. But close to these for day trips.

The property sits in a beautiful setting tucked on the south end of PM. Owners were amazing to work with and Arlene (property manager) checked in on us daily. Rental was up to date on amenities, very clean and cozy. There were other owners and long time renters around during our stay that made us feel like we were home! We would most definitely stay again.

The place was quiet, king bed super comfy, and the owner's lovely colirful Mexican ceramic wares were like being home . We make our own peco de gayo! The pool was pristine and views of the ocean so surreal. Don't hesitate to book this 2br,2ba unit. The walk out covered patio was stunning. We had a rental car from can cun and drove to cenotes, to the sweet town of Puerto Morelos and the public own square was so lit up for Christmas! Only 35 minutes from the airport!

A wonderful stay!

This was our first visit to Puerto Morelos and Caribbean Reef Villas were the perfect location. Jan and Jeff’s unit is complete with all the necessities and more, comfortable furnishings and interesting Mexican artwork and ceramics. The first floor location makes for easy access to the pool. We spent a lot of time on the front patio! Communication with the owners was excellent and they provided detailed information about the property and Puerto Morelos. Staff were very friendly and helpful, especially Arlene, the property manager. Playa Jaguar restaurant next door is very good, and we also enjoyed many other restaurants in town. We hope to stay here on a future visit - thank you once again!

Thank you Jan and Jeff for the wonderful stay at your condo in Puerto Morelos. You made things super easy for us and we loved the condo. The master bedroom is huge and the bed was very comfortable. The living area is beautiful and comfy! The kitchen is stocked with all the cooking and containers you may need. The complex is very quiet and peaceful. We met some of the other owners who were all very nice. We felt very safe with the security and the unit is very close to town with a grocery store for anything you may need. We rented a car and had a blast tooling around! Puerto Morelos is a quiet little town compared to Cancun and Playa del Carmen. Just our speed!! Many great restaurants! We really loved your place!! What a gorgeous property!

I spent a week at this beautiful condo with three friends. The condo is gorgeous and very well kept. We used the.two bedrooms with emauite bathrooms and couldn't have been happier. Mattresses were very comfy and water pressure in the beautiful bathrooms was fabulous. The condos outdoor seating is spacious and the communal pool and seating area is perfect. The onsite staff keep everything clean and meat and are extremely friendly and responsive. The ocean in this stretch is very rocky and so not an easy spot to swim in. You won't mind though as the pool is wonderful. If you are looking for a safe and secure spot to use as your base while you explore the region or if you just want to stay out and have a relaxing time away, this IS the place. I highly recommend!!

Peace and Quiet

Jan and Jeff's condo was perfect for our stay. We were looking to de-stress after Christmas and avoid the noise of the large resorts and CRV delivered. The beach is separated from the crowded Puerto Morales beach by a Port jetty. i.e. no strays or crowds. Super quiet and somewhat remote, but a short drive or 15 minute walk into town. Sandy beach. Ocean is swimmable and safe. Pool is cleaned daily and sparkling. Other owners were super friendly. Very safe. no construction noise! Excellent restaurant (Playa Jaguar) right next door on the water. Unit was comfortable and well equipped. Sunrise from your patio chair or the master bed. If you want to chill and forget the outside world, I highly recommend this place.

Better than the pictures. Great communication with the owners, and the staff at the condo were excellent. Well taken care of building with many owner occupants. Pool was never too busy. Quiet beachfront location with an easy .8 mile walk to town for dinners and the markets. (Walk is on a somewhat busy road - bring flashlights for a walk in the dark or take a taxi, but our family of 4 walked in almost every day.) Kids loved the pool. Close to Cancun, and to town, but a world away. Condo was well stocked with everything needed. Comfortable beds. Nicely upgraded and decorated interior. Steps out to pool and beach. Only downside was the sargassum, which is a problem everywhere in this area. Staff works hard to clean the beach everyday. Overall - recommended. Thank you Jeff and Jan for sharing your place!

Best Rental Property Experience in Mexico!

My family and I loved this property, if it was available for long term rental we would have been very interested. Loved the keycode entry, so much more convenient than using a physical key (but that option was available too!). The house was very well equipped and had very nice furniture and décor. We let the sea breeze blast through most of the time we were there and it was really nice. All the rooms had plentiful storage space, nice beds, great bathrooms etc. Beach and pool access were fantastic, we were out there all day every day we were there. All the property was well maintained and clean, we felt 100% safe the whole time (you go through a security gate to get to that part of the town and then at the property itself there was a night guard that patrolled throughout the evening. Was very quiet the whole time we were there, hardly saw any other guests and never were woken up or bothered by others. Property manager was super attentive via Whatsapp, and responded to all our concerns immediately. The road to the property could be sort of improved, our rental car bottomed out a couple times but there was a lot of rain at the time.

Perfect in many ways.

We spent 9 fabulous days at this Villa Dec.26-Jan.3rd. This villa is well equipped with everything you could need to enjoy your stay. I loved that it was on the lower level. Simply walk out your patio and you are in your lounger at the infinity pool and views of the ocean. The kitchen has been recently renovated and has all the appliances you need. Of the time we were there we only went out to eat 4 times. It is an easy walk into town for dinner then we would take a taxi home. Every morning my husband would walk into town and get supplies we needed for the day. He enjoys going to the smaller places to shop. He found THE BEST freshly squeezed orange and lime juice. The Master Bedroom has more than enough room, lots of closet space and thank you so much for having so many hangers lol! The bathrooms have been renovated also and are wonderful. The Parkmans are wonderful people that are there to answer any questions before or during your stay. Arlene was always there to help in any way just by simply emailing her. I would not hesitate to recommend this villa to anyone and we hope to return.

Beautiful & Peaceful ❤️

The villa was exactly as described and shown. It was perfect for our family! We enjoyed sitting in the lounge chairs at the pool each morning to watch the sunrise! It was breathtaking as the water sparkled in the sea and the pool and the palm tree branches blew in the breeze. We looked forward to each morning! There is an open air restaurant right next door w/ a sand floor. It was so convenient and so delicious! The property manager, Arlin was in contact with us each day to make sure we were doing well and always asked if there was anything we needed. She took great care of us and is the sweetest!! Jan and Jeff were great in the booking process. They made us aware of two things that may we may not be fond of during our stay. 1) Painting the outside of the villa, which we understand maintenance needs to be kept up. The workers were never in our way. 2) Sargassum (seaweed) was plentiful on the beach. It was interesting to watch the clean up each day. I appreciated their honesty, but neither prevented us from enjoying our stay! This is definitely a property that we would consider revisiting!!

We are Jan and Jeff Parkman and this is one of our favorite photos of us celebrating New Year's Eve in the town square in Puerto Morelos. We live in Minnesota where the winters can get brutal, so we enjoy getting away from all of that when we can. Funny thing is, we also enjoy being here in the summer where there is always a nice breeze off of the ocean. We both worked in the social services where Jeff was a vocational rehabilitation counselor and Jan was in special education. We are now retired and are able to spend a little more time at our place in Puerto Morelos. We have two daughters who are young adults now and we have many happy family memories of spending time together here in Puerto Morelos both before and after becoming the owners of this lovely place.

Why they chose this property

We had vacationed here many times over the last 21 years, staying with friends who have a home in Puerto Morelos. We finally decided we would like a place of our own here, and we fell in love with this villa with its beautiful view of the Caribbean on this quiet stretch of beach, the beautiful pool, and the peaceful sounds of the waves.

What makes this property unique

One thing that we enjoy about our place is that it is on the first level of our complex which makes walking out our patio door right to the pool and beach very convenient. Since there are no stairs to climb, if you forget something while enjoying the pool or beach or need to get a drink or use the bathroom you can take care of these things in a few easy steps.
