1. The number of guests allowed on the property must be discussed with me during the booking process. Bringing additional guests beyond our agreement will result in an additional fee.

2. There shall not be smoking inside the home. A charge of $250 will be applied to remove odor and stains.

3. Keep noise to a minimum after 10pm.

4. If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

5. Children friendly DOES NOT MEAN the area is CHILD-PROOF. It is the responsibility of the guardian/parent to monitor their children's actions AT ALL TIMES.

6. Unsalvageable linens/bath towels will be charged to the guest.

7. The home is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

8. If you book a stay on behalf of additional guests, you are required to ensure that every additional guest meets any requirements set by the Host, and is made aware of and agrees to these terms and conditions. The primary guest is held accountable and liable for all actions of the non-registered guests.

Challenging neighborhood

We took a trip to attend the PeachBowl and based on the pictures and proximity to the stadium, selected this place. The interior of the rental was clean and nice as noted in the pictures, what is not apparent in the pictures is the neighborhood and location. This is a challenging neighborhood and we did not feel safe or comfortable and left one day early. The first evening the outside activity in front of the house was less than desirable, we heard either gunshots or firecrackers and at 3:30 am we all woke up to someone outside in front screaming into their phone which went on for over an hour. This occurred the second night as well and as I was concerned about safety and security, we left the following morning. I believe for the price I paid for 3 nights, I would have been better to stay in a hotel. I have communicated this with the owner who has been kind, however I would not recommend this as a relaxing place to stay.

Thank you for your review! I'm happy that you found the house to be comfortable and well appointed.  I'd like to address a few of the concerns you mentioned.  In regards to fireworks, your stay was a few days before the new year. Fireworks are not out of the ordinary for the time of year. I reviewed the Ring camera footage to try to understand the loud late night phone calls better. The camera automatically records as a person approaches the front door and it notifies me if there's activity. It recorded and alerted me to a cat on the porch a few nights ago, so I'm confident that it's working properly and is sufficiently (maybe overly) sensitive. The loud talker did not trigger any proximity warnings or recordings. Therefore, they were not on my property and not at all a threat to you or your family. I make myself available to support my guests and resolve any issues they encounter during their stay. I would have been happy to swing by and investigate if you were feeling unsafe. Unfortunately, I wasn't informed of this until after the guest checked out. My home is downtown and close to all the sights of Atlanta. If you're comfortable in a large city, I'm confident that you can be comfortable in my home and enjoy your stay.

Home was clean inside and spacious. Location was within a 10 min drive to downtown with gas/grocery stores nearby. Neighborhood was not as expected and a security system would be advisable. Steep driveway that exited onto main road made exit/entry a challenge. Had to sweep downstairs area for spiders after ladies found infestation of Daddy Long legs (30+ adults). Recommend adding at least a gravel walkway in back. Steep incline, mud, make use of backyard an issue during inclement weather periods.

Urban Cottage

Overall great experience property owners very nice and met all needs. The location was great for travel but the neighborhood is rough. I grew up in those type of areas so it was in my comfort zone. I would stay again at the location.

Nice house, loud road

We liked the house but the road it is on goes to I-20 and has traffic all night long, every night. The traffic is very loud and the house doesn't block much of the sound out. The location was minutes away from downtown so that was nice.

Thanksgiving Get Away

Property is very clean and location to Walmart and Mercedes Benz Stadium is walking distance, Would definately stay again, my only request is since the house is so big and compliments so many people, you need another TV in the basement area, 1 TV with 6 guess was a problem, other than that no issues.
