Executive Villa - Year Round Swim Spa & Game Room

NOTE - We DO NOT accept bookings with:
1. More than 12 guests.
2. Party or Wedding events/gatherings.

1. Bookers MUST respect, appreciate, and take care of our property, in addition to respecting surrounding properties.
2. This vacation home is NOT to be used for any types of parties at all.
3. You must be at least 25 years of age to book.
4. You and your group must read, understand, and agree to our house rules.
5. Guests must agree to pay all necessary charges related to damages being made to this property and all extra cleaning costs if this property is left in a "super dirty" condition.
6. The host or owner has to right to ask for further identification (i.e. government issued ID) of the booker, which you must agree to submit, upon request and after the booking is made.
7. Please understand that the host or owner may reject guests from entering property if the main person who made the booking does not match the photo ID provided at the time of check-in. If denied entry occurs, the rental fee will NOT be refunded.
8. Rental fee will also NOT be refunded if house rules are violated by guests, and group will be evicted immediately.

There are 5 queen beds, and 2 sofa bed – accommodate up to 12 guests.

- High-end hardwood flooring with matte and low gloss oil finish - this gives the floor a rustic look (don't mistaken it with the floor being dirty).
- Modern design, high ceilings with lots of windows and ample natural light throughout.
- Master Bedroom: Queen bed, sitting area and spa like en-suite - rain shower head in shower stall and a jacuzzi tub.
- Second floor loft: Queen bed with LCD TV.
- Great room: Setup with style - large leather sectional and smart LCD TV (with Netflix setup and cable TV channels).
- Open concept eat-in kitchen: Dining table sits 6 guests; island sits 4 guests
- Chef’s Kitchen: Open concept with high-end stainless appliances. Socialize with friends and families in this spacious all-in-one open space.
- Side yard and Backyard: Gazebo, patio furniture, dining set and BBQ and extra seatings.

- Main Floor: Kitchen, 3.5 bath, dining room, great room, sitting room, 4 bedrooms, laundry room and front entrance
- Second Floor Loft: Bedroom area with TV
- Basement - Game room(air hockey, foosball, pool table, pop a shot basketball arcade game, dart board, board games, 2nd kitchen(stove and microwave in basement are disabled), living/sitting area with TV

Guest Access:
- Full kitchen, free wifi/internet, Netflix, TV cable, free laundry facilities
- Outdoor year round swim spa/12 foot hot tub/swim spa, BBQ, fire pit and gazebo
- Double & long driveway can park 6 - 8 cars
- The garage is not accessible.

Sleeping Arrangements:
- Master Bedroom with ensuite bathroom - Sleeps 2 (Queen)
- Second Bedroom semi-ensuite bathroom - Sleeps 2 (Queen)
- Third Bedroom semi-ensuite bathroom bathroom - Sleeps 2 (Queen)
- Fourth Bedroom – Sleeps 2 (Queen) + Pull Out Sofa Sleeps another 2 children
- Loft - Sleeps 2 (Queen)
-Basement Pull out sofa (sleep 1 adult or 2 children)


Important Notifications:
* In order to maintain harmony and good will with our neighbours, we respectfully request that any gatherings be conducted peacefully and all alcohol consumption be done in a civilized manner. We thank you for your understanding and support.
* The security system includes outside video surveillance (1 camera at front entrance and 1 camera at rear entrance near side yard) so hosts have record of guest identity for self check in process
* This property is served by Xplorenet Rural Satelite service. Download speed could be slower during peak times and inclement weather or when multiple internet connections/activities taking place at the same time.
* We only accept bookings with real photo of the person, who is making the booking, uploaded as profile picture on Airbnb.
