PARKING RULES

MAXIMUM 2 CARS parking is allowed per house. Remember if you do not follow HOA parking rules you may have your car towed in and it’s 100% outside our control.
WE do not call to town in company, the HOA does it.

BBQ $80.00 per stay - Includes:
One propane refill as needed ( you may refill by self and get reimbursed or we delivery a full propane tank in up 2 hours).
The grill cleaning after your check out.

Come stay in our comfortable townhome that features 3 bedrooms, 2.5 bathrooms open kitchen concept and a private jacuzzi.

Our home is very well located in Encantada Resort with short walking distance to the club house, where you will find business center, sauna, fitness center, game room, bank, tennis court, heated pool overlooking the lake and a specialized care service during your vacation, kids playground and much more.

Ground Floor

The living room is open and spacious with a 3 seats sofa and loveseat to relax and enjoy the 43 inch SMART TV. This area opens to jacuzzi area with 6 seats table. There are also a half bathroom on first floor.

Dining table seats 6. If you feel like cooking the beautiful and fully stocked and slate kitchen appliances is ready for you. All of this is designed to be open and family ready.

Laundry room with Washing Machine, Dryer, Iron, Iron table and clothesline.

This family friendly home also offers free WIFI.

IMPORTANT BOOKING TERMS:

GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is 6 guests and this MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy. The Sheriff has new powers to immediately evict all guests from any home breaking this rule, there will be no refund of any remaining nights and security deposits will be withheld.
2. Only Guests who are included in the reservation are authorized to stay in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
3. Resort and community facilities associated with the home may be closed or restricted due to Covid-19 or any other reason without previous announcements and/or refunds.

This is a quiet neighborhood. Please keep noise levels at a low and polite level at all times. HOA enforced quiet hours from 10pm - 9am. If you are asked to keep the noise down you must comply. 2 cars parking only available. If you have more than 2 cars ask us first about IF extra space is available.

SUPPLIES PROVIDED:
All of our homes are self-catering it means you must provide your own supplies. We provide only an initial starter pack to help you on your first night. We do not supply additional/unlimited toilet paper, trash bags or toiletries.

ONLINE PURCHASE
If the online seller uses USPS, it will not get delivered as the Post Office does not recognize vacation homes as regular addresses and the package will be returned to the sender. Only UPS, DHL and FEDEX deliver them. In some resorts the packages are delivered to the clubhouse. Fees may apply. Some resorts may not accept them. Keep in mind we are not responsible for unexpected issues with your online purchases. If you have any questions, please contact us.



JACUZZI/HOT TUB - NO LIFEGUARD ON DUTY, SWIM AT YOUR OWN RISK
No running or horseplay in the pool and deck area, as this may cause serious injury. While during colder ones, the water temperature will be up to 20F higher than the ambient temperature. Please keep the tub covered while you are not using to avoid to lost all "the heat". We do not REFUND heating pool extra charge in case of any weather conditions.

JACUZZI/HOT TUB will be cleaned once a week, if it looks dirty call us and I will send the pool cleaner as soon as possible. The tub is cleaned once a week between Mondays and Wednesdays (can be changed without prior notice). Pool company will access pool area from behind they will never access from the front door. After pool cleaning treatment done must wait 1 hour to circulate all chemicals and avoid skin and/or eye irritation.

THERE ARE NO EXTRA COST TO HEAT THE HOT TUB/JACUZZI.
