We’ve just returned from two fabulous weeks in Crete, staying at Heidi and Richard’s beautiful Villa Koukouvayia — and what a wonderful experience it was!The villa is spacious, stylish, and perfectly located, with breathtaking views over the olive-covered hills. It had everything we needed for a relaxing holiday — from a fully equipped kitchen (with every utensil imaginable!) to beach umbrellas, chairs, and other thoughtful extras that made outings easy and enjoyable.While the kitchen is perfect for cooking, we didn’t need to use it every night — the villa is close to many lovely tavernas serving delicious local food. Heidi and Richard were incredibly thoughtful and knowledgeable hosts, always available with helpful, detailed answers to any question. Their local insights led us to some stunning, uncrowded beaches we would have never found on our own.The location is peaceful and private, yet within easy reach of amenities and a great base for exploring western Crete. All the beautiful beaches we visited were an easy drive away.This was our first time in Crete, and we couldn’t have asked for a better experience. It truly was a place for everyone to enjoy — including our children, who especially loved spending time with Logan and Oliver!Highly recommended — and we can’t wait to return!

Beautiful villa, stunning views and perfect peace

This listing jumped out at us for the look of the villa and the convenient location. We couldn't have asked for more - in fact, we were mildly amused by the sheer quantity of carefully labelled lights all over the property. The owners live on site and appeared regularly to check all was well: Richard stayed up into the small hours to guide us in from Chania and had a welcome glass of local aquavit to greet us. The villa is cool, and stocked with everything, ensuring a very civilised stay. Crete itself was perfect - the villa was the icing on the cake.

Great private location

We had an excellent time exploring around the Kissamos/Chania area and this property made getting to many of the interesting beaches & attractions in the area easily accessible and stress free. The property and house are family friendly and we felt welcomed there and used a lot of the gear, games, and equipment available. We liked how private the house is, the views of the sea are amazing and it’s close enough to local restaurants too. We can’t say enough about the relaxing and private vibe of this property! We were able to see the ‘arms’ of the Milky Way galaxy at night because the night sky is so clear - a rarity in Europe! The hosts are very friendly and knowledgeable; they have a passion for Crete and its wonderful culture.

Wonderful place with kind hosts

We spent two weeks at this house. Our hosts, Heidi and Richard, were really amazing regarding any questions or feedback and really kind to us. Even before we arrived, we were asked about any sort of special needs or wishes. At our arrival, they introduced us to the house and explained everything we needed to know. They also had put some things in the fridge, so we didn't have to go out and buy groceries that day. During the stay they did check ups on us and really cared about us being comfortable in the house. Since they also lived on the site, they were always available. The house is amazing, the equipment is very good. In reality, the house is even better than it looks on pictures. Everything is very tidy and clean, inside and outside. They have a playful cat named Oliver and a nice and polite dog named Logan. Shopping, grocery shops and the beach can be reached within minutes with a car. We want to thank for the hospitality and highly recommend this house!

Perfection in Crete. Living the dream!

I can’t say enough about our wonderful stay at Villa Koukouvayia!! Everything was perfection. The house was spotless, and our hosts, Heidi and Richard, were incredibly thoughtful and attentive about even the smallest details. When you rent a home for 2 months (like we did in Crete), even a minor, unsavory surprise with your rental can ruin your trip, but everything here was even better than it looks in the pictures. It was such a relief to arrive and find everything better than we expected. Additionally, my background is in microbiology, and I have very high standards for the homes we rent. We have rented all over the world and Villa Koukouvayia is now by far our favorite vacation home rental. There are spectacular views from all seven terraces. It is the ultimate retreat. We were able to have the slow, lazy days by the pool or at a local beach, fabulous dining experiences, and amazing outdoor adventures. Both my husband and I worked part of the time we were in Crete, and the internet was very good. We could not have been more delighted with our stay and our time in Crete. The home had plenty of space for our family. The villa has both great gathering areas and plenty of room to spread out for privacy or for working. Richard and Heidi are ideal hosts. They provided invaluable advice that enhanced our trip in a hundred different ways. We are fortunate to have rented their home and now to be their friends. This was literally a dream vacation.

A memorable vacation!

We loved staying at the Villa Koukouvaya, the hosts were incredibly hospitable, available and lovely. Our large and busy family had plenty of room to relax and explore while being together for meals and outings. The house is beautiful, unique and the views are fantastic. We loved the rooftop terrace, watching the night sky every night and taking a dip in the pool in the morning before heading out for a day at the beach or Chania. We will definitely be coming back if we go back to Crete. Highly recommend it!

We are international educators, now retired. In 2002 we left the U.S. and our home state of Maine, and with a young daughter and son in tow, began living and working overseas. We taught in northern Greece and then the Mideast over the next 15 years, traveling in both areas extensively. But in 2006, after our first year teaching in Saudi Arabia, Greece beckoned us back for our summer break, and—as one of the few regions of Greece we’d not visited—we chose Crete, renting a place rather serendipitously in the western town of Kissamos. And in those three months all four of us fell head over heels in love with the island, and especially the less touristed, western region where olive groves and vineyards carpet the hills, and tractors often outnumber the rental cars. Starting that summer and for the next 11 years we explored the island’s hidden beauties and rich history and at the same time searched for and found a suitable olive grove to buy. And then we designed and progressively built the three homes that now form the welcoming heart of Villa Koukouvayia Farms—which we named for the owls who hunted above our land as we camped, then built, and now live in this beautiful place—a wonderful community of farmers, artisans and regular folk, all of whom enjoy sharing an area of deep history and spectacular inspiration and beauty.

Why they chose this property

It’s hard to find a place on the planet whose beauty has not been monetized and instagrammed into plastic, and whose culture has remained authentic to its roots. This is a place where banks close during olive harvest because even the vice-president has a familial set of trees to which he/she must attend; where everyone has cultural permission to stop his/her car for 2.5 minutes and chat with a neighbor before the car behind toots a horn, and where every grandmother, in every village, has permission to reprimand any kid who’s misbehaving. The result is a place where people ignore income levels, professions ages & genders, judge others instead within traditional qualities of fairness, honesty, and responsibility to one’s family and neighbors.

And within a larger world that seems to spend more and more time posing for personal superficialities while condemning others who might lack the same, this place seems not only a haven, but heaven too.

What makes this property unique

We designed, built & equipped Villa Koukouvayia’s Main House as a true home for friends, or families with older, even adult children, to share time during short holidays or longer stays on Crete.

On-site, spaces abound for either sun or shade, shared connections or individual reflection, expansive views or the cool shadows beneath an ancient olive tree. And those choices continue when exploring the island just beyond the farm’s gates. Set in a private sea of olives, the Main House nonetheless remains convenient to air & ferry hubs, walkable to the island’s extensive public transport network, a short ride to the larger town of Kissamos and the bay’s stunning (and thankfully lesser-known!) beaches. And within short drives from her gates lie the most iconic & beautiful places on Crete & in Greece: Balos Lagoon, Phalasarna & Elafonisi Beaches, Samaria Gorge, the villages of Elos, Mylia, Polyrrinia, Paleoxora—and historic Xania with her Venetian lighthouse, museums, & Old Town full of shops, tavernas & character.

And unlike more purely touristed destinations, Villa Koukouvayia’s a joy to visit 12 months a year, not only when roads run with rental cars, beaches stretch with umbrellas, and sun-burnt souls from darker latitudes tour the sights; but when the autumn harvest pulses with tractors & labor, when Christmas lights brighten Xania’s shops, when wildflowers explode across the olive groves in a progression of pastels, or when bonfires light Christ’s funeral procession, reenacted though the narrow streets of almost every village during Easter’s somber & festive weekend. Kissamos not only thrives during her quieter months, but her mountains and shores share the crisp weather beneath a more forgiving sun, great hiking temperatures, cultural festivals that are truly local, and all the while boasting the best tavernas—open to serve a community who values their culinary & social traditions year-round.
