WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. L-ock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival. -This unit provides live television through the Hulu app. -There are 2 remote-controlled AC mini splits; one on the upper level and one on the loft level. -This unit has an electric grill. -Any grill or other open flame must be used 10 feet from the building. -Use of a fire pit at this property is not permitted. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 2 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing down a staircase to the unit's entryway. -The unit's entry is located on a half level between the Main Level and Lower Level, with steps leading up to the Main Level and down to the Lower Level. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.
Disclosures -A signed rental agreement is required for all reservations. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Well-stocked condo, great location, comfortable beds, plenty of space. Stairs to the loft are steep and open so we did have to rearrange who was sleeping where; otherwise no issues.

A great family ski weekend!
Wonderful stay at RB18. The location can't be beat if you have kids learning to ski - we were so close to the learning quad it made for easy lunches back at the condo and helped make the morning shuffle to ski much more manageable! The home has everything we needed and was very clean upon arrival. And we loved that we could bring our family dog along who enjoyed the walks meeting other dogs in the development and exploring!
Our family stayed here over Christmas break and it was perfect. The proximity of the mountain allowed easy access to the bunny slopes (especially for my husband who spent all his time there), and we could head back if we needed anything during the day. We are a family of four, but it easily could have fit 2 families with kids. We didn’t even use the larger master suite on the top floor or the basement level, which has a separate bathroom, living room and little kitchenette fridge/sink. Would definitely go back again with more people. Kitchen was well stocked with essentials to cook, but we mostly used the coffee pot. Very clean and updated.

The house was great until we went to take showers the next morning and there was no hot water. We called about it and someone had come out to look at the issue. Then they had said that he doesn't know where to start on fixing it and he will have to wait until the next next maintenance

Too dirty
We were unfortunately very disappointed with this unit. Very old looking. But most of all, very dirty. The window screens were full of bugs (dead and alive). Kitchen cabinets were falling apart. The kitchen hood did not work. Aside from these issues, the major one was that before we could use any plate/fork/pot/pan we had to run the dishwasher twice (fortunately we brought dishwasher soap because there was none). The kitchen utensils were disgusting with food still attached to them and extremely greasy. We called management and, to their credit, they were kind enough to give us a partial refund. They apologized for the old look of the unit. Covid prevented them from updating it. That might be true, but surely it’s not an excuse for the filthy status of the property. The unit was advertised as extremely clean and disinfected because of the virus, and that was the main reason why we rented it. Well, that wasn’t the case. We will not rent from this company again.

We are very sorry about your experience, and I really would invite you to look at all of our reviews before drawing the conclusion that you shouldn't rent from us again. I can wholeheartedly tell you that we have by far the cleanest units in the area, and the strongest cleaning team and most rigorous cleaning process. I did not inspect your unit and I do not question what you are saying; however, if that were really true, it means that something out of the ordinary happened, and it is absolutely not the norm or the standard for our units. In addition, the few times when we have had cleaning misses (which fortunately happens rarely, but does happen), our team is available 7 days a week to come and take care of anything that may have been missed. The fact that you say that there was no dishwasher soap also speak to something being amiss - we provide dishwasher detergent in all units.
That said, I also reviewed the conversation with my team, and rather than giving them an opportunity to inspect and address any issue, the guest focused on wanting money, threatening that they would write a bad review if we didn't give them a refund; I would invite perspective guests to look at what others have to say and be aware of guests who use the threat of bad reviews as a form of extortion.

The unit was well cleaned and stocked. We love staying with Bretton Woods Vacations because the representatives are welcoming and communicative.
We were thrilled with the accommodations and amenities. The condo was perfect for our families of 7, all ages. Can't beat the location, and the property served us well. We hope to rent it again in the future.

We brought our family of three children and four grandparents to Bretton Woods RB18 and enjoyed it so much! There was room for everyone to relax and be comfortable. The access to the ski area was perfect. The staff worked with us and helped us get up to and into the house when our cars were not equipped to handle the first big snowstorm of the season.

We have stayed at several properties in the area, and this was among the best! The place was very clean and cheerful, and the location is perfect! While the place needs a few renovations (which I think are in the works!), the owners very generously left brand new sheets, towels, and other items that made it feel fresh and inviting!
