Enjoy this cozy 1st floor Townhome unit with 2 bedrooms & 2 bathrooms. This master bedroom features a king bed, second bedroom has a queen bed. Fully equipped kitchen, Smart TV in Living Room & Master Bedroom and Free WiFi provided. Location has beautiful maintained grounds, very close to hiking trails, golfing, entertainment, shopping and 10 minutes to downtown. So much to enjoy in this community and a short distance from many activities. This unit offers a large balcony w/bbq and in-unit laundry, basic laundry & cleaning supplies included. The grounds feature 4 heated pools, 4 spas, and 4 maintained tennis courts, beautiful palm trees, fruit trees and manicured grass surroundings. We have 2 Pool lounge chairs in our unit to take and use at the pool. Note: The key for the pool/Tennis court area is the only one supplied to us by the HOA. If the key is lost there is a $200.00 replacement fee. Tennis courts: Availability of courts is first come, first serve. **New - as of 10/27/2020: We have installed one Ring Doorbell Security Peep hole on the Front door only. Walking Paths· Public Golf Course across the street· Nearby Hiking trails· Target, Vons and Trader Joe's close by. One free Assigned Parking Space. Palm Canyon Villas is located in South Palm Springs. It is just minutes away from downtown Palm Springs with its quaint shops and world class restaurants. There is a hiking trail within walking distance (google: goat trail). There's also a Boomers that features miniature golf, and attractions for the children. There's a Von's supermarket within walking distance, Target, and Trader Joes. There's also an abundance of food choices nearby. There is FREE public transportation 1/2 block away that goes into downtown. The bus service is called the BUZZ. Uber and Lyft are available also. Find us on ArBnb also. Great location and clean, quiet and comfortable!

What a great location! A quiet clean sanctuary close to all amenities. This condo had everything we needed. Tastefully decorated with everything you need to enjoy our vacation including parking, pool and pickleball courts! All you need to bring is groceries.

Exceeded expectations!

Under the Palms exceeded our expectations! The condo was extremely clean, well appointed, and beautifully furnished! Beds and pillows were comfortable and each bathroom had shampoo, conditioner, and body wash. Plenty of bath and beach towels! The view from the living room is stunning looking out at the orange tree, palm trees, and mountain. The condo complex was very nice also! The pool and hot tub are a short walk (less then 2 minutes) and the tennis/pickelball courts are right out the front door of the condo. The communication with Melinda was prompt and informative making the check in/out process easy. We didn’t have any issues but if we did I feel Melinda would have quickly worked to resolve them. I would not hesitate to book this lovely condo!

Perfect stay for family

Family reunion brought me, my brother & sister-in-law to Palm Springs. We stayed for 9 nights, and Under the Palms was perfect for us with 2 BR & 2 Baths and space to relax. The courtyard w/ the association's pool & spa was lovely, and we were able to enjoy a hummingbird on our patio. Convenient to the airport & city center, plus shopping just across the road. Good communication with owners. We thoroughly enjoyed our stay.
