Located on the shoreline of Norris Lake, Bullwinkle Inn provides plenty of open spaces for friends and family gatherings. With its super easy access, enter the home's main level to see the huge open floor plan with beautiful knotty pine walls & ceilings. The main level provides the kitchen, dining room, great room, BR #1 master/bath, and a deck overlooking the lake.
Up one level is bedrooms #3 & #4 with jack-n-jill bathroom. The upper most level provides BR #2.
The lower level provides a 2nd TV room, laundry room, BR #5 & #6, and exit to another deck leading to your hot tub and steps to your dock and your fire pit. For firewood delivery, text the number posted on the refrigerator.
Grab your kayak or paddle board and stroll around the acres upon acres of no wake, protected water. When the time is right, cruise past Flat Hollow marina to enjoy endless miles of uncrowded ski water.
No watercraft? No worries. Simply rent by contacting NorrisLakeWaterSports (ask for Norris Lake Villas discount) they offer delivery services or contact nearby Flat Hollow marina (ask for the Norris Lake Villas discount) and Powell Valley Marina. Next closest are Springs Dock and Blue Springs Dock. Due to liability reasons, we cannot provide flotation devices. We do provide the large floating dock.
The nearest marina with full services including boat ramp is Flat Hollow marina 1/2 mile away via road or water. The marina also has gas, ice, restaurant, beer, and small grocery items, and entertainment such as live music. Park 3 vehicles at the house. Store your trailers and extra vehicles in the designated parking lots above the marina.

The property’s location was nice. Parking is not great! House was decent but really needs a good cleaning! Carpet was disgusting ! Bedding was worn, marked with markers on the sheets, not enough towels….just not what we expected! Most friendly people we met were at the Flat Hallow Marina!!
We were far away from the main lake Norris but the place was quiet and very relaxing. We did go to Norris which was a far trip by boat but Norris was more crowded with much more boat traffic. We loved the property and enjoyed how it had plenty of everything you needed. The kitchen was so well stocked. When you tubed with the kids you had a lot of area to yourself. The Marina was so close we were able to eat there rent a jet ski and enjoyed the convince. We strongly recommend this place

To be clear, this home is built on the shoreline of Norris Lake. The 'main' lake is actually a short idle past the nearby marina where, as you point out, is not as crowded as a few miles to the west where there are more marinas and *significantly* more boat traffic.
We sure hope you do come back to take advantage of this lovely home.

The house was in a good location. Parking was extremely tight. The downstair bed appears to be partially in the closet which was uncomfortable for those in that room. The downstairs has a heavy smell of pet urine and the carpet is very stained throughout the whole house. The Wifi and TV went out for an entire day and the only response we received is that they notified the home owner.
We had a wonderful time! The place was great for our family. It does list a room with 2 queen beds but that was not the case. Just one, which I did notice there wasn’t a picture with 2 queen beds but thought maybe there was some changes. So many stairs to the dock which can’t be helped but definitely be aware regarding little kids and or older adults!! The dock was fun to jump off of and swim from! The rooms were nice and clean. There’s a sweet little panel in the main bedroom closet with height marks from I’m assuming the family who owns it. So cute!! Our refrigerator died the night of day 2, and they were able to replace fairly quickly with minimal food loss! I would encourage them to purchase new pots and pans as they are all scratched and peeling and we were quite uncomfortable using them. Not the safest to eat off but otherwise the kitchen was stocked very well with all needs!! The marina is super close which was nice for us since we had to rent a pontoon boat. We would definitely like to come back sometime!! Oh the Hot tub was very nice to have!
House was great. Lots of steps, but we knew that going in. Parking was tight but fine for three cars. Very convenient. The docs are close to the neighbors, but that’s what you get there. Only negatives are the house was not very clean at all. The grill is filthy. It needs replaced. My kids would not even let me cook food on it And they’re pretty flexible. And the pots and pans are very bad. Just need to spend a few dollars and upgrade clean. Otherwise, it was great.
We’ve stayed in many houses in Flat Hollow over the years and always love our time there. Parking is tight for every house so we were not bothered by that. The amount of steps to the water (95) were also expected and fine for us. There were a few individual steps that looked and felt like they were going to break at any moment and would suggest those few boards be replaced. We stayed at Bullwinkle about 15 years ago and I am sad to say the property hasn’t been kept up well. The pros: Refrigerator and grill seem to have been recently replaced and were nice. Ice maker on the counter was really useful. Patio furniture was nice. AC worked well. Never ran out of hot water for showers. Dock was great. The cons: The house needs a deep clean. Carpet was dirty and stained throughout - we kept shoes on everywhere. The vents were caked in dust. Lots of cobwebs and a layer of dust like basic dusting hadn’t been done in a long time. The pots and pans need replaced. We bought a pan and used that instead of eating bits of Teflon with our meals. Knives are very dull. There were no hot pads so we purchased and left those. Insufficient lighting in kitchen. New towels were provided (Mainstay brand) but hadn’t been washed since sitting on Walmart’s shelves as they all still had the stickers on. Upstairs shower curtain was moldy and tub didn’t drain well along with the sink in one of the bedrooms upstairs. Bunk bed ladder was broken. A few fixes and a deep clean would go a long way.

Nice property, poor neighbors!!
The house was very nice and perfect for our group. The property manager was very responsive and accommodating! The stairs to the lake dock were daunting for the older members of our group, impossible for a few. The parking was very difficult. It would be fine for small cars, but no more than 2 truck-sized vehicles could park here.
The most disappointing part of our experience had nothing to do with the property manager, or the state of the property…it had to do with how close the homes are together, including each homes dock on the lake. We had the unfortunate timing to be next to about 15 of the nastiest, most disgusting talking men. Because our docks were feet apart, we did not get to spend as much time there as we had planned. Not only did the adults in our group not want to hear their foul mouths, we had children that we did not want exposed to that! We could not have a campfire because they were out constantly drinking and having inappropriate conversations! It was so bad that we rented a boat just to be away from the property. So families with children should just be aware, especially on the weekend, of the potential of the nearby houses being “party” houses….something we wish we would have known!
House had plenty of beds and kitchen was well stocked with cookware and other cooking necessities to support a large group. Ice maker was great. Parking is not the best. Would be helpful to have a second refrigerator on the lower level to accommodate large groups. Bath and hand towels seemed limited. Overall was a great fit for our large group.
Had a wonderful stay with adult children and 2 new grands for Christmas. The home was roomy enough for all of us to sleep, sit together watching TV or around the table for dinner/cards. Many of the reviews said parking was terrible, it did get busy with surrounding houses many times but we always made a way to fit. Other reviews said fridge didn’t get cold. It stayed cold and kept food cold. We did have to be sure to push door all the way closed. There are stores along the way to shop for groceries and other necessities. We enjoyed the windy mountain trip to the house. Found that going right at the main road brought is to a nice little town in KY. Great stay! Would recommend if you’re looking to stay at a reasonable rate with roomy accommodations.
The house was roomy and very well stocked. All the necessities were included. The view was beautiful. We will be going back next year and the next for our fall gathering.
Property interior needs some updating/replacing. Top deck furniture coming apart and not secure. One out of two bunks in bunkbed room was extremely rickety and not well put together. Grill not cleaned or maintained. We loved the moose and the kids talked about him frequently. Stairs to dock doable compared to other nearby rentals. Living room and lower level couches very comfortable. Great double slip private dock.

Lovely dock and lake access with roomy but dated house
Mostly a good rental. Felt a bit pricey once all the fees were added, considering the shape the house was in.
Positives:
-House was quite large and had plenty of space for 10 of us on 3 floors, with additional BR in attic which we did not need. Kitchen adequately stocked with pots and pans, etc, except not enough forks. Tons of knives--none (except steak knives) could cut.
-Great dock with plenty of room for swimmers, fishing off dock, and 2 boats (plus jet skis if rented.) Easy access to one of quietest parts of lake for skiing and tubing or just drinking morning coffee on the water in midst of lovely surrounding forest. Our deck boat (with toys) was delivered straight to dock prior to our arrival and picked up after departure. Exceptionally convenient.
-We had no problem with air conditioning or fridge, thanks to previous advice to close fridge doors firmly.
-Owner has added countertop ice maker which worked fine as freezer ice maker did not work.
-Owner sent great directions to property, with photos.
-Kids enjoyed game table in basement.
Negatives:
- Parking is terrible --barely room for cars to get by on roadway. Neighbor was parked in one of our spots for 3 days and owner never responded to my call to confirm which spaces belonged to our house. Extra parking available at marina, but not very convenient.
-Microwave fuse blew and owner never responded to call about where fuse box was located which took us a while to find. Fortunately, that fixed microwave.
-Was disappointed I never heard from owner. Never had to call any owner for a VRBO unit before.
-Home was not as clean as I would have liked, especially considering exorbitant cleaning fees and the fact we had to wash and put away all dishes prior to leaving, and empty all garbage. None of the beds were made on arrival--we had to make ourselves, and to top it off the MBR sheets were folded damp. Ick. At least MBR bed should be made. Rug in MBath looked as though it hadn't been washed for a while. Lots of bugs between carpet and wall in basement level, hair balls under couches.
-Be prepared for 99 steps, literally, from house down to dock.
We had a wonderful time staying at this house. Parking was a little issue since we had 4 vehicles to park but we managed to fit them all in. The grandchildren loved the lake and the hot tub. There were about 95 steps to get to the lake but the grandchildren didn’t seem to mind. They were doable for me with my knee problems, I just took my time. Dollar General was the closest store which was about 20 minutes away. That Dollar General has a nice amount of groceries. I would recommend this house for a large family!
Overall, the property was fine. Parking is VERY tight, particularly if you have trucks. There are 92 steps from main floor down to lake, strenuous for some guests. Trash containers fill up fast with 16 people. Kitchen was well stocked, all appliances were in good working order, enjoyed the ice maker!! Outdoor furniture needs updated, along with firepit area. Kids enjoyed the games and the game console. A good time was had by all.
The lake never disappoints and neither did The Bullwinkle. It was perfect for our family. It had everything we needed and more. Everything was just as described. The patio furniture needs to be updated but other then that, we can't wait until next year
We rented the house for a long graduation weekend, and we had family stay from multiple states. There was plenty of space, beds and bathrooms. The decks were wonderful overlooking the water and provided a relaxing spot, out of the graduation commotion. It was nice and clean. Fun family weekend getaway spot.
House was okay. Parking is difficult at this house and all homes along this road. A lot of dog hair on blankets and pillows. The issue with the refrigerator not staying cold is due to the doors not staying shut. In my opinion you have to keep checking the door as our kids just closed the door and didn't cheek to make sure it was closed all the way. The trash was just outside the door and smelled terrible when we arrived. The inside of the grill needs replaced but works ok. The stairs are very difficult for just about anyone to climb. However that is the same with all the homes in that area. There is a big rock at the bottom of the stairs that must be navigated to get to the dock. No rope or hand rail of any kind. Elderly, children and people with balance issues beware! The house could use a little updating but all in all was not bad. ******Just to be fair. The owners just purchased the property a few months ago so I am sure they will address many issues. Owners are very helpful and accommodating. The home is on the quiet side of the lake and skiing and tubing was not an issue for us at all. Flat Hollow Marina is just a short walk or drive from the home. They were very accommodating in arranging a boat for the week for us. (I didn't want to pay the delivery fee for a boat from the marina the owners suggested.) A 30 min boat ride to Shanghai Marina for dinner was nice for an evening. The grocery store (Food Lion) and Dollar General is about a 20 min drive. We also took fans to help with warm rooms upstairs as stated in other reviews. All in all it was a nice vacation for our family.
John is a great guy to rent from. You couldn’t ask for a better person to rent from. The place is exactly how he describes it in the listing. He allowed our party to bring our pets which was a big deal for us since we didn’t have anyone to watch them. John was a really a great guy to work with, and I recommend renting from him.

Cabin was very nice & clean. . Everything we needed. Covered Dock was amazing. Parking a little difficult. Bedrooms at top never cooled off the last few days of stay. Very uncomfortable for people sleeping up there. Cover on hot tub needs replaced. Pieces falling in hot tub. Overall we had a Great time.

Family vacation
Nice home but parking was minimal. Too many steps to dock for seniors. Boat dock was nice though.
