About this property
Moulin de Lafin - SAINT-LEGER-LES-PARAY
A charming, authentic, traditional 17th-century house, carefully restored and steeped in history. It was once the miller's house, which operated the local "flour" mill (perfectly preserved with its original mechanisms, and can be visited with the owners). Later, it became a bistro, a polling station, and even the village church! Located in a small rural hamlet, bordering meadows that host Charolais cows and sheep in season, nestled in the gentle Bourbince valley (a protected ZNIEFF area for its rich fauna and flora), in the heart of the rolling "Parodienne" countryside, it offers a soothing landscape of fields, wooded meadows, and bucolic hedgerows dotted with ponds and beautiful wild forests (including the Bois des Aisances with its many small paths for relaxing walks in the undergrowth). In close proximity to the charming Sacré-Cœur district and its amenities, nestled on the banks of the famous Canal du Centre, a major center of Romanesque art in a designated "Land of Art and History," boasting a truly exceptional heritage. This comfortable cottage offers a warm, rustic charm with a touch of vintage, blending tradition and modernity, enhanced by the rich traces of the original structure (French-style ceiling, beams, stone fireplace mantel, terracotta tiles, etc.) and a magnificent ceramic floor (incorporating elegant local coats of arms). A large, sunny terrace opens onto a pleasant small garden. There is also a spacious courtyard (with a natural pétanque court). Enjoy beautiful, unobstructed views of the surrounding countryside. Catch-and-release fishing is possible in the millrace (a completely private activity). Composition: Detached house. Wi-Fi (fiber optic). Electric heating + wood-burning stove. Ground floor: kitchen, living/dining room, 3 bedrooms (2 single beds 90x190cm / 1 double bed 160x200cm / 2 single beds 90x190cm), one of which has an external entrance with TV and ensuite shower room (shower/WC), a second shower room, and a separate WC. Enclosed garden (1000m²) + terrace + bicycle storage + garage (1 space) + private parking. All amenities 4 km. Supermarkets 2 km. A gated property steeped in history, bisected by a bucolic river and graced by a beautifully restored 17th-century mill (a private building belonging to the owners), offering the rare privilege of catch-and-release fishing in its millrace! A charming, authentic traditional house from the same period, carefully renovated into a comfortable holiday home, is situated in a small rural hamlet 4 km from Paray-le-Monial, the renowned sanctuary of the Sacred Heart, a city of worldwide renown (all shops and services available locally, including a supermarket just 2 km away). Nestled in the heart of the gentle Paray countryside, in the verdant Bourbince Valley (a protected ZNIEFF area for its rich flora and fauna), this peaceful, unspoiled countryside blends cultivated fields, beautiful wild forests, and wooded Charolais hedgerows dotted with rivers and ponds. Ideally located on the Romanesque churches circuit and a marked "green walk" footpath (a very rich network of similar hiking trails to discover in the area, on foot or by mountain bike), 4 km from the "Véloire" Green Way along the banks of the Loire (the last wild river in Europe protected in a Natura 2000 area) adjacent to the "Cycloroute71" (Saône and Loire cycling tour), 5 km from the Canal du Centre Green Way connected to the EuroVelo 6 cycle route as well as the "Tour de Bourgogne à Vélo" (a river route also suitable for relaxing boat trips), 17 km from a marked "VTT-FFC" mountain bike trail (connected to a vast network of similar routes crisscrossing the Brionnais region), about fifty kilometers from the vineyards of the Côtes Mâconnaises and Côtes Roannaises, and about sixty kilometers from Beaujolais (the first A world-renowned vineyard recognized as a "UNESCO Global Geopark" / various wine routes to discover, including the "Burgundy Wine Route"). A prime location at the very southern tip of Burgundy, at the crossroads of the Allier, Loire & Rhône rivers, in the heart of the magnificent Charolais-Brionnais region (labeled "Land of Art and History", a land of livestock farming & traditions, birthplace of the world-renowned AOC breed of cattle), rich in sublime landscapes and exceptional historical heritage, at the crossroads of the Sologne & Montagne Bourbonnaise and the Roannais region, not far from the "Clunisois-Tournugeois" (labeled "Land of Art and History"). Perfect location for easy exploration (RCEA 1 km away): 13 km from Digoin (river marina connected to the "Canal du Centre" & "tranquil canal" linking Digoin to Roanne), 16 km from Charolles, 26 km from Saint-Christophe-en-Brionnais & its iconic weekly "Livestock Market" dating from the late 15th century (one of the oldest in France, dedicated to the local Charolais star!), 28 km from Marcigny ("Cluniac site" notably known for its Monday morning market established in 1266), 30 km from La Clayette, 31 km from the charming medieval village of Semur-en-Brionnais, awarded the very rare "Most Beautiful Villages of France" label, 39 km from the spa and medieval town of Bourbon-Lancy, 43 km from the characterful town of Charlieu (exceptional Romanesque Benedictine abbey), 48 km from the renowned PAL amusement park. 49 km from Le Creusot TGV station and 55 km from the renowned abbey town of Cluny. An unusual "base" for a break "by the water" in the countryside, close to all amenities! A mini paradise for anglers of all ages!
