One bedroom, one bathroom apartment with a kitchenette. Please note that there is no oven or cooktop. There is a microwave and a benchtop oven, and a full sized fridge. The lounge has a heat pump for those brisk Taupo winters. Queen sized bed in the bedroom and a sofa bed in the lounge that can sleep extra persons or children (Please note extra person charge) Peaceful sheltered surroundings, relaxing environment, beautiful views of the Waikato river from the lounge and the bedroom window. Everything you need for a great breakaway from a busy life. There is a relaxing deck where you can sit and enjoy a nice glass of wine and enjoy the view. There are walking/bike tracks nearby that lead to Spa Park where the adventure begins. Very central, only a two minute drive to town or a 20min walk. Linen is provided. Check in time is 4pm on the day of the first night to give time for preparation in the case we have guests moving out on the same day of a booking. We can often have the flat ready before 4pm, please check on the day by text or call to 0211657929. Check out time is 10am on the day of departure. Special conditions: Please note the Waikato river is nearby and there is no fencing. Children MUST be supervised at all times. There is another unit attached that may be occupied at the same time. We also live on the property and are available if need be . You will have complete privacy with your own entrance. There is a shared outside lawn and garden but the deck is yours to enjoy. Hopefully the roses are blooming when you arrive.

We stay a night or two, every 2-3 month in Taupo, and found this to be the best location so far. Friendly hosts, private and secluded yet close to everything we needed. We will surely be back.

The accomodation was as described, comfortable lounge and bed, clean bathroom. Beautiful views from the accomodation and can walk down closer to the river from the property. Owners had the heat pump on for our arrival so nice and warm. Quiet and relaxing yet only minutes into town.
We thoroughly enjoyed our stay in this great location. Away from the centre of town, so very quiet and relaxing but close enough to everything as well. The unit had everything we needed, plus extra touches that you don’t think about, but really appreciate (e.g. sunscreen, tissues). The view of the river sitting on the deck was so gorgeous and we sat out there at every opportunity. Sandra and Lance were very friendly and helpful hosts and we would happily return to this picturesque unit again.
Unit was clean, very well appointed, and spacious, easy access to town with fabulous view of the river, and quiet. Little touches like delicious coffee were appreciated. Wouldn't hesitate to stay there again.

Great little cottage only a few minutes from the centre of town and with postcard views out over Waikato river. The view really is as good as the photos in the listing! And a very short walk from your back door down to the river itself. A great little space for our stay, just what we were after.
Easy access into the accommodation. Great setup. Hosts live attached to the accommodation. Didnt see them or hear them and i hope likewise from us. River view magical. And you can do a walk along it from the back door.
This home was perfect for our attendance at a 3-day conference, being just a few minutes' drive from the center of Taupo but feeling miles away from the bustle, with beautiful river views and access to walking trails. The home is comfortable, presented well, and felt very clean. Hosts very welcoming and communication easy.
Sandra and Lance have really out though into this bookabatch! Its very spacious and cosy, with everything you need for a couple of nights in Taupo!

The view from the living area was spectacular, looking at the Waikato River. The accommodation
was self contained with a roomy entry, leading into the large bedroom and separate bathroom. The living, kitchen/dining area was large, homely and clean.
The area was secluded and quiet.

A pleasant property & location about 5 minutes drive from Taupo center. Good size of lounge, bedroom and bathroom. Modern and nicely equipped. Cooking facilities were limited to a small oven/grill and microwave, but sufficient to make a cooked breakfast. If we return to Taupo we would stay here again.
We loved our stay here. Everything we needed for a few nights. The property was clean, tidy, well stocked and comfortable. Incredible location, the river just down the hill and the lake a few minutes drive away. It adjoins the owners home and another cottage but youd never know, it was very well soundproofed. Nice quiet neighbourhood but close to everything we needed. Lance and Sandy are absolutely lovely, so kind and helpful, wonderful hosts. We can't wait to come back!
Beautifully appointed unit, very clean and homely. Warm with heat pump and plush carpet. Basic cooking facilities but more than enough for a weekend. Spacious living area, lovely deck (for the summer) and amazing view of the river. Hosts very approachable and helpful. We would highly recommend.

All good, but...
Property is warm and comfortable but needed a decent table and chairs as they were a bit flimsy. Also parking is a long walk to the door, which isn’t ideal for my elderly mother (not suitable for disabled)
Also unfortunately, next door there was a baby crying throughout the night, which suggest thin walls! Also suggest you bring your own towels
Lived in the neighborhood most of my life so can advise you on local activities and how best to enjoy the Waikato River on our doorstep. Lance.
