The front home offers ground level entry with keypad check-in into the two bedroom home. You'll walk into a spacious living area to the left, and a full kitchen with breakfast bar island seating to the right.
The kitchen offers full sized appliances, dishes, cookware, Keurig, and a nice open feel. Right off the kitchen is a full bathroom with a stand up shower.
The first bedroom offers a queen sized bed, SmartTV, and closet space. Our second bedroom has two twin bunk beds, a SmartTV, and closet space. Entry to the home can be from the front near the gravel area, or right off the side into the driveway.
Where your friends and family will make the most memories lies directly between the two homes. The breathtaking pool & spa, spacious coastal porches with ample seating to kick back and relax on, and the grill area (a Weber grill with propane provided) will be calling your name from the minute you arrive! We know you'll be dreaming about this space for years to come after you've spent some of your best moments here.
The back home boasts great natural lighting as you use keyless entry into the spacious living room. To the left is a King bedroom with an additional porch exit, a walk in closet, and access to a full bath with a jetted tub & shower combo.
The kitchen boasts a dining table, seating at the breakfast bar, full stainless appliances, dishes, cookware, and a FlexBrew coffee maker for regular brew & Keurig for coffee connoisseurs alike. The laundry room is conveniently located right off the kitchen area as well!
Down the hall you'll find the room your kids will be talking about forever-the TRIPLE stacked bunkroom, with 6 total twin beds!
The second floor is where many nights will be spent in the bonus game room relaxing on the oversized sleeper sofa, shooting hoops on the Pop-A-Shot basketball game, battling one another in Foosball, or playing a cool arcade version of Golden Tee! Additionally, right off the game room is a full bathroom with a tub/shower combo.
So much natural light really highlights this space, inviting you onto the balcony for another seating area to kick back and listen to the kids splash in the pool below, with your beverage of choice in hand!
The last spacious bedroom boasts a King bed, and twin bunks. The en-suite bathroom has a large jetted tub & shower combo, his & her sinks, and a walk in closet.
---OTHER THINGS TO NOTE---
-The entire front 2 bedroom home and back 3 bedroom home is part of your rental, with no shared spaces with any other guests.
-The driveway can accommodate up to 5 vehicles, and the golf cart if rented.
-We recommend bringing additional supplies for your trip, as only a small amount of complimentary "hotel/travel size" items are provided, typically enough to get you through your first day (depending on your group size & length of stay). Items recommended to bring are: toilet paper, trash bags, paper towels, laundry soap, dish soap, dishwasher detergent, shampoo/conditioner, shower gel, soap, specific spices, oils, plastic wrap/foil, sunscreen, aloe, and any other items that you can't live without.
-Beach Towels are provided, but no other beach items are stocked or guaranteed.
-Please read our house rules in detail before booking. We take time to put important information here that we need each guest to take into consideration when booking our home. While not all items listed may apply to your stay, we host guests of various group compositions so must list all rules that could apply to a trip. Thank you for your understanding!
-Please plan your trip accordingly as we are located in Central Standard Time with a check in of 4pm and a checkout of 9am the day of your departure. We do not permit early check-ins, or late check-outs unless previously discussed in advance as it is not always possible to accommodate them.
-Spring break/student groups (Any group under 25 years old) are permitted with prior permission. A $100 cash deposit is required & our student rules signed at agreed at check in. Inquire for questions.
-Parties and events are not permitted.
-We are pet friendly with a one time $200 fee (this includes emotional support animals). Only ADA recognized service animals are exempt from this and we must be notified prior to your arrival. Any impersonation of a service animal (i.e. emotional support animals or pets) is a crime in the state of Florida and will not be tolerated at any time.
-Golf Cart Rentals & Pool/Spa heating are not included in your stay. Inquire for pricing for your trip!
---DURING YOUR STAY---
We are always available for our guests anytime before and during your trip. It is highly encouraged to read our listing in detail for any questions about the space, location, and amenities.
We ask, please, for NO text message communication as you will not receive a response. Our strong preference is communication directly through your booking platform so that we have all the details of your trip to make assisting you a breeze. If you're a first time traveler, please download the app for ease of access to your trip details & communication.
For more immediate needs and emergencies please place a phone call to Matthew (and be sure to know the logistics of your trip such as the dates and location). We can be reached most times of the day, but ask for no late night contact - we will do our absolute best to take care of any needs and questions as soon as they arise!
CANCELLATIONS:
Cancellation fees will be charged as
follows: All cancellations will have a credit card processing fee
withheld from the refunded amount. This amount will vary
based on the total of your reservation total. Damage protection
insurance and travel insurance plus appropriate taxes are not
refundable. If the cancellation occurs 31 to 90 days prior to
the check in date, the Rental Deposit will be retained. If the
cancellation occurs 30 days prior to arrival, the full rental
amount will be retained. This is agreed to when booking our property, and is non-negotiable.
-Check in time is 4PM CST and Check out time is 9AM CST. Early check in and late checkout is not always possible, but we are able to accommodate on occasion. Please keep in mind before & after your stay is the only time we are able to perform maintenance & cleaning of the home and most stays are back to back with other reservations.
-There is only parking to accommodate up to 5 vehicles (plus a golf cart) and street parking/blocking sidewalk/rightofway may result in citation from the City of Destin to be paid by guest in violation.
-We do NOT include pool/spa heating in your stay and the pool heater must not be tampered with at any time. The spa is NOT a hot tub so it will not be warm unless you have paid for & allowed the pool company to turn on this amenity. If you desire this amenity, please inquire for pricing. Extreme damage can be caused by improper use of the heater, as it must be turned on only by our professional pool company. Any tampering by a guest to the pool heater/temperature of the pool will result in a full charge of your entire security deposit. No exceptions.
-Please inquire for rates for the golf cart for any length of stay, unless advertised or discussed as part of your total price.
-All guests must vacate premises at checkout time (9am) or an additional nights rate & cleaning fee apply.
-We do NOT host groups under 25 years of age, unless prior approval is obtained. We have strict policies in place for student groups, please inquire if you have questions related to this rule.
-We are pet friendly & allow up to 2 pets only if house trained, not permitted on the furniture, and crated if left unattended. Guests bringing pets must disclose this prior to booking, as a one time $200 fee must be paid prior to arrival. Pets and emotional support animals are subject to pet fee, only ADA recognized service animals are exempt from this. You are expected to clean up after your pet both indoors and outdoors or additional fees will be assessed.
-Private pool is used by registered guests only at your own risk. No pets permitted in the pool.
-Trash must be taken out on the specified days (Monday and Thursday evenings for Tuesday & Friday pickup).
