-Can I send mail to the property?
•USPS does not provide service in the community. UPS and FedEx will be able to deliver to your home.
-How many cars can I park?
•You can park up to 3 cars on the driveway
Please be aware there is no street parking. This is a matter of public safety and City of Kissimmee Fire Code. Vehicles will be towed at owner’s expense. To avoid possible towing, please park in your driveways.
•Parking on the grass, crosswalk and on the street is prohibited and will be towed.
•Recreational vehicles, trailers, self-propelled motor homes, motorcycles and boats must be parked in an enclosed garage at all times. Parking of these vehicles is prohibited within the community and will be towed.
•Vehicles longer than twenty-one feet (21’) or taller than eight feet (8’) will be towed.
•Vendors with clearly marked vehicles parked in front of a property will not be towed while actively working on the property from the hours of 7am – 9pm. If there is a longer time needed, the homeowner must contact Access Management to inform them of the emergency work and get approval.
•Loading and unloading vehicles must have 4-way flashers on and can only be parked this way for a maximum of 15 mins. If parked longer they will be subject to towing without notice.
•Commercial vehicles (as defined by State of Florida statutes) in overflow parking lots will be towed without notice after 9pm.
•Vehicles with expired registration decals (1 month beyond expiration date) will be towed.
•Vehicles that visibly have been in an accident and are damaged will be given a 10 business days’ notice, after that period they will be towed.
•Vehicles with flat tires will be given a 10 business days’ notice, after that period they will be towed.
•Vehicles are to park in driveways correctly. If parked on grass or fully covering the sidewalk the vehicle is subject to towing.
Also, please be advised that all commercial vehicles, recreational vehicles, self-propelled motor homes, motorcycles, trailers and boats shall be parked in enclosed garage at all time and cannot be parked within the Community. It will be towed at owner’s expense.
•FOOD: As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will be provided prior to check in.
•POOL HEATER: Please note the pool heater works thru HEAT EXCHANGE and might not function with weather near-freezing temperatures. No refunds will be given due to incremental weather.
Our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This causes a temporary shut off of services automatically until the pump can regain its functionality efficiently. (This is optional and may not be available at some times.)
