For your safety and to ensure a pleasant stay for everyone, a Minut noise and occupancy monitoring device is installed in the living area. It does not record audio or video. Please be mindful of neighbors and keep noise to a minimum.

We kindly ask all guests to follow these guidelines:

1. Respect the property – Treat the space with care. Any damage, negligence, or misuse may result in additional charges.

2. No smoking – Smoking is strictly prohibited. A $400 fine applies if detected inside the property.

3. No parties or loud music – Parties, events, or loud music are not allowed. Complaints from neighbors or the building management may result in:
$800 fine and immediate eviction
Evidence of parties (photos/videos) may result in up to $1,500 fine and immediate eviction

4. No pets – Pets are only allowed if explicitly approved. Unauthorized pets may incur cleaning fees and a $250 fine.

5. Lost keys & lockouts –
Lost key (per set): $400 (lock replacement or locksmith)
Lockout assistance: $200
Lost garage remote: $500
Key/fob policy – One set of key/fob are provided per reservation. Please safeguard them. Damaged or missing items will be charged based on repair or replacement costs.

6. Open flames & fire safety – Do not smoke, vape, or use open flames in the apartment, on the balcony, in corridors, or touch sprinkler jets.
Fire alarm activation may result in a Fire Department call-out fee of ~$2,000 per truck. Multiple trucks may be dispatched in a high-rise building which normally is 3-4 trucks.

7. NO SMOKING/VAPING OR OPEN FLAMES
Please do not smoke, vape or light any open flames in the apartment, on the balcony, in the corridors or touch the roof sprinkler jets. This will set off the fire alarm and you will incure a Fire Dept call out fee of at least approx $2000 per truck. With a building of this size at least 3-4 trucks will be sent.

If you burn toast, food etc open the balcony door and windows NOT the apartment door. The Passageway smoke detectors are linked to the Melbourne Fire Brigade.

8. POOL/GYM/GARDEN AREA You will have access to the pool and gym areas during opening hours. Building management may restrict access to perform maintenance and close off the areas at their discretion.


9. RUBBISH
This building has two bin chutes on each level, a general waste chute and a recycle chute. The rubbish chutes are available for the disposal of securely bagged general household waste.

For disposal of newspapers, boxes (including pizza boxes) or large cartons, they are to be folded down and placed into the large recycling bins which are provided in the ground (UG) floor loading dock.

Hard Waste is not to be left on common property.
