Family & Dog-Friendly Lakeside Retreat 15-min to Mount Sunapee
Embrace the best of all four seasons at our vibrant lakeside retreat, designed for unforgettable family vacations. Perkins Pond is the perfect spot for a leisurely swim, a day of fishing, or exploring the tranquil surroundings by kayaking or canoeing. Our private dock offers the perfect spot to launch your aquatic escapades. Mount Sunapee is a short 15-minute drive away. Retreat indoors to the light-filled sanctuary of our cottage after a day of outdoor fun, where comfort and relaxation await.
Our cheerful and light-filled cottage was designed with family vacations in mind, from the bunk beds and board games to the well-organized kitchen and no-tears kids' shampoo.
The main floor features an open floor plan with a wall of windows so you can take in the fabulous lake views while you...
• Cook a family meal in the well-equipped kitchen with a gas range, dishwasher, full-size refrigerator, microwave, Keurig, kettle, and all the pots and pans you could possibly need.
• Netflix and chill in front of the smart TV under cozy throw blankets
• Connect your phone to the sound system and enjoy music through the in-ceiling speakers
• Eat and play board and card games at the dining table that seats 8 comfortably.
• Enjoy the ambiance of the electric fireplace - with or without heat.
OUTSIDE....
Open the glass doors to sip your morning coffee (or evening glass of wine) in the Adirondack chairs on the lakeside lawn and take in the stunning views of Perkins Pond and the neighboring hills. At night, roast marshmallows in the Solo Stove fire pit (we provide the skewers!) while star-gazing.
At the private dock you can go for a swim; fish for chain pickerel, bass, bluegill, and more; search for cute little salamanders in the shallows, and take a trip around Perkins Pond in our red canoe or fishing kayak! A variety of life jackets are available.
If you want to bring your own boat (powerboats are allowed, and water-skiing is fun!), the public boat ramp is just up the street.
When it's time to unwind, stretch out on the outdoor sofa and enjoy the mountain breeze.
The patio also features a charcoal grill and outdoor dining set for 6, a comfortable outdoor sofa and chairs for lounging, and string lights overhead to illuminate nighttime conversations.
BED & BATH....
At the end of the day, head upstairs where you'll find a full bath (walk-in shower) and two spacious bedrooms.
The light-filled master bedroom features large windows with beautiful water views, a king bed with a Nectar Luxe memory foam mattress, a ceiling fan, and black-out shades so you can sleep in. Air conditioning in summer and heating in winter are through the in-ceiling mini-split unit, operated by remote control.
Need to get some work done? The master bedroom also boasts a desk with a USB charging station as well as a computer monitor, mouse, and keyboard.
There's also a nook with a washer and dryer in the master bedroom, and we provide you with laundry detergent, wool dryer balls, and a drying rack.
With flexible sleeping arrangements for families or two couples traveling together, the second bedroom is the perfect spot for kids with two bunk beds, plus a queen bed with a Casper mattress. Two dressers offer ample room for storage, and the window has a blackout shade. Air conditioning in summer and heating in winter are through the in-ceiling mini-split unit, operated by remote control.
FOR DOG OWNERS:
We're dog owners, and we know how tough it is to find a nice vacation rental that welcomes our furry friend. That's why your house-trained pooch is a welcomed guest at Perkins Pond Cottage.
Food and water bowls, a crate big enough for large breeds, and a 20-ft in-ground lead are available for your pooch. Your dog must be disclosed in your booking request, and there is a $50 fee per pet to cover the extra cleaning costs (because shed happens!).
A NOTE ABOUT GROUP SIZE:
The town of Sunapee recently restricted the number of guests that may be hosted in vacation rentals. No more than five guests are permitted, despite the number of beds that we offer. Please describe the number of people when booking - many thanks!
You must be at least 25 years old to rent. Absolutely no parties, and no smoking on the property. The use of fireworks is not permitted. Please respect the neighbors and leave our home in the great condition you found it.

• July & August: Weekly rentals only, Saturday to Saturday.
• All other months have a 2-night or 3-night minimum as noted.
• $50 per dog per stay fee to cover additional cleaning (because shed happens!). Your dog(s) MUST be disclosed during booking.
• Cell phone service is variable at the cottage. Depending on your carrier, you may not have any cellular reception. Connect to our free WiFi for calls and internet access. The WiFi is excellent and can be used for streaming and video calls.
• The cottage is in a natural setting, so you should expect spiders, mosquitoes, ants, and the like to occasionally make their way inside the home.
• The lake is home to fish, turtles, birds, crayfish, frogs, and other creatures who may pop by to say hello. You may want to wear water shoes if you don't like the squishy feeling of lake weed between your toes (that's what I do!).
• There's a welcome book for guests with a copy of the house rules, WiFi access and appliance instructions, and local guides.
• Fun fact: there is an unfinished artist's studio on the property that will greet you right when you drive in - it's a big tarped foundation - so you can use that as the marker that you've found the right spot, but then quickly forget about it and get distracted by the view of the pond. :)

Why they chose this property
As a child, I spent many vacations at my relatives' former Perkins Pond cottage and made great memories swimming, water-skiing, and cross-country skiing on the lake. It's been my lifelong dream to own a lake house in New Hampshire! So, after renting this very same Perkins Pond home as guests in 2019, we jumped at the chance to own it ourselves a year later to create the ideal vacation home for our family.
My husband and I have two children who love to swim and fish at the cottage and ski at nearby Mount Sunapee. Our dog, Sadie, is a big fan of the local ducks and chipmunks.
We're in a unique position of being both guests and hosts of the same property - and we're excited to welcome you to create wonderful memories of your own.

What makes this property unique
What drew us to this home - first as renters, and then as owners - is the open concept main floor with high ceilings, and floor-to-ceiling windows looking out over the lake. Even if you're washing dishes at the kitchen sink you still have an amazing view! It's so relaxing to watch the ducks float by, or take the canoe out for a trip to the lake's lone little island.
Additionally, the location can't be beat for 4-season family fun. In warmer months there's boating, waterskiing, swimming, and fishing on the lake, and in the winter you can cross-country ski on the frozen lake, ice-fish, snow-shoe, or drive just a few minutes to Mount Sunapee for downhill skiing. Not only that, but it's just two miles down to quaint Sunapee Harbor where you can hang out by the dock while eating a delicious ice cream cone.
