This is primarily a Saturday to Saturday, seasonal rental. Some exceptions made in Fall. The very large, screened porch of this 1800's farmhouse has beautiful views of the extensive gardens (featured in the book "The Invisible Garden'), a swimming pond with koi fish, and nearby hills. There is a waterfall in the stone foundation ruins of an old sawmill across the road (on the property). Grab a book from the extensive, eclectic library and relax in a hammock. Bring your well-behaved dog!
If you are planning to work remotely, we provide free WIFI + extenders. AT&T calls do work and Zoom calls are best done via the Internet. There is a large Smart TV for on-demand viewing. This rambling farmhouse retains the charm of the late 1800's and 1930's - it is authentic, rather than a renovated approximation. This is what makes it eco-friendly! There is no air-conditioning or dishwasher. Just ceiling fans in every bedroom, and in the main rooms. Apart from the electricity, this is a self-sustaining house. The property is largely wooded, apart from 3.5 acres of well-kept lawn and gardens surrounding the house. The biodiversity and wildlife add to the charm.
It's a perfect getaway for families - with a high chair, booster seat, pack & play, books, toys and games. Small log cabin for kids' play. Kitchen essentials and all linens provided. Eco-friendly new fridge, electric stove + washer and dryer just off the kitchen - the style of which will remind you of a grandmother's country kitchen. Traditional, sustainable, Scottish shower (i.e. lower water pressure from a gravity-fed water from a cistern). The water is safe for both cooking and drinking.
There are 2 vintage wood stoves, 1 nearly new propane gas grill and 1 campfire pit w/4 Adirondack chairs. There are also 2 kayaks, 1 canoe and 1 SUP for your use - there is a boat cart to bring a kayak down to West Hill Pond (a short walk away). Conveniently situated 20 minutes between Montpelier and St. Johnsbury. Close to several ponds, Groton State Park, great local food stores, farmers markets, and microbreweries. Lower your carbon footprint, while stepping back in time!

This house is wonderful and in a really great location for exploring Vermont. The gardens and pond are lovely. The huge screened porch is glorious. The kitchen is well stocked, which is great for us because we like to cook. We really enjoyed our stay and will be back.
A comfortable and well-equipped house (with a great library, too). The screen porch overlooking the pond and garden is a splendid place to sit and read, chat, or just space out.

Wonderful place!
Loved every minute at this house. Beautiful location, comfortable and clean home. Spent our evenings on the screened porch watching the fire flies and listening to the frogs and peepers in the pond. A memorable experience. Eager to stay here again.
A gorgeous spot! We floated with the koi in the rain, slack lined, kayaked at west hill pond, spent much of the time on the big screened porch. The house is lovely. A perfect vacation.
This was our second stay at this adorable farm house. We love the tranquil gardens and enjoy feeding the koi fish , such a beautiful area. The maple syrup and creamies are not to miss. Our stay in this home was magical ! The copy of the book "The Secret Garden" written by the previous owner tied our stay together into a wonderful bundle we were not expecting. The history of this adorable farmhouse added to our stay. If you love to stay in a private quite home with plenty to do at home and in the area this home is it. Regretfully the recent tragic flooding limited our outside adventures ,we hope to return to this home.
Quiet and cozy. Didn’t get to enjoy as much as we would have liked. Busy with a wedding in near by town.

Charming, fabulous, clean, so well laid out
My husband, four children and I stayed at the farmhouse for a long weekend and we can not wait to schedule a follow up trip!!!
The home was clean and cheeerful and spacious and had all of the amenities you could hope for. The property was exceptional, and the gardens and pond were a dream for my family.
We love outdoor time as a family, and this home served our needs. The screened in porch was awesome, and the playhouse was so cute and so fun for the kids. We made s’mores at the fire pit, watched lightning bugs, went in a little hike on the property, saw the waterfall, caught frogs and salamanders... it was a true paradise for my 8,6,4 and 1 year olds!
We got dinner one evening at positive pie which was great, we visited Cabot cheese, and made a day trip to Woodstock where we walked around the adorable town and went to Sugarbush Maple Farm for syrup and cheese.
The owner was easy to contact and had a handy book full of info about the home. Also be sure to look through the library of books. We found the invisible garden book which was a treat to look through.
Vermont is our new favorite place, and that is saying something because we have always been beach goers. I think we may have new vacation plans in the years to come!
Such a beautiful property, gardens, and home. This property is perfect for a family with children that wants to enjoy the outdoors, gardens, aquatic life, and quality family time. The house is stocked with everything you need in your home for a vacation. We hiked, went to the Cabot Farmer’s store in Waterbury, Ben and Jerry’s, Positive Pie in Hardwick, ate maple creemees all over the place 😀, spent a day in Burlington, visited Lake Willoughby, Sentinal Rock, Wayside restaurant in Montpelier, Bragg Farm Sugarhouse… and so much more.
The screened porch is amazing for relaxing, dining, and napping in the hammock. Toys and board games were fun for the kids, as was the playhouse, slack line, and fire pit. I would recommend bringing as many groceries as you can carry with you, as there is limited convenient shopping choices if you are in need of feeding your family for a week long stay. We were aware of this before we arrived, as this was a return visit to this house for us, so we had loaded up before we got there. Also. Internet is spotty in the area as is expected, so make sure you have either a paper map or take some screenshots on your phone, of your info to enter the house etc. when at the house wifi was great. Would def recommend!!
The house, grounds and location were all terrific.
Having read “The Invisible Garden” before our visit allowed us an interesting view of the history of this property. Close to many scenic trails as well as Burt’s Orchard featuring many varieties of u-pick apples and the best cider doughnuts you’ll find anywhere. Family and pets were all very comfortable. Looking forward to another stay here!
We and our dogs loved this big old home with lots of private spaces, lush gardens and comfortable beds. We enjoyed the pond and all the animal life around it. The kitchen is well-equipped. Cabot is a great springboard for lots of great summer activities. We'd like to go back.

Beautiful property! The house wasn't as clean as it could be, the fridge & stove needed attention, there were bugs & cobwebs inside, and the water pressure was horrible but we had a good time after some cleanup. The koi fish were friendly and awesome! Thanks for a great family getaway.
This was a charming place and perfect for our family of 6. Loved the screened-in porch! While the "swimming pond" is really more of a fish pond, West Hill Pond is a short distance away with swimming and kayaking readily available. Thank you for the kayak!

My best friend and I (in our 40s) took our moms (in their 70s) on a fall leave-viewing trip to VT. We are so glad we decided to stay in Cabot, away from the hustle and bustle of Stowe. The property is spectacular! After reading the book The Invisible Garden, we couldn't wait to tour all that Dorothy had described. The flowers, pond, mountain trail, and waterfall were all breathtaking. We gathered a gorgeous wildflower bouquet as we walked. The air smelled sweet and fresh.
The house is also a treasure. We were mostly in the kitchen and dining area, although we did spend late evenings in the living area near the main staircase. The house has two heating systems, which kept us nice and toasty. Our favorite place was the big screened patio overlooking the pond. We bundled up and had our coffee out there every morning. We were also lucky enough to see stars at night! No light pollution out there!
We had a great time investigating Cabot (eat at the tiny diner in the Hardware store), Montpelier (eat at Down Home, Sarducci's and the farmer's market on Saturday am), and Hardwick (eat at The Village Restaurant and Positive Pie). The food was the best we've ever had!

The house is very nice and the screen porch was wonderful. Turns out we weren’t really private pond kind of people but I’d you don’t mind swimming with koi fish the pond was refreshing. There is lots of space and the 2 living room areas were nice to have. It is a beautiful area but with all the greenery and all make sure you bring bug and tick spray. The owner was great the deal with.
My husband and I, with our three labs, rented this property to celebrate our anniversary. It was so relaxing and peaceful. We all had a wonderful time cooling off and swimming in the pond. One of our dogs suffers from wicked anxiety, the whole time there he never needed his anxiety medicine. Even he was completely comfortable there. The screened porch was our favorite spot to hang out. We will definitely request the property again next year!

AMAZING!!!
Wow! What a GREAT experience! We booked during the FALL FOLIAGE and it did not disappoint. The house with its screened patio overlooking the pond was so beautiful and comfortable! We thoroughly enjoyed it! The bakery in Marshfield has chef quality food (even though you would NEVER guess that!). Sarah's little diner at the back of the hardware store was so quaint and delicious! The general store was stocked with just about everything you need. We went to the Cabot creamery, drove route 100, and many other routes. What a LOVELY EXPERIENCE!!! JUST DO IT!

A superb gem-of-a-house for the whole family
After driving a good 5hrs+ straight, it was a relief to finally reach our destination - and what a destination this place is! Located along a quiet Vermont country backroad, this splendid property has true charm and character in buckets, from the koi pond (which my kids loved, especially being able to feed the fish) to the wood-burning stoves keeping us cosy warm to the very large collection of books to the netted porch with relaxing views of the lovely garden...I could go on but don't want to spoil it for you!
There are many activities to enjoy in the area, catering to a wide variety of needs not least including a scenic drive up Stowe mountain road and through Smugglers Notch, eating out in Montpelier, tour of the Ben & Jerrys factory (plus free samples!), visiting the nearby maple sugar farms for delicious wares, hiking some of the many trails available, Rock of Ages in nearby Barre, etc.
We would very much love to come back here, and from the look of how far in advance the bookings can get it seems a lot of others are agreeing just how lovely Cabot Farmhouse really is for a pleasant and enjoyable vacation, whatever time of year.
One thing I would highly recommend is DownStreet Eats on the main road through nearby Cabot. We ate breakfast there on our last morning and wished we had found it at the start of our holiday - superb tasty food in a welcoming and well set out location.
