We thought the place was ok.We had 2 issues, 1 that the company really should fix & 1 that was out of their control. The deadbolt on the front door was at best sketchy, but with the added locked gate, kept the outsiders out.The 2nd night we were there, the upstairs folks were playing tag football (at least that's what it sounded like) and boy was it noisy !
The location was convenient for many tourist locations, although the immediate neighborhood was a little run down. The layout worked well for a group of three, with two en suites. The kitchen was minimally stocked. There wasn’t enough comfortable seating in the living room. Overall, the place was very clean.
The unit was very clean & efficient. Management responded right away when we had a problem with the electronic door lock. They sent a handyman within a 1/2 an hour to change the batteries & got it working properly. The bed was a bit uncomfortable for me. It was springy with little or no stuffing. The bed in the other room was extremely firm. The living room couch was uncomfortable & the sound for the TV was horrible. The speakers weren't good at all. There was a homeless person outside the main gate a couple of days. But this is downtown San Diego. Not much you can do about it.Despite that, the unit served its purpose. A short walk to Little Italy & Seaport Village. We used the trolley to get around. Overall we enjoyed the unit and it's convenient location!
No problems. Great location for a conference at the Marriott Marquis. Apartment had all the necessities. Old house but attractive. Front porch nice place to sit. Very comfortable beds. Manager very responsive.

Although the neighborhood is a bit sketchy, it is conveniently situated between Gas Lamp and Little Italy. The extra security of the street gate was appreciated. If you're on foot, it is definitely worth getting back before dark. However, it was easy for Ubers to pick up and drop off. The unit itself is no-frills (the couch really does suck!), but does provide two suitable rooms.
The stay (a couple of weeks ago) was for both business and pleasure. The location is great; close enough for a short walk to Gaslamp or Little Italy for any food. This does not include all the places in between. The train is a mere 5 blocks away if you cut over then down and can be made closer if planned out. Other vacationers were pleasant for front porch conversations in the evening. The modest kitchen more than served it's purpose and the bathrooms are clean and useful. I will say though the beds were a bit harder than I prefer, and the box spring was a bit noisy when getting into and out of the bed. Those are mere personal preferences. We did have an issue with a caretaker damaging the front porch post; however, this was reported and received well for future maintenance. The check in process was very thorough, detailed and useful making it stress-free and easy. Building access is just as convenient with information in hand. Hopefully next year can be just as good! Thank you Urban Sands!
Amazing location and beautiful apartment. Having parking on the premises was awesome. Lots of bugs. Flys, gnats, bugs on the mattress. Even dead bugs in the fridge.

not comfortable
proximity to downtown, little italy, coronado and balboa park are great. however, the urine smell and homeless sleeping on the sidewalk out front aren’t great. once inside, the unit is super cute, very clean and well maintained for a victorian of that age. unfortunately, it seems that the furniture, appliances and kitchen utensils were all purchased at the local thrift store. there is no place for a family of four to sit and eat. the futon sofa is literally so uncomfortable you can’t sit on it. same for the queen sized bed. my kids (8 & 10) refused to sleep on the mattress because the springs were poking them. not a comfortable stay at all.
Great location. Convenient to the San Diego attractions that we were interested in seeing! My suggestions to the property-owners/managers would be: invest some bucks in improving the furniture at this otherwise great property. A real couch, chairs and a bed that doesn’t creak when you breathe would be good starters. Firm pillows and quality bedding would be appreciated as well as shelves in the bathrooms to be able to place your belongings and more towels. With a little tlc, this could be a great place!
