Françoise & Dominique welcome you to a former 19th-century country farmhouse, fully restored and renovated into a very comfortable contemporary holiday home (accessible to people with reduced mobility), located in the heart of the Bresse countryside in a small rural residential hamlet. A peaceful, preserved rural environment, nestled on the edge of vast fields and meadows, a stone's throw from beautiful wild and preserved forests (interspersed with hiking trails) and numerous ponds and rivers teeming with fish. A very comfortable gîte. Ultra spacious. Large living room. Warm country character with resolutely contemporary accents. Gentle sobriety in a relaxing, Zen atmosphere. Large sheltered terrace opening onto a pleasant, intimate, enclosed garden of 8,500m², planted with grass and trees, nestled away from prying eyes. This perfect play area for children is partly landscaped in a "natural" style - flanked by mini groves - ideal for games of hide-and-seek between young and old! Large gravel courtyard, literally a natural pétanque court. Soothing, unobstructed view of the verdant and bucolic surrounding countryside. Composition: Detached house adjacent to the owners' home (complete independence, not overlooked). Wi-Fi. Heat pump heating. Air conditioning. This two-level cottage is accessible to people with reduced mobility. Ground floor: kitchen for disabled people, living room, bedroom for disabled people (double bed 140x190cm), bathroom for disabled people (shower/toilet). 1st floor: 4 bedrooms (3 with 1 double bed 140x190cm / 3 single beds 90x190cm), games room area, bathroom (shower), separate toilet. Enclosed grounds of 8500m² + courtyard (pétanque court) + sheltered terrace + bicycle storage + private parking. Shops and services 6.5 km. Former 19th century country farmhouse completely renovated into a comfortable contemporary holiday home, located in the heart of the Bresse countryside on a vast, well-kept, enclosed plot of 8500m², 6.5 km from the charming, typical, commercial village of Saint-Germain-du-Bois (many amenities on site). In a small rural hamlet nestled on the edge of fields, forests and meadows (neighboring a vast natural area classified and protected in ZNIEFF for the quality of its ecosystem), on the route of a marked "green walk" footpath (very rich network of hiking trails of the same type to discover throughout the territory), not far from the circuit of Romanesque churches, 9 km from a 35 km cycle route referenced "Coup de Cœur cycle loop" connected to the greenway (located 22 km away), 25 km from the first vineyards of the Jura, around fifty km from the world-renowned vineyards of Southern Burgundy (Côtes Mâconnaises & Côtes Chalonnaises) & around sixty km from the prestigious vineyards of Côtes de Beaune & Hautes Côtes de Beaune (many wine routes to explore). In the heart of Bresse Bourguignonne - cradle of the renowned AOC Bresse poultry - a magnificent preserved territory rich in superb and particularly varied landscapes alternating vast wooded plains dotted with ponds, forests, rivers, meadows and the mountainous foothills of the nearby Jura massif.
