Guests will be provided with a copy of the HOA rules & regulations that they must adhere to. Also, guests must provide first/last names, description of vehicle including year/make/model/license plate #, their phone # and e-mail address. This is required by the HOA. Welcome to my patio home and quiet neighborhood in central Chandler! Less than 1 mile to shopping, restaurants, grocery stores, pharmacies and more. 2 blocks away from Amberwood park. Perfect for corporate, solo travelers, couples, 3 guests max.
You get the entire house to yourself plus 1 parking space in the garage. Pergo floors in the living room/hallway, tile in the kitchen/nook/bathrooms and carpet in the 2 bedrooms. Master bed purchased in July 2022. Andersen double pane windows. I do not have cable but there is a digital antenna where you can access local channels. Roku & Amazon firesticks in bedrooms and living room. I recently added a Google Nest mini in the nook - to use it, simply say "Hey Google" & then ask your question. My home is DRUG-FREE and for non-smokers only - no smoking or vaping inside or outside the premises! ZERO tolerance for parties or gatherings. Please do not be noisy as to create a disturbance to my neighbors. No guests not listed on the reservation are allowed unless there is prior approval. Do not move furniture due to the wood floors. Candles are not allowed. My home is in an HOA so trailer parking is not permitted. Excessive cleaning fees will be billed to the guest. Cleaning fee will be $280 for stays longer than 1 month. Trash/recycling pick up is once a week. HOA takes care of the front yard every Friday morning. Landscaper does yard work at least once a month and I will notify you prior to their arrival. One small well-behaved dog under 20 pounds allowed for $150 non-refundable pet fee. You must send me a photo of your pet prior to having your booking request approved. Breakfast and toiletry "starter" pack will be provided - since I manage my property remotely and if my local is unavailable, I may need to Instacart these items to you upon your arrival.

Minimum 25 years of age in order to book my home. No kids under 12 years of age. Pets must be spayed/neutered and up to date on all shots and on flea/tick preventative medicine. Pets are not allowed on the furniture. If this is unavoidable, please bring your own blankets to cover the furniture with. If additional cleaning is required to remove pet hair from the furniture upon your departure, additional fees will apply. Your pet must not have behavioral issues and needs to be crated when you're away from the house. Never leave your pet unattended outside or allow it to bark in such a way it disturbs the neighbors. Your pet must always be leashed outside and you are required to clean up after your pet at all times. Any waste picked up from the premises must be properly disposed off in the large trash bin by the front gate. Your pet must be completely housetrained - the use of puppy pads are not allowed.
