The space Cozy, rustic retreat on pastoral horse farm furnished with eclectic furniture and local art. Bring your basketball—we have a new half court in the backyard. (Please keep the gate closed at all times—we have horses). If you like to grill, bring it on, we provide coals but please clean the grill after each use with Scotch-brite pads, water and simple soap provided. We also can arrange a campfire fire pit if you let us know in advance. We have WiFi but please do not expect lightning speed-it is DSL. Please note that the Eastern Shore is full of nature, including, dear, wild turkey, birds and the food source for birds—bugs. We try our best to keep the bugs out of the cottage, so help us by keeping the windows and doors closed to prevent unwanted friends from entering.

Other things to note The Brownsville preserve is about 2 miles east. Savage Neck Dunes Natural Area Preserve in Eastville - vast beach on the bay. Kiptopeake state beach park is about 20 miles south. Choncoteague park is about 40 minutes north. Chatham Vineyards is about 5 miles south. Savage Neck Dune natural area preserve is about 10 miles south. Town of Cape Charles is 18 miles south. Barrier Islands Center is 6 miles south. Dining / Restaurants Little Italy in Nassawadox, Casa Hispana has a great taco truck at the end of Franktown Road @ 13. Richard, our host, did a great job working with us through some unfortunate logistical challenges and helped rescue our trip to the Eastern Shore of Virginia. The cottage is in a perfect place to travel up to Assateague/Chincoteague and down to Cape Charles. We did easy dayhikes at US Fish and Wildlife sites and National Park Service sites along with The Nature Conservancy Brownsville Preserve and loved it. Shout out for Black Narrows Brewery Company for tasty quaffs. The mosquito harem that usually plagues my husband was in its infancy and so no DEET needed.
Everything that was needed. Bathroom was clean, shower head was a little wonky. Kitchen well stocked with cookware/plates/glasses & silverware. AC worked very well, it was a hot couple days when we stayed. Wi-fi was very, very spotty and we didn’t have much cell signal there. Overall very nice.

This property met our needs. We however did not get the Wi-Fi password properly we use the one that was associated with Vrbo but apparently there was another that we should’ve been using we could not receive email updates etc. but I think if we had received a notification about the other net work we would’ve been OK is a nice town and a good stay

Avoid this property
As we arrived, there were numerous branches on the roof and leaves in the gutters.
As we entered, there was a very musty/moldy smell. We witnessed many spiders on the ceiling, crickets on the floor and even worms under the bath mat. The countertops were very dirty the upholstery needed cleaning. After killing the critters, we noticed that every window had huge spiderwebs outside them. We have stayed at many vrbo’s but this was the worst. We nearly left upon arrival and left 2 days early because we couldn’t stay any longer in such a disgusting place.
Two 1 star reviews posted after booking my non-refundable trip spooked me but I'm happy to report all was well. This little cottage is on a horse farm property in a woodsy area however the bugs were a non issue but I'm no snowflake and live in VA already so I'm used to it. We saw a total of 3 crickets and 2 daddy long legs in the cottage and relocated them outside, easy peasy. The cottage was clean, comfy, with a nice bed, Roku tv, take a book - leave a book bookshelf, clean kitchen and even a little "mini bar" basket with wine, pasta, oils, etc to purchase if needed. I enjoyed walking my dog behind the cottage in the little tree grove and out in the beautiful neighborhood.
Nice quiet guesthouse adjacent/on a horse farm. Note that only part of the guest house is included. There is a section on the East end filled with trash and dust which is not included. The door between that section and the guest section that is not lockable from the quest section side. The guest quarters are nice with a nice kitchen and bigger bathroom. There are half depth closets that don't allow the doors to close when the wardrobe is hung up but clothing can be pushed sideways to shut them. It has a Roku TV. It has a softer queen size bed. There are nice walking trails in the 2 acres + behind the cottage which can be explored. The horse hoof prints show that they may be shared at times. Over all, this is a lovely cottage to stay at but could be much roomier if the office area were included as a living room. Good value though, as is!

We booked this cottage to celebrate our 1 year wedding anniversary and I would not recommend this place to anyone. Within the first 2 hours I was ready to pack up and go back home. There were tons of cobwebs everywhere and unfortunately the overall cleanliness was poor. But the worse part of the entire stay were the amount of bugs in this place. I think we killed probably about 20 bugs in the first few hours we were there. Don’t get me wrong I grew up in the country so I understand where there are wooded areas there will be some bugs but this was just ridiculous. We ended up only staying 1 night and leaving early because I couldn’t handle the bug situation and the fact that the place wasn’t very clean. We probably would’ve left the night we checked in if we didn’t have plans the next day and I didn’t want our 1st wedding anniversary weekend to be a complete bust. The photos do not look anything like what you are getting into. If you are considering this place I would recommend finding something else unless you are fine with constantly killing bugs and having a subpar clean space to stay.
Our host Richard was great with communication, helped us very last minute, and made excellent recommendations for local sites & places to dine. We will return!
Very comfortable cottage for a few days on the shore! Great communication with Richard, our host. A great location close to Cape Charles and some other great places in the area. Our dog loved looking at the horses!

After reading all the reviews and how the location was rated, I thought that we are choosing great place for our vacation. How disappointed we were after entering this little cottage. From the pictures of the place only bed and two chairs were the same. I get it that owner could redecorate, but they should have updated their listing. But the worst part for me were spiders and spider webs covering whole ceiling of the cottage, they were even in the shower. We had to kill multiple bugs every day, aside from spiders. We lasted four nights and I couldn't take it anymore. If it was not that we drove thousand miles and that we only have a week of vacation a year we would leave immediately. I let the owner know that we left earlier and why we left. I suggest hiring professional who would take care of getting rid of the bugs inside and outside of the cottage and someone who will clean the cottage really well.
