Located in quiet and peaceful residential neighbourhood. Comfortable 1100 square feet upper floor space with plenty of light in safe neighbourhood. Very clean, and modern. Kitchen is ole's school Italian style. Both guest rooms overlook wooded ravine. Beautiful, serene and peaceful with lots birds around. 5 steps up on left from main entrance you will immediately feel at home and relaxed from a day of travel.

My home is divided in 2 floors and this listing is for the Upper Floor and is for 2 private guest rooms with private 3 piece bathroom only not fully private upper floor. Shared spaces include living room, kitchen, hallway, entrance, driveway & patio.
Your Host sleeps in the lower level during your stay. Between floors there are 5 steps up to Upper Floor, and 6 steps down to lower with keyed lock. Guest rooms have keyed locks. Privacy curtain between floors is available for those interested in wanting to book a private upper floor. Reach out to enquire about pricing and availability.
Enjoy access to microwave, some fridge space, kettle, coffee maker, toaster, glassware, can opener, wine bottle opener, pannini press, hand blender, mugs, plates, bowls, wine glasses, silverware, paper towels, dish towels, napkins, plastic cups, hand soap and dish soap. No stove or cooking.

House Rules:
* No Parties, no smoking, or evaps, drunkeness, marijuana, joints, or drugs of any kind inside or outside of home/property. No pets. No extra guests at any time.
* Please leave home how you found it, and respect check out time to allow for proper cleaning protocols and cleaning staff to enter.
* No Cooking or Stove Use - only kitchen prep and use of other kitchen appliances.
* Must be out of home no later than check out time of 10 a.m. to ensure additional time for 5 star enhanced cleaning practises and scheduled cleaning staff.
* Quiet time between 11:00 p.m. and 7:00 a.m.
* Late check outs are $25/30 minutes.
* Lost guest key is $45 each.
* Any soiled linens requiring dry cleaning are at expense of guest, as well any damage to home.
* Any oil leaks in driveway are the expense of guest.

Complimentary 1 car parking available on site. Additional parking $10/day.

Mutally agreeable time to meet to welcome and provide home and neighbourhoood orientation is beteeen 5-9pm and mutually agreed as I also work outside of home hosting. Wifi and front door key pad code information shared during orientation. Assistance with attractions, breakfast and/or dining recommendations, neighbourhood and local infortmation - approximately, 10-15 minutes.
