Family room has a flat screen and dining room with sliders onto a stoned, patio.Two recently renovated granite bathrooms and two half bathrooms Large king master bedroom with flat screen, fireplace,sitting area and new deck with outstanding water views. Great to relax and enjoy your morning coffee. Queen bedroom and twin bedroom. Above-ground family room area with its own full bathroom, a flat television, queen pullout and two sliding doors with direct access to large grassy yard. Lower level queen bedroom with t.v. and family area and queen pullout and trundle day bed. All furnishings on the lower level ( which is above ground) are brand new. A great area for the kids to enjoy their video on the flat tv. Full laundry on lower level with laundry shoots from the 1st and 2nd floors. House has central AC and ceiling fans in bedrooms and family room. Large driveway for offstreet parking for several cars. Direct path to water for canoeing or kayaking. Minutes to walking and biking paths. Also just minutes to a dock area to put large boats into the water. Smaller boats ( kayak, canoe, row boat)_ can be launched at end of path from yard.
New Seabury Amenities:: New Seabury is a resort area. Within New Seabury you have walking/bike paths, a market place with great restaurants and light food shopping. Every Thursday through Saturday evening there is live music in the Market Place. Families gather here and dance with their children, enjoy Ben and Jerry ice cream or a delicious pizza. You might even play miniature golf. Mornings people gather in the Market Place, enjoy a cup of coffee and relax with the newspaper. In New Seabury there are two restaurants which have been cited in magazines as the best on the Cape: The Raw Bar for a lobster roll and Pomponessett Inn for either casual or fine dining. There is also a wonderful Country Club where you can enjoy an afternoon cocktail, have lunch on the deck overlooking a gorgeous golf course with the ocean on the horizon, or enjoy fine dining in the evening. Things to Do:: There is no shortage of golf in and around New Seabury. You are within a few miles of some of the best golfing in New England. One of the nearby beaches is just five minutes from the house - lifeguard and parking right near the sand. You can purchase a beach pass, with a letter I provide, for your stay from the town hall ( very reasonable). If you want to visit Martha's Vineyard or Nantucket, you are less than half hour to the ferries. You might also enjoy a trip to Provincetown, about ninety minutes away. For great surfing you can go to Coast Guard Beach ( about 35 minutes). On a rainy day, there so much to do. Close by Falmouth and Hyannis have great shopping , entertainment at the Lullaby Tent, and a well worth visit to the Kennedy Museum. Also there is a fabulous flea market in Dennis every weekend ( Thursday - Sunday). Within minutes of the house there is a children's museum and a new library.
Shopping: For those of you who like to relax by shopping, you are minutes away from two very upscale shopping malls. Mashpee Commons and a brand new mall ( three minutes from house) with a fabulous Roche Brothers, Home Goods & Marshalls, licquor store, dunkin donuts, hair and nail salons, along with much else, including very nice restaurants. Food & shopping is readily available and within five minutes of New Seabury: Super Stop & Shop & Roche Brothers. Two large movie theatres are also nearby. When you vacation at New Seabury you don't have to travel more than fifteen minutes for anything: golf, tennis ,swimming, exercise walks, boating, biking ,movies, shopping and fine dining. Its all right near where you will be staying. House for its size, location, comfort and water views is the best bargain in New Seabury and perhaps on the Cape. You won't be disappointed!

We had a wonderful stay at this Cape house! The property was exactly as described — no frills, but it had everything we needed for a comfortable and relaxing vacation. The location was perfect, with an amazing ocean view and easy access to everything we wanted to do. The house was a great home base for all our vaca adventures. We had a great time and would definitely come back!

Love the location of this rental property and the access to the bay for kayaking. The listing could have been more clear about whether there were boats available for use. Fortunately we brought ours and enjoyed exploring the harbors. Quiet neighborhood and spacious house that included most everything we needed.

A nice, large home with a nice large deck.
A very nice and comfy home with plenty of room. Fully stocked kitchen and plenty of linens. I wish the weather was warmer so that we could have opened up the double sliders at each end of the house. Outdoor space was very spacious as well. A perfect place for large families.

This was a golf trip stay with three close friends celebrating our 50th year playing together. While we were outside for most of the days at the golf courses, we enjoyed coming back in the late afternoons to hang/ relax a bit before dinner and then returning afterwards to play some cards and enjoy the big screen TV (football games, etc.). Plenty of space/comfortable amenities for all four of us to enjoy together and also have room to get work done separately as applicable. Very genuine and friendly family/owner. Would definitely use the place again!

DO NOT RENT!Mold on walls throughout, dirty bathrooms and worn interior, decor dated circa 1970. The linens are pictured below. Absolutely disgusting! The yard is unkept and the appliances were filthy. We spent one night of a four night stay and left. When I called the owner she was rude and argumentative. After booking we were informed we couldn’t use the deck off of the main bedroom and asked to wash and dry bedding. She agreed to reimburse me for the nights I had booked but could not use due to my child having an allergic reaction to the inside of the house. I still have not received the refund. I feel badly for anyone who was stuck with this house for their family vacation.

II don’t know how to respond to such a mean review which is fraught with total inaccuracies. To say my house had mold ion the walls is outrageous. Please read the two prior reviews. One of which was by a Tensnt that moved out the day before this tenant took occupancy. Quite a contrast. Would they not have mentioned mold, and all the things she found wrong. This tenant rented months ago for three nights for eight people. Only her family of three showed up at ten the night before and at seven the next morning she contacted me that she was leaving and wanted a full refund for the four nights due to the fact that they could not stay in the house. According to the tenant her daughter had to sleep on an air mattress on the basement floor because she did not trust the linens on the bed. Ridiculous! My cleaning people change all the bedding prior to all rentals, and the bedding is relatively new. I’m always buying new sheets and towel snd linens. The furnishings of the house are exactly like the pictures, not vintage 70s. The stain on one small ceiling was due to a slider being left open upstairs during a rain storm and water seeped thru the flooor. As soon as summer is over the ceiling will be repainted. I told the tenant that I would be back in touch with her after I had the house inspected. I was so upset by the video she sent me snd her commentary that I personally drove four hours that same afternoon to look over the house and not rely on my caretakers opinion. The house looked fine. Very clean and in good order. Yes, it is an older home, but very spacious, in a great location with wonderful view, and lots of nice amenities. Most of the furniture was bought new within the last five years and the bathrooms have been modernized. The kitchen even has an air fryer and a bagel slicer. I value my guests and really want my house to seem like home to them for their stay. Another point I’d like to mention is that the town of Madhpee requires yearly home inspections for short term rentals. My home was inspected in June with full approval. Would they have approved if it had mold? Truthfully, I’m surprised that VRBO would publish such a review without first checking its validity .please understand why I have written such s detailed review.
Property was lovely and had a great stay! The house is big with lots of rooms and furnishings quite comfortable. The stairs really creaked, but did not bother us too much. The internet password was not where the owner said it would be, so had to look for it (found it!). Unfortunately another house is being built in front of the property and will pretty much block the view, and the workers came early. Not the owner of this house’s fault, of course!! We very much enjoyed our stay! 1st time to Cape Cod.

Was a very unpleasant experience Upon arrival there was no electricity due to non payment of bill
House was not very clean and stained sheets were on the bed in the master bedroom. It took 3 days before power was turned on. Kitchen was dirty. Coffee pot did not work,etc. Overall this was an awful experience and would never recommend this house to anyone.

Wow! What an unfair review. Yes, unfortunately the electricity was not on due to an embarrassing oversight on my part, as I do not occupy the house full time. I did not find this out till after the electric company had closed. I apologized profusely and immediately provided the tenant with a lovely two bedroom unit in the same location (New Seabury), Homeaway login 3694260, just so you can see for yourself how nice it was and less than five minutes away. It is inaccurate that the electricity did not come on for three days, as I called the next morning immediately and took care of the matter. When it was not on by midafternoon the tenant called Homeway to be put up at a hotel with two rooms for the entire weekend even though I told them that the electric company said they may not come before 6:00 o’clock. The tenant was very aware that there was electricity the following day. I had my caretaker go to the house around 5:00 o’clock to check everything out and informed the tenant that the house was fine. They saide they were going to stay at the hotel for the additional three days. The tenant immediately started talking about getting a refund, to which I agreed for their inconvenience even though I had given them a very desirable place to stay for the night needed. Upon their return to the house, I started getting emails daily with a laundry list of things that were wrong. There were two coffee pots, but I was told one, unbeknown to me, did not work properly and the husband didn’t like the Keurig coffee pot. Prior to the tenant’s arrival, I spent $500 to have a deep cleaning of the house done in preparation for summer, but according to the tenant the kitchen was dirty, linens were stained, etc. etc. Upon the tenant departing the house, I had my cleaning woman go in and inspect all of the complaints. Well, what she found was not at all what is said in this review. Nevertheless I had her go over everything again. Before and after this tenancy I have had people at the house and have not had any complaints. Quite the opposite. I am very generous with my tenants and care very much about their comfort and enjoyment. I leave for tenant's use many items that are not found in most rentals. This house has many amenities ( new 65 inch T.V.), wonderful location and views, and comfortably furnished. The tenant paid on average $100 per night for ten nights and received a refund for two nights. I feel I was very fair and this review is very unfair

house is tired, but the description made it sound up to date, not really so. Most appliances had issues e.g., coffee maker, toaster oven. One bathroom was not clean upon arrival, which made us wonder if the rest of the house was. The owner promptly replied and offered to send a cleaner or refund $75 off the cleaning fee (the right thing to do would have been to refund the entire fee, in my opinion). Overall, nice location, but we wouldn't go back.

Sorry this renter was so disappointed. But I have to dispute that appliances don’t work. I have two coffee pots; one a keurig and a small drip. Both work fine. The toaster over he refers to is actually both a large oven as well as for toast. This is brand new and there is also a separate toaster. No tenants have ever complained about appliances. The refund he received was more than generous. Upon arrival he immediately complained about the water color in one of the toilets and thought this bathroom hadn’t been cleaned. I offered to send the cleaning woman back which he rejected. When I spoke with her she said the coloring was from a new disinfectant cleaner she had put in the toilet snd forgot to go back and flush it, not it not being cleaned. Even Tensnt said rest of house was fine. They had checked all beds and the other three bathrooms. I am sorry he wasn’t happy with the refund. But in no way did he deserve a full refund.
House was far from clean. Kitchen sink was “black”, mold in dishwasher, we had to clean all door handles, refrigerator handles etc. No screens in upstairs bedrooms and balconies were unsafe. Broken missing blinds in ground floor bedroom. Construction of a house next door with workers starting at 7am.

A little deceiving on the pics until your really look at a date on one of the pictures as it was from 2013.
There is no master bedroom on the main floor. This created an issue with my elderly parents , as this was one of the draws of the listing. There are a couple areas to certainly sit, with one has a large tv, that is nice.
Very dated and certainly not clean. House needs a major deep clean and furniture updated. There are wicker chairs in the master bedroom that had no seats.
The view from the deck is nice however there is a house being built next door that was not known at time of rental.
This place certainly has potential however I would recommend to await confirmation on necessary updates.

Sorry the renter thought there was a bedroom on main level. No where in the description is this indicated. Perhaps the renter mixed up my house with another he looked at. All furnishings are the same as the pictures, which are not from 2013, and the couches and chairs and tvs are new within the last two years. The pictures are an accurate represresentation of what to expect. All deck furniture, both on main deck and upper balcony are also relatively new and comfortable. A gorgeous view is also offered.

NOT a good place for anyone with mobility issues!
We drove up to this property, very excited to see a place that matched the pictures and description
on the listing. While all the pictures are accurate, I think they left out some key details: 1) The stairs are narrow and steep, which could easily lead to a fall, 2) as an old Cape house (and it is), there are cleaning issues that go far beyond "were the cleaners here?" The things we noticed (stained sheets and comforters, broken fixtures in one of the bathrooms, etc.) were not current at all.
On the positive side: 1) the view is very nice, and 2) the master bedroom was nice (except for the stained comforter and sheets), 3) I imagine the house would be great for a young family who needed lots of space. Also, the living room is the nicest part of the house for sure.
We were so concerned about safety (I have arthritis and osteoporosis, meaning a fall could be REALLY bad for me, and all of us are in our late 50s or 60s) that we actually LEFT this property and were lucky enough to find another on short notice. We went there for the remainder of our stay. (So yeah, we paid twice for what turned out to be a 4-day vacation - we drove up on Saturday, spent all day Sunday scanning VRBO and local realtors for another place, finally finding and booking one close to midnight. Monday we repacked what we had unpacked, drove to the new place, and re-unpacked. This took us up to around 6pm. So our actual
vacation part of this weeklong trip was Tues, Wed, Thurs, and Fri.) Good times.

Sorry renter was disappointed in the house:: however, I feel some of the descriptions are very misleading. Also I wish , when they arrived on Saturday that they had contacted me and I would have had the cleaners return to correct within reason whatever they were unhappy with. However, I. heard nothing from them until Monday when they were in the process of leaving. Nowhere in the description nor in the pictures do I say or imply anything about the age of the house. Yes it is an older home, but much of the inside has been updated ( all bathrooms except basement bathroom which is in good condition) with granite vanities and new toilets and floors Fixture in bathroom referred to as broken is a nail in the wall where a cupholder had broken over the summer and I had it removed and plan to replace. . Also main floor has been resanded and stained and kitchen has new counters and very nice cabinets and stone floor.. House is nicely furnished and decorated and offers five flat screeened tvs ( living room 65 inches) and a large deck looking at Ockway Bay. Much of the furniture on main level is relatively new and house offers four bedrooms/four bathsrooms with an oversized master bedroom. House is cleaned after and before every rental as well as all dirty linens washed. The pictures of the house inside represent accurately the house and I would urge renters concerned about stairs to look carefully at the staircase. It's not wide but average size. Had this been a concern I wish the renter had asked me about the staircase before renting., cause the pictures pretty much show the width of the stairs. When notifying me of leaving the house, the staircase seemed to be the main reason. Of course I'm sure the renter would have liked a refund, but the house had been blocked off for them for months which made it unavailable to any other renters. But I, of my own volition, did refund them the entire cleaning fee, even though they had used the house for a couple of days; so, I I had to have it recleaned at my own expense.
This never was mentioned in the review. But I also would like to note that I offer extremely reasonable rates in comparison to most homes in New Seabury of the same size and location. It is a very comfortable, well supplied home in a great location .

Nice location but home didn't meet expectations
This home overall was cluttered, dirty, worn and not staged as a rental but more of a well used family home. TV and couch were new and very nice. Lamp in living room didn't have on/off knob, it had to be plugged/unplugged to turn on and off. Note 4th bedroom was in basement. Vertical blinds in basement bedroom and tv room were missing many panels and didn't adequately cover sliders. Could not open windows in 2 of the 3 bedrooms upstairs, but there were fans in each room. Master bedroom window treatment was fabric panels that didn't stretch across sliding doors so didn't provide coverage. Found kids underwear in dresser drawer in twin bedroom. Bathroom cabinets were cluttered and appeared not cleaned in years. The kitchen was very cluttered and the inside all drawers and cabinets were dirty and sticky. However, it was fully stocked with every utensil you'd ever want. Owners had food in freezer with notes not to use. We enjoyed coffee on deck but we removed cushions on chairs/loungers as they were moldy. In summary, enjoyed the location but not the home.

First let me say the house is not staged. It is a home used about five weeks a year by my family ( maybe some underwear of one of my grandchildren inadvertently go left in a drawer) and rented during the off summer weeks. It is a family home as are most homes on Homeaway, but not used full time. It is furnished and decorated for comfort and warmth. I would take exception to the statement that it is dirty. Every Sunday a man and wife team clean the house thoroughly from 12:00 to 3:30. In the spring all the window treatments on the six sliding doors were replaced; so, I don't think there are panels missing as suggested. The turn on/off for the living room lamp can be accessed by foot right next to the lamp. The kitchen is well stocked for large parties ( as this tenant was a party of ten or more). I also am very generous in leaving condiments and other incidentals for tenants use. The fridge had one lower drawer in the freezer that said owner's drawer; otherwise it was totally empty. Most people realize that the cape can be damp at night, especially when as close to the water as my home is, and cushions get damp. They can be removed to dry cause all the chairs and lounges are in good condition. But they are just damp not moldy. Yes, the fourth bedroom in is the lower level which is totally above ground with sliders out to the yard. This tenant was very unhappy from the start of the week, which by the way was one of the hottest weeks of the summer in July. She called me and very rudely demanded that I do something immediately about the fan that runs the central air conditioner because it was disturbing the person sleeping in the lower level bedroom. I have never had that complaint before. I explained that if you turn off the fan it will effect the air conditioner operating properly and that given the 90 degree temperatures and mugginess of the weather, the air conditioner was probably running constantly. But to be sure the fan was not broken, I did needlessly send an air condition repairman to the house. This however does not get mentioned in the review along with the fact that all the couches and chairs in all three living spaces are brand new, all have flat screen televisions and a 75 inch television in the living room, and that all four bathrooms have been renovated ( two with marble ). People just need to look at the pictures to determine if this is a home they would find comfortable.

New cleaning service needed!!!!
This is the 5 th time we rent thru VRBO. The first 4 times were 5 stars. Not this one..... We rented the house for the weekend with 4 other couples to celebrate my birthday.The house is situated in a very nice neighborhood, at the end of a cul de sac , on the water.It is close to shopping,restaurants and beaches. It has a nice backyard and is large to accommodate big groups. The main level is very nice with a huge living room, very well furnished kitchen , dining room and a nice deck ( which we spent most of the time on as it was a very nice weekend ) There are 3 bedrooms upstairs, 1 downstairs and xtra sofa bed and daybed as well downstairs.
When we arrived , the deck was covered with dead pine tree needles as well as all the furniture. The table cloths on both the deck and the patio area were dirty as well as the chairs . The cushions covering the lounge chairs were moldy . The first thing I had to do when entering the house was to open all doors and windows because of the musty smell all throughout the house. Good thing one of the couples did not show up because the downstairs smelled so bad it was impossible to sleep there even after aerating . There was trash in the bins in the kitchen, master bedroom and bathroom, dirty towels in the laundry chute and washcloth left in the tub upstairs. I also found leaves in the upstairs sink, empty toilet paper rolls in 2 bathrooms. We were asked to do a load of laundry to help the cleaners( for which we paid a $175 fee!!!) which we did but when we took sheets out of one of the bed, there were clumps of hair on the mattress...Some sliding doors did not work and the upstairs bathroom is outdated. There was confusion over the check out time and we were told repeatedly not to move the furniture ( why would we do that to start with ???)
We would definitely rent again in that neighborhood but this house needs major cleaning .....( def not worth the fee we were charged for)!

How disappointed I am to read this review and sorr y the tenant found it necessary to write such an exaggerated review. The house was totally repainted on the main level and almost all new furniture bought for the house and the tenants comfort, incluuding a 65 inch television. In fairness to me I would like to address the complaints about the deck. I personally had gone to the house the week before and set up the deck for this tenan'ts enjoyment. I put new tablecloths on all three tables on both the deck and the patio and cleaned all of the furniture, most of which is the net type of furniture that does not get moldy. I was in the process of having the deck restained; however, due to the incessant rain my painter only was able to power wasg the deck and we are waiting to get a dry spell to restain. During the week before the tenant arrived there was incessant rain and wind on the cape; so, all the cleaning of furniture and sweeping of the deck I had done was obviously for naught. Unfortunately it is high pollen season on the cape and with constant rain, I cant stop things from falling on the tables, deck and furnishings. My cleaning woman had gone in early in the week; so, she had not been there right before the tenants arrival. As for the musty smell, if there was one, this too was only caused by the dampness of the weather and the fact that the heat was set at 55 degrees. All the tenant needed to do was put the thermostat up to around seventy and this would have been taken care of in a short time. The arrival time and departure times are noted on the information I send, but I did tell this tenant that since nobody was coming into the house they could stay later than ten and not feel rushed. Also my instructions merely ask the tenant if they would be so kind as to put one load of laundry in the washing machine ( only) before leaving to make it easier for the cleaning people, especially when there is a large group such as this group of ten. The tenant texted me about asking them to do laundry and I explained that the request was made primarily for the summer when the house has a tyurnover for the same day and it takes the people many loads of laundry to get house prepared when all the beds and towels are used. I only ask in my instructions for people not to move furniture around, as I have had this happen on many occasions and then my cleaning service often can't locate the items. There was no insistence on either doing laundry or moving furniture other than a request in the information sheet. The house has six brand new sliding doors both on the main level and lower level and bedroom level which all work fine. There are two older sliders on the front bedroom side which I
lock and ask tenants not to use because the decks off of them are older and narrow, and I don't want children going out on them. There are plenty of other egresses onto the maim deck and patio. . As for some of the wastebaskets having some debris in them, I have spoken to my cleaning service. Truthfully this must have been an oversight cause they usually do a very good job. There was toilet paper in all four bathrooms, but they are sometimes in the bathroom cabinets. I assure you this is a very nice house, well equipped for tenants enjoyment and conveniences, along with the fact that my rates are exceptionally reasonable. Unfortunately I can't control the weather conditions. But I have instructed my cleaning people to try and clean closer to the day of a tenants arrival so the outside can be checked. Hope this helps to clarify some of the reviewers complaints.

OK but not Great
The outside of the property needs work with debris, trash etc.
The inside was clean but very cluttered with cleaning supplies/equipment and odd furnishings.
The biggest disappointment was how the new construction to the right of the house has ruined the view from every angle.

Sorry you found house cluttered. don't quite understand why a dish of cleaning suplies on the counter is so obstructive. Most tenants find this accomodating. As for debris and trash, I would take exception to this as this is a trash bin and it is picked up each week and any dbris you saw might have been from the fallen leaves as my fall raking had not yet been done. And the new house, although is somewhat obtrisive does not block the entire view. There are very clear water views from most of the deck. Truthfully, the house exterior is completed and the views have not changed much from the pictures displayed. And the new house is beautiful. For location and size and access to water for boating my house is certainly a find in New Seabury.
Beautiful view. Some noise from builders from back putting in pavers and another building of a house in front of this place. Great-Friendly neighborhood. beds were ok. Very Roomy!
We had a very nice short stay here in the off season. The home is comfortable and has a common area sandwiched between the 2 floors of bedrooms.

I take a great deal of pride in my property. Each year I try to do a major renovation. The main level has been refurbished and the kitchen has a new bay window which gives a much brighter, sunny look. House has totally renovated bathrooms ( 4) and new furniture in many areas of the house.
Why they chose this property
This property is in a GREAT location, great water views from an oversized deck, and access for boating. Direct path to water for canoes or kyaks and only a few minutes to a new dock to enter larger boats.
