River Rafting late spring through summer, tubing is at its peak all summer and will keep you cool in the heat of the day. September brings in the changing of the colors and the cooling temperatures make for the best hiking or trail riding and all the photo opts you can imagine. Oh yes if your horse is part of your family fun we can make accommodations. Hunting enthusiast will never be disappointed in Pagosa Country, and from the ranch you can be hunting in National Forest in 30 to 60 minutes. For you winter sport enthusiast, the best snow fall in Colorado is just minutes away at Wolf Creek sky resort. In addition to the amazing spaciousness of the home and perfectly stocked kitchen, the beautiful river and scenery made the property even more special but the real treat was the amazing hot tub that we enjoyed multiple times each day.
Best place I’ve ever rent in my life. The host was very attentive and everything was exactly how it showed on the advertisement. We’ll definitely be coming back here. This is 100% the best spot we’ve ever stayed at awesome surroundings best views in a great hot tub then I mention the rivers in our backyard

This house was perfect for our family. We loved the location near the creek, it was so peaceful. We loved that is was pet friendly and the hot tub was a great bonus! The property owners were very responsive and answered any questions very quickly.
We loved our stay at the ranch house on the river. The location was beautiful and the home had all the amenities. The hot tub was great! Our group skied wolf creek and enjoyed the town of Pagosa Springs. We would love to stay again.

We enjoyed our stay- plenty of room. It was great to relax in the hot tub after skiing while gazing at the stars. The house had everything we needed. Very clean. It was a little bit out of town but peaceful.
We had an amazing time! We were able to go to town and visit family and come back to the house and just relax. My two teenage girls thought it was amazing. They took walks, watched movies and enjoyed the hot tub.
This place is a little off the main road but extremely worth it once you’re there. The house is very comfortable to just lounge around all day in if you want but the best part is the outdoors. The creek and valley views are awesome - even better while relaxing in the hot tub. We had a blast staying at this house and would definitely do it again in the future!!!
My wife and I needed a weekend away from society. This property was amazing. Right by the river, and so quiet and calm. It was nice to make coffee in the morning and sit in the hot tub, or have a glass of wine at night and sit in the hot tub. Awesome place, and we will definitely be returning.
If you are looking for quiet and “off the beaten path,” this is your place. Rob and Laura have lots of amenities so you couple hole up and never leave, but are only a short 25 min drive into Pagosa Springs if you’re wanting to venture out and explore. Our kids loved the bedrooms to themselves and the outdoor space was simply serene (of course the hot tub was a hit). Would definitely recommend this stay for a true get away.
Very nice home with lots of room to roam. Very comfortable and quiet area. Only downside for some would be the 5 mile dirt road to the property. We loved being away from every thing.
Really nice house with a beautiful view. There were a few things that needed attention, but the host was quick to get those things taken care of. The hot tub was on the fritz, but it didn’t matter. It was still a really nice place to stay for a few nights. You can’t beat the river in your backyard!!
The home and some of the property is absolutely beautiful, however please read these important things before renting this house as the listing has a lot of very important information missing.
1. We stayed here for a winter ski trip. If you do not, and I repeat, IF YOU DO NOT have 4 wheel drive and chains the odds you will not make it to the home itself and out of their driveway are high. The road is 4.5 miles long off the main road and is winding and with snow it gets icy. To enter the property, off the road is a huge decline. If you don’t have 4 wheel drive, with snow or ice you may not make it back out as it’s a pretty steep incline/decline.
2. When I say there is NO cell service I mean it. And why is this important on occasion? When the home owner forgets to give you the code to the door and you have to drive back to cell service to call the homeowners and get it because they forgot. They did send us the WiFi code before we got there and I tried connecting to WiFi to send them a message on VRBO and no response. I have an iPhone and they had android so I couldn’t even text or call over WiFi.
3. The beds are not as advertised FYI. They have one room with a queen, another room with a queen, and they claimed they had another room with 2 double beds. Those double beds do not exist. There are two futons in a room and they are not comfortable. Futons are not double beds. One of my taller kids ended up sleeping on the couch.
4. The hot tub and the scenic views out the back door are beautiful and relaxing. Now, out the front door resembles more of a junkyard type feel. Broken down snowmobiles, a shed full of about 4 truckloads of junk just thrown there, and broken down chicken coops. The interior of the home is about 90% comfortable and inviting as long as you forget about the 4 foot gaping crack in the ceiling above the fireplace that you can tell has has something wet come through it.
I would have given this home 5 stars if they were just completely honest with their listing and I knew what I was getting in to. The kitchen is well stocked, all appliances work, hot tub was great, but there are so many things they don’t mention in the listing and photos that make for a dishonest listing and lack of being able to communicate with the homeowners about it is extremely frustrating.
This was a great Colorado stay! We had family in town for Christmas and this house couldn't have been better for the full Colorado experience. It's located a ways out of Pagosa about 30 minutes which was perfect for us. The hot tub was amazing! Nothing beats relaxing in the hot tub looking at the Colorado night sky! This property is pet friendly which is a must for us! It can sleep up to 8 if you put one on the couch. There is a creek/river that runs through the back yard and its beautiful. Overall this was a great property and we would stay again. The owners are wonderful, friendly, kind, and responsive!
