Our 3,000 sq ft waterfront escape...where you can sit by the fire pit, kayak, canoe, bike, fish, play in game room, swing on the playset, or unwind in the Eagle's Nest Lodge...close to the heart of all the activities which Fort Atkinson has to offer.

Looking for a spectacular bungalow? If you are looking for a home that has the 4 Cs...character, charm, comfort and clean...then the Rock-n-Kosh Bungalow is your get away place! Our Bungalow is distinct in the graceful way the main roof curves down over the large, enclosed front porch. It has 3,000 sq ft, 4 bedrooms, 2.5 baths, and sleeps 12 people - in 5 very comfortable queen beds and a queen futon. Meals can be prepared in the fully equipped kitchen. Want to watch TV? You can access local channels, 12 additional channels (ESPN,Disney, HGTV…) or stream using your own provider on all 3 Smart TVs. The Eagle's Nest Lodge is located above the detached garage, just a few steps away from the main house, and provides a separate gathering room for everyone!
Looking for stay-at-the-bungalow activities? Sit on the sun porch with a cup of steaming hot coffee or tea and curl up with a book. Venture into the garage game room and play ping-pong, speed electronic basketball, air hockey, old school electronic bar top game, XBox One gaming system, dartboard, board games, and card games. Hang out in the Eagle's Nest Lodge above the garage, EVERYONE'S favorite place, where you can congregate around the bar, engage in conversation, listen to the jukebox, play games, watch TV, or go out on the balcony for the breezes, sights, and sounds of the Rock River as you search for eagles. Brand new wooden Gorilla playset for toddlers to 10-year-olds. Play outdoor games such as corn hole, ladder toss, fish off the pier or shoreline, sit around the fire pit making s’mores, and sipping your favorite beverage while watching the stars as they emerge from our breathtaking Wisconsin night sky.
Looking for water activities? Have fun exploring the Rock and Bark Rivers using one of our FOUR kayaks, stand up paddleboard, and canoe. In the garage are all sizes of life vests for kids and adults. If you get too hot, climb down the ladder on your private pier to cool off. The Rock River (bottom is a little rocky), is a blissful ‘no wake’ area, which makes it perfect for floating, kayaking, canoeing, boating, and fishing. Take your personal boat or a locally rented boat to Lake Koshkonong for swimming, tubing, skiing, or just boating around the expansive 10,464 acres. Want to go swimming at one of the local beaches? Sandy Beach is less than 15 minutes away - clean and beautiful! We have 6 outdoor blue chairs, lawn blanket, cooler, and umbrella you can take with you.
Plenty of fishing opportunities where you can catch several varieties of fish. Need a fishing pole? We have 7 adult poles, 2 for children, and a tackle box in the garage. Some of the fish in the Rock River are: walleye, catfish, panfish, northern pike, perch, blue gill, white bass, crappie, carp, and large/smallmouth bass.
Looking for land activities? Hike or bike the 1-mile Bark River Nature Trail which is just a street away from the Bungalow. We even have 8 bikes that you can use and provide some bike helmets. The Glacial River Bike Trail will take you through a tree lined paved path, and if you stay on it long enough...a vintage, red-covered bridge. Make reservations at the Fireside Theater to eat a delicious meal, enjoy a musical, and shop in their unique boutiques. Bring your golf clubs, or use one of our sets, and your ‘A’ game for Koshkonong Mounds Country Club. Paddy Shack has two golf simulators.The Fort Atkinson Aquatic Center has a pool, tennis courts, basketball court, archery range, and an obstacle course. Want to go bowling or play miniature golf, then venture into town. Trek through the Dorothy Carnes County Park for fun hiking, picnicking, and bird watching. You can even choose to jump out of a plane!
Our concrete driveway is long, and 6 cars can park in front of the garage and alongside the house. Vacation rental guests are not allowed to park in the street, it is a city ordinance, so please only park in the driveway. Our water frontage is easy to identify as the concrete is edged in a dark brown.
Our Bungalow is one of the most special places for our family and friends, and guests. The neighborhood is well established, family-oriented, safe, and laid back. The perfect place to relax with family and friends while you make lifetime memories!

This VRBO is the best yet. The owners were delightful to work with; the amenities were over the top and everything was labeled and easy to find. There is so much they offer that I've never seen before...it's like walking into your own house! We were even treated to a Charcuterie Board with individual cups filled to the brim with deliciousness! The beds were very comfy...the house was charming and very well thought out with so much character. I'd definitely return to this bungalow in Fort Atkinson!

We loved this property and all it has to offer! Even on a rainy day there was plenty to do. We loved how the property owners thought of everything you could possibly need. Very nice house, in a very nice area. Highly highly recommend.
If I had to sum it up in two words: WORTH IT! Words cannot describe the feeling you get inside this home. You simply have to experience it. It’s warm and fun and classy and sassy and has everything you could ever possibly think of or need at your fingertips. Every room is interesting! Not to mention all the fun stuff it has to offer. We will definitely be coming back!
This place is absolutely incredible! It has everything you need for any kind of stay you'd like to have- entertainment, spacious rooms, comfortable nooks, ect. Everything in the kitchen and other parts of the house are labeled or have instructions right by them, which made it so easy to navigate and find what you need. It was very clean and well taken care of, and the Host communicated very clearly all check in and check out instructions. The property and spaces within the house exceeded all of my expectations and we had a wonderful time staying here. I would absolutely love to stay here again sometime.

Everything, and I mean EVERYTHING, was provided! Outdoor activities, indoor activities, full range of dishes and cutlery. Snacks, breakfast cearal even a welcome charcuterie board! It was great.

This was the perfect property for our group of 12 ranging in age from 3-79 years old. There was something for everyone at this beautiful historic bungalow on the Rock River: fishing, kayaking, relaxing (indoors and out), a closet full of board games, a jukebox and game room, etc. All recreational equipment (kayaks, life jackets, bicycles, fishing poles etc) was in excellent working order. The house was amply furnished with comfortable beds, fresh linens, cozy spaces to relax, and place settings for all 12 of us!
Really appreciated not having to travel with kid/baby, kitchen, or beach stuff. Beautiful place and very well-stocked with all you could need. Enjoyed kayaking and canoeing in a peaceful area.

This is our 2nd time staying at the bungalow for our annual girls weekend. We cannot not say enough good things about this place, the location and the hosts. Having a place on the river was heaven! Local food and bars were just a short distance away and everyone in the town was so nice. The hosts Twila and Robert are one of a kind hosts that strive to make your stay perfection. From providing a delicious charcuterie board upon arrival to providing us with local options during our stay , they are nothing short of fantastic. Until next year!!
We had a lovely stay here in May 2023. The property is as advertised. There were tons of amenities, lots of indoor and outdoor space, and the property was very clean. The host was communicative and friendly. Would stay here again!

So much to do with all ages - outdoor activities from kayaks, canoeing and fishing on private pier to a house full of activities with TV room, game room, etc. We had a full house and everyone had their space. Beautifully maintained!

If we could give 11 stars, we would! Every attention to detail was thought of. The hosts even dropped off an amazing charcuterie board on our arrival. We loved the themed rooms and historical information throughout the house. Would love to stay here again in the summer when we can take advantage of the location on the water. Our young adults loved the Eagle’s Nest and what a beautiful view!

Robert and I have been married for 49 years and moved to Wisconsin, full-time, when I retired six years ago. When we were working, Robert was a branch manager for 35 years in Illinois and I was a teacher and then principal on the south side of Chicago and Aurora. We had a part-time home on the Rock River in Edgerton and sold it when we purchased a full-time home on Lake Koshkonong. Together we have 3 children, 3 children by marriage, and 9 grandchildren - when we get together it is quite loud!
Why they chose this property
The Bungalow is our second home which is used by family, friends, and guests such as yourself. We chose this home because it is on calm water, has spacious rooms, an abundance of local outdoor water and land activities, and many restaurants. Both of us truly enjoy traveling and we only stay in vacation rentals. We have had the privilege of staying in over 30+ vacation rentals – all of them were very unique.
