Great place! The pool and views were lovely. Not very walkable due to the steep hill so be prepared to drive everywhere.

Wonderful Views

A great house to stay in Cabo! Beautiful views from two bedrooms and all of the main areas! Clean and very nice updates! In a gated community with great hills for walking or running with views! Close to town with a $20 taxi ride that was easy to get through Angel!! Everything worked great! Would stay again!

Very nice villa. Beautiful view. The neighbors were very noisy and it was difficult to sleep. Housekeeping only came for a few moments and didn’t really do much cleaning. Other than that it was a good time

Great Cabo Experience

The Villa was very nice, clean with amazing view to the marina and the ocean. Our concierge Ivan was very helpful and friendly. The margarita and Taco bar on arrival was an exceptional experience. On the disappointing side, dishwasher, washer and drier did not work. It was not disclosed to us prior to reserving the house. The water pressure was very week, it was down to a drizzle when taking showers.

Amazing Place but not walkable

This place was amazing stay, plenty of space everywhere. Pool with an amazing view and the concierge answer very quickly. We did have an issue with the water they forgot to turn on the hot water tank. Also the dishwasher was broke and it leaked eveywhere but they sent a maid to clean it quickly. Although the place is close you will need a ride. The hill is no joke, so expect calling for van service but they were great and arrive 15 minute upon call!

The view overlooking Los Cabo and the marina is great! The pictures are a little misleading, there is 1 bedroom with 2 twin beds that is not shown in the pictures. Thats my bad for not reading all the room descriptions closely, but there should be a picture of it. I believe the description for the 3rd bedroom is 2 pull out sofas. A washer and dryer would be ideal. When you're swimming every day you have wet towels and suits that could stand to be washed. We were there 5 nights and had 1 towel per person, extra bath towels are needed. There are about 100 beach towels so that at least is helpful. The initial reaction when you walk in the front door is that this place is gorgeous! The view really is amazing. The balcony is great, could use some better lighting. The living room, tv and dining room are great. The kitchen is pretty run-down, the cabinets throughout the kitchen and bathrooms are rickety. There is no oven but there is a small air fryer. The dishwasher was broken and we were told a repair man would be coming, that never happened. The first day the heat in the pool and hot tub was perfect although the pool was very dirty. A pool boy did come over the next day and did a good job cleaning it. The 2nd day the heater stopped working. Even if I'm in Mexico I'd still like a warm hot tub. The pool is completely shaded by 2pm so the heater would be nice to warm it up just a bit. We still swam, so its definitely not unswimable. All in all we had a great time, needs upkeep.

Great View - But not impressive home

I will say we do have high standards so I'll just give you an overall review. The home is close to the top of Pedregal neighborhood so the view of the sunrise and ocean is incredible. Otherwise, here we go. They are doing construction on homes nearby so Monday-Friday from 8 am to 5 pm you will hear drilling and hammering constantly. For this time of year the pool is shaded by 2 pm in the afternoon so don't expect any sun tanning after that. The home does not provide a washer or dryer (even though the listing noted a dryer was available). They are both behind a locked closet. This would be nice access when staying a full week. The kitchen also does not have an actual oven. They do have a toaster oven style sitting on the counter but you can't really do much with that. There was limited bathroom towel supply, of course you can pay extra for cleaning and more towels I'm sure. The AC in the larger master didn't get real cold even at the lower temps. We walked to and from the home many times but this is quite difficult unless you are a fitness buff as it's way up almost to the highest peak in the neighborhood. There is no cable or satellite service on the TV's but you can login to your own services such as Netflix etc. One tip, they will let Uber drivers in at the gate and up to your home which are a fraction of the cost of the taxi's or other options.

Regarding construction noise, the Pedregal neighborhood currently has over 55 active projects, and while Villa Mar Azul is not directly adjacent to any, occasional noise from the wider area can occur. For longer stays, additional maid service is available upon request to ensure toiletries and amenities are replenished. Our concierge team is also available 24/7 to address any concerns or issues promptly during your stay.
