The Great room boasts a grand, tongue and groove lined cathedral ceiling and floor-to-ceiling stone fireplace and TV tastefully tucked into the hutch nearby. The space is free-flow to the gourmet kitchen, which is equipped with stainless appliances, exquisite granite counter tops and backsplash, ornate custom cabinetry and bar seating. The formal dining area is just steps off of the Great room and kitchen and looks out onto expansive ridgeline views. Step out to the abundant covered outdoor living and dining space, with built in gas grill and fireplace, and take in the amazing vistas and clean mountain air.

Overlook at Wilderness Trail features two grand king suites with lofted ceilings and over-sized bathrooms, offering private soaking tubs and incredible views of their own. There are also two additional king guests suites, one of which doubles as a game room and lounge with its own private balcony. - All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Unacceptable

Great location with wonderful views. For this price, we would never have expected poor cleanliness and maintenance. Things were broken, outdoor furniture was disgusting, rugs had not been vacuumed for a long time, there were many wasps nests in a rock wall that made outdoor area unusable until we sprayed and killed 20+ wasps. And last but not least, ghdd red stairs were very dangerous and 4 people in our party fell. Will call the management company to report more details.
