About this property
La Fleurette - CHARDONNAY
Retired winegrower, Martine welcomes you to an authentic traditional 19th century residence, fully restored, steeped in history (former "farmhouse"), nestled on the edge of a lane in the heart of a peaceful winegrowing hamlet full of charm & perfectly preserved, surrounded by vines, located 3 km from the typical village of Chardonnay, historic cradle of the legendary eponymous grape variety known worldwide (elegant listed 12th century Romanesque church, 12th century manor house, former tithe of the Benedictine monks of the Saint-Philibert de Tournus abbey, Neolithic dolmen "legendary stone" listed as a Historic Monument, etc.). Peace and quiet in the rolling countryside of the upper Mâconnais (protected as a ZNIEFF for its rich fauna and flora), nestled on an exposed plateau in the hollow of a bucolic valley of vineyards, meadows, and forests, on the foothills of the South Burgundy massif (a vast wilderness dotted with marked hiking trails and mountain bike trails for all levels, offering splendid panoramic viewpoints as far as Mont Blanc on a clear day!). The surrounding landscape is of great beauty. 100% relaxing. Spacious, comfortable cottage. A change of scenery, a touch of "vintage" country charm, interacting with some traces of the original building (beams, stone and marble fireplace mantel). Large, exposed and shaded terrace (southwest) opens onto a very pleasant enclosed garden of 150m², carefully planted and full of flowers, with the added bonus of a mini "herb garden" (in a container). Composition: Semi-detached village house next to the owners' house (total independence). Wifi (fiber). Gas central heating. Ground floor: kitchen, living room, bathroom (shower). Half floor (2 x 3 steps): 2 bedrooms (double bed 140x190cm / 2 single beds 80x190cm), separate toilet. Enclosed garden (150m²) + terrace + private parking. Large shared garage 10m from the gîte (2 spaces possible / bicycle storage). Minimarket & small shops 4.5 km. Supermarket 9 km. All amenities 11 km. "Postcard" landscape in the lands of the legendary "Chardonnay" grape variety! Authentic traditional 19th century residence, fully restored, nestled in the peace and quiet of a peaceful and picturesque little wine-growing hamlet, located 5 km from Lugny ("the little capital of Haut-Mâconnais", the leading wine-producing cellar of Burgundy wines) and 11 km from the charming gastronomic and shopping town of Tournus, rich in a world-renowned abbey site (A6 motorway, all amenities and numerous sports and leisure facilities on site). Total tranquility in the heart of the Mâconnais countryside, in the hollow of a magnificent preserved setting of gentle rolling wine-growing mountains mixing agriculture and nature, between vineyards, meadows and forests, largely protected in "Natura 2000 Zones" and ZNIEFF for its rich ecosystems, overlooking the Val de Saône (banks nearby) on the wooded foothills of the Massif Sud Bourgogne. Ultra-privileged location on the routes of the Romanesque churches circuit, a marked "green walk" hiking trail (vast network of similar hiking trails to discover in the area) & two mountain bike trails labeled "VTT FFC" (linked to a vast network of identical paths crisscrossing the massif including the renowned GTM / Grand Tour du Massif Sud Bourgogne mountain bike trail), adjoining the "Burgundy Wine Route" (Côtes Mâconnaises) which is extended by the "Route des Grands Vins" (Côtes Chalonnaises & Couchois), 6 km from the GR76 connected to the famous GR "Chemin de Cluny" (ViaCluny) as well as the legendary "Chemin des Moines" (formerly linking the abbeys of Cîteaux and Cluny) & 8.5 km from the Voie Bleue (along the banks of the Saône) adjoining the Voie Verte de la "Great Loop of Southern Burgundy" & "Cycloroute71" (Tour of the Saône-et-Loire by bike). Prime location in the heart of the Mâconnais, at the crossroads of Ain, Tournugeois-Clunisois (labeled "Land of Art and History"), Chalonnais & Bresse Bourguignonne, not far from the vineyards of Côtes Chalonnaises, Beaujolais as well as Cotes de Beaune & Hautes Cotes de Beaune. Ideal for easy travel (A6 13 km): 9 km from the medieval town of Brancion, 21 km from the rare Truchère Nature Reserve (remarkable protected ecosystem), 17 km from Cuisery (listed among the very exclusive 8 French "Book Villages"), 21 km from Pont de Vaux (river marina linked to the Saône), 25 km from the medieval village of Saint-Gengoux-le-National labeled "Cities of Character of Burgundy-Franche-Comté", 24 km from the illustrious abbey city of Cluny, 26 km from Mâcon (Mâcon Loché train station 28 km away), 38 km from Louhans, 32 km from the sumptuous landscaped jewel of the Roche de Solutré labeled "Grand Site de France", 39 km from Chalon-sur-Saône (labeled "Town of Art and History") & 43 km from Vonnas (Georges Blanc's gastronomic & gourmet village). A perfect "pied à terre", close to amenities, for all lovers of wine and nature!
