Large yard, pool, patio & bubbling waterfall makes you feel like you are away from the busy city. & bubbling waterfall makes you feel like you are away from the busy city.
The Mountain View, & closeness to trails is a favorite of the locals.
Host provides start up[5 days] snacks & water, paper products, CVXXXX. , linens sheets, pillows, cookware, plates, silverware & Please use plastic poolside. North Mountain Trail Preserves with over 2000 trails.

Check in day= nice to know approximate arrival time to finalize preparations just for you.
Minimum age to contract 25yrs old. If you live a safe & respectful lifestyle you will have no problems with the rules. But, if you climb on roofs, bring a gas grill inside because AZ summer temps are 112 to cook in the living room, or if you run a garden hose indoors flooding the kitchen, you will have problems with the basic rules.

-Be good CONSERVATIONIST Phoenix is a desert city and resources are limited. –
-Reduce excessive energy use-electricity and water Recycle as prescribed. Friday 6am city trash pick up Universal Rule - at the end of your stay, leave your area as clean as you found it. All linen [towels & bedding] can be placed on the floor for professionals to launder. Travelers can leave these items and set off on their travels.
-Autonomy & personal maintenance for your area is one reason renters choose in home rental, please fulfil this responsibility. No one will be touching your stuff like in a hotel.
-Cleaning supplies provided for one weeks use: duster, spray cleaners, rags, polish, dry wipes, soaps etc.
-Pets rent per month PER DOG, plus $150 additional [even the best dog requires greater cleaning of all furniture. Request special info about pet exceptions]. Prefer dogs that are good neighbors, greet humans and dogs with manners, limited barking, no begging, no aggressiveness, etc. Dog owners are expected to clean up all pet messes. [Feces, torn toys, food spills, H2O around bowl, etc.] There will be multiple dogs at this property and nearby in the neighborhood therefore, getting along with other dogs & people is critical. This is a hot spot for professional dog walkers as well as the people who drive to this beautiful neighborhood to walk their dogs. Dog owners determine the appropriate socialization for their dog and other dogs on the property. It is recommended that owner of dogs set up a play time for the dogs or whatever works for your pets’ personality. Host is not responsible to pet play dates. Owners will be consulted if their dog’s behavior becomes a problem and boarding their dog elsewhere may be recommended.
-Dog safety= mountainside neighborhoods have natural wildlife that will typically travel into yards and down the streets. Warning to all to supervise your dog when outside. [Animal sightings include, bobcats, coyotes, & havalinas,] Host is not responsible for the actions of wildlife nor others pets.
- Abandoned dogs- 20 hours without the legal owner of the dog, physically being at the home with the dog. May result in the Humane Society or dog rescue being called to care for the dog. Private pet care facility is out of the question as most will not take the dog without proper ownership & veterinary shot records as well as the fees being excessive. It has happened, a dog was left alone [abandoned] for 3 full days.... no notice to home owner.... no food, water, or exit plan for the dog. It was a sad situation. I took care of the dog… but next time a kennel will be arranged at full cost to the owner...
-Smokers please avoid the irritating waft of smoke from bothering others. The backyard is huge, move a chair and sit where the wafting smoke does not bother others. Worst case scenario move to the front of the house seating area, where no one sits in the wafts flow.
-GRILL - Shared spaces respect others preparation space & time. There is plenty of space to create your Own Preparation Zone, avoid interferences at grill time. If you make a mess, clean it. If anyone thinks it’s a mess “it’s a mess.” Leaving dishes to wash later is Not Acceptable, after dining remove all dirty dishes from anyone else's observation.
Avoid cooking foods that disperse offensive odors raw fish, octopus, squid, kimchi, lutefisk, oysters, chitterlings etc Offensive Cooking odors should not penetrate others areas. My heritage celebrates Lutefisk but I will not cook it when renters are in the home.
-Laundry daylight hours only 8am-8pm, no exceptions. Find a public 24hr laundry if needed. Preferred that laundry be finished while you are home. Abandoned laundry left in W/D will be placed as is- in baskets. Delaying other guests cleaning time when you are away, is not friendly.

-Shared space-Autonomy and larger living spaces is the most common reasons sharing renters choose in home renting. Cleaning & cooking the way you choose supports your autonomy.
-Maintenance special circumstances- Guest & host will share information of repairmen who will be given access if ever needed and will be supervised in all areas of the home.
-All servicemen will be allowed to fulfill duties upon their arrival. Pool Service, Landscaper, Window cleaners, etc schedules will be provided to renters yet service providers cannot be held to an exact schedule as work problems arise without warning. Trucks break down, Travel is interrupted by accidents, their days schedules can be fraught with delays. Best practice servicemen will attempt to be on schedule but renters will allow all service providers to complete tasks upon arrival.
-If you make a mess, it is your responsibility to clean it so others have no interruptions. All areas in the shared space that you PASS through, SIT on, WORK at, are all your spaces to clean.
-Pool safety- be conscientious at all times.
-ATTIRE Body covering at patio, pool, & shared spaces 'Modesty preferred' Warm weather public decency dress code expectations. 
-Parking off main street and main street available. Culdesac 4 car spaces, main street 4 car spaces. Driveway on opposite side of home, culdesac is close to apartment.

- Arizona has the right to carry concealed weapons yet, inform host of your concealed weapons and keep weapons concealed. No pretend target practice on the property nor gun slinging holster practice in shared spaces. [One "previous guest would play act his Billy the Kid Routine" and guests complained that his gun pointing was worrisome. You can’t make this stuff up.] Host will maintain guest safety above all else.
-Medical emergencies you wind up in the hospital- Nice to notify host and provide emergency information just to be prepared. If complication with next guest check in, exiting renters’ property will be protected in locked area then available to guest within 24 hours of notice. It has happened.... renter fell hiking had a helicopter rescue etc. I knew nothing and the next renter was to check in - I had not heard from the hospitalized checking out renter. Life is more surprising than any movie.

Helping others by providing quality living space is a part of my upbringing. Both of my grandmothers opened their homes to the needy during the depression. Somewhere along the line their helpful nature “come in and be safe” turned into full fledge boarding houses, that they managed until they were both in their mid 80's. Then my father continued their legacy & passed the family mantra on to me, provide for others before you have comforts for yourself.
