VRBO called the owner of this property regarding the death of who booked this house three weeks in advance and he still refused to refund the stay. The property is overpriced due to the proximity to the River Walk. Too many items in the house made it hard to keep track of your own items.

During the start of Covid and the first two following years, guests booking with vacation rentals companies were allowed to cancel their bookings as long as they used the excuse of being exposed to someone who had Covid, or having Covid themselves. Because of this many vacation rentals economically suffered and some host even closed, so we decided to switched to a more strict policy. Guest was able to read this policy way in advance of time. It is stated in very clear basic English and they elected to ignore the strict policy and still pick our location and still wanted a full refund. Small businesses cannot continue to take a financial beating and survive. This guests did not bother to ask VRBO a large multi-million company to take the hit. Instead they demanded that a small company take the loss for their failure to read the contract. We are really sorry for his loss, however these people need to take some responsibility when reading a basic contract written in basic English. During their stay I still tried to be accommodating to them, however he was extremely rude. If the situation was turned around, I personally would have taken the loss on the booking and just stayed home and grieve. Not taken a vacation and then complain about the booking because I refused to read the contract before signing. As more proof, tons of photos of our place showing the decorative items in each room are on the VRBO site and he still complained of how the place looked crowded. So they refused to read a very basic contract and they refused to view the photos of the place displayed on the VRBO site and then he complained afterwards. Once last thing. We very clearly state on our site that we can only accommodate two grown adults. We have an office in front of our rental villa, and when I left late one evening and then came to open the following day there was another car that had been in the driveway all night until morning, meaning a third or fourth person spent the night here, which is not allowed. This guest ONLY paid for two individuals to stay over three nights, not three or four individuals to stay three nights. Then he states that the place was too small for them. So this guest got angry over our policy over cancellations, then did not bother to review the photos on our site and then broke the house rules by allowing other guests to stay here overnight for free and then still complained. My Oh My.
This was our first time booking with Verbo instead of our usual air b&b. My husband booked our stay for Tuesday through Friday for our anniversary. Check in is at 4pm, property manager showed up at 7 to unlock the property, he kept insisting that our stay was to start on Friday. We received a mold bottle of red wine for our inconvenience. Upon entering my husband stated that it looks like a party had occurred recently, the backyard was filled with trash & clutter, we had to wait for the manager to make the bed up, and his information about the property was insufficient. Returning to the property the first night after a late dinner we were surprised that the manager was still on the property, after a long day we were ready to get cleaned up and go to bed. Unfortunately, we discovered that the bathroom had not been cleaned that chore became our responsibility. Our major disappointment was realizing that the property manager was there the entire duration of our stay. We found this to be very creepy and I personally felt like we were being watched. A short list of disappointments: given a bundle of keys without labels, dirty property inside and out, a quarter of the jets worked in the jacuzzi, I had to locate a suitable cleaner for the porcelain tub.

Waited for guests to text or call to inform time they were arriving. 1st, check-in starts at 3, not 4. 2nd, guidelines clearly state that guests text or call in advance to let us know the time they are checking-in so keys, a quick tour & concerns can be addressed. Check in is 3 pm to midnight, this is 9 hours. Cannot be on site for that long so we ask to be notified. 8 years of business & every guest has followed these guidelines except these 2. Place was ready except for the bed sheets, which the housekeeper placed in dryer. Allowed her to leave for her next job, agreeing to make the beds, however while waiting for the sheets to dry & guests to call, got call from my Dr.'s office informing me they needed blood samples before the end of the day. Guests had not called to inform me on arrival time so I ran to my Dr.'s office. Because of lack of communication on their side, I was about an hour late, not 3 hours late as they claim. However I still felt bad so I gave them 2 bottles of wine, & they still complain. When they were here, they saw the spa water was new, clear & clean, however they left spa water cloudy, dirty & greenish, meaning these people never bathed in the bathtub and used the spa as a bath while here. The spa water had to be emptied & refilled with clean fresh water, an 8 hours process. Then they left a bath-towel over a 300 watt outside light almost causing a fire & they still complain. They were spoiled rotten & the filthiest guests we ever had.
