**During Xmas/New Years’ weeks there is a 10 night minimum. High Season 5 night minimum 11/15-4/30.
If the entire villa is not booked, the unbooked room will be locked. **Please note that this property is situated in a quiet residential area and as such, we ask that the guests adhere at all time to the quiet and peaceful atmosphere of the area

As you open the front door, you are greeted with a marvelous view of the ocean in this newly renovated villa. The distinctive aqua colored kitchen is well laid out and a favorite with private chefs and foodies alike. The living and dining area is decorated with a Caribbean contemporary flair and opens onto the poolside terrace. Relax by the pool with a cocktail or take in the incredible sunsets under a shaded terrace.

There are five bedrooms and four bathrooms in total: three bedrooms on the main level, the master bedroom upstairs. The 5th bedroom is in a self-contained studio unit with full bath and kitchenette only a few steps from main villa.

The gated villa is only three miles from Princess Juliana International Airport and situated in the exclusive area of Pelican Key in Sint Maarten. The property is less than a 5 minute drive to the nearest beach or relax in the private pool with spectacular views of the ocean. We also can provide exercise bands and yoga mats so you can get your workout in!

Pelican Key one of the most beautifully developed residential and resort areas on the island, with the advantage of close proximity to Simpson Bay, with its large choice of restaurants, shops, boutiques, casinos and entertainment and beautiful beaches.

**INCLUDED: access to local concierge for anything you might need while on the wonderful island of Sint Maarten.
**St Maarten has recently experienced disruptions in electricity and water due to equipment currently undergoing renovations by GeBe, the island’s power provider. The outages may not occur regularly. While they usually last for a couple of hours there have been instances when the outages have been significantly longer.
By confirming this booking, you understand that disruptions to water, electricity, and internet services may occur.

The villa is within walking distance of Chabad, casino etc (some hills).

What a wonderful time visiting SXM and Blue Opal was definitely a part of that! Beautiful home with ample amount of space for our group of 10 (5 adults, 5 kids)!Air conditioning worked great, the house never felt warm!Plenty of pool toys for the kids.My only recommendation would be to get rid of the projector in the upstairs master bedroom- the blue power lights are super bright at night, my understanding is it didn’t work anyways.

SXM Bkue Opal Holiday

Blue Opal was the perfect family home for the ten of us. It was spacious and when not at one of the beautiful beaches, spending time on the pool deck was delightful. Grandkids had a blast. The house provided all the amenities needed for a ten day stay. The management company was exceptional and were responsive to all of our requests. We had trouble with the safes but they came immediately to fix and help us. Also had difficulty with the sliding glass doors and shower drainage but maintenance quickly fixed the problem .Blue Opal is in a neighborhood so as would be expected there are a lot of dogs. They are very noisy but if you have or had dogs you can deal with it. Overall, I would definitely recommend Blue Ipal for a large family or even 3-4 couples.

Perfect SXM stay!

I booked this beautiful property to celebrate my birthday with my friends and to be very honest, I am truly happy I made that decision. Everything exceeded our expectations. This villa is amazing. The photos do not do this villa justice. The views, the room (especially the master suite), and the decor were really nothing short of perfect for my group and I. Not only was the home beautifully decorated and clean, but it was also fully equipped with everything you could imagine for a home away from home experience. I think the best part about this property is that it’s super close to all the hotspots which were important to me. It was easy to get to everything. The property management team was very accessible and responsive whenever I reached out to them, especially Cathy! Love her! She answered all of our questions and was always available for whatever we needed within the villa. There were no disappointments and we could not have dreamed of better accommodations. I would definitely return to this property on my next trip to the island. In fact, I already shared this villa with a few of my friends for their next trip :)

Great property and location!

Just returned from our stay at Villa Blue Opal. House was perfect for our group. Plenty of room and very clean. The outdoor space was wonderful. Pool got plenty of sunshine (late morning until sunset) so water was warm and view was incredible! Watched the private yachts come in and anchor. Elysa and IRE were great to work with. Very responsive and took care of minor issues very quickly during our week. Helped us arrange a private chef for an evening and had a wonderful meal outside at the large dining table. Although the house is close to other homes, the way it is positioned on the hill it still felt private. Location was great as we were very close to grocery, bars, beaches, restaurants. Some of us were walkers, so they did walk to bar/beach but glad we had a rental car (parking easy) for those that couldn’t walk in the heat and sun as it is a little hilly. Unfortunately, outdoor built in speakers had to be disabled due to noise problems in the past but we had brought a portable Bluetooth speaker and were respectful to the other properties in the evenings. Would definitely go back!!!!

Perfection in Paradise!

Blue Opal is absolutely stunning! The moment we walked in the door we immediately felt transported to paradise, the views are simply amazing. The house is spacious and all of the bedrooms and bathrooms were very well equipped and updated. The master bedroom upstairs and the outdoor shower are so beautiful. The house has just been completely renovated and redecorated as there is a new owner. When traveling with family, there are so many elements we hope the property will have and Blue Opal had them ALL! We especially loved having a private pool to go home to after the beach. We also really liked the unattached suite so that our older son could have his own space. Laundry was very easy since there are two washers and dryers inside the house, so cleaning beach towels or clothes was never an issue. From when we arrived and throughout our stay, both the host and the concierge team were extremely accommodating with whatever we needed. The private chef they helped arrange made the most delicious meals for us. The kitchen is completely equipped to accommodate him. Blue Opal is on the Dutch side of SXM and within 5 minutes of Simpson Bay where there are TONS of bars, restaurants and casinos. Can’t wait to go back!

Vacation at its Best

The Blue Opal far exceeded our expectations. Paradise meets the comfort of home in this spacious and luxurious abode. The interior of the home is seamless. Comfortable living space, large dining room table and large spaced-out bedrooms. It was perfect for our family of 8 adults. The home was clean and comfortably decorated. The kitchen was fully equipped with all you would need to cook meals. The BBQ worked out great for grilling. The two washer and dryers were a big plus, especially after beach and pool days. The pool area was so relaxing. It was equipped with floats, noodles and plenty of lounge chairs. The gazebo with comfortable wicker furniture was another great area to hang out in and enjoy the spectacular sunsets and ocean views. The location of the Blue Opal is amazing. It is centrally located to nearby beaches, restaurants and shopping. Very easy to get to and from the Dutch to the French side to explore. Cathy at IRE Vacations was great! She was always available if we needed anything. She met us as the car rental, and we followed her to the house where she checked us in and explained everything about the house. Overall, the Blue Opal is exceptional! This was the perfect way to relax and enjoy the vacation vibes.

The property was not as advertised. The photos make the property look much bigger than it is & the amenities provided are not as advertised. The property was listed to have a concierge service which is false. A property manager greets initially & before leaving asked if we had any questions bc “she lives far” and pretty much would not be accessible to us closely during the stay. There is no actual concierge service as advertised. They advertised a fitness center and all that was at the property was a box with ropes & when I asked about the it, I was told by the host that we could access the fitness center at the Simpson bay for $9 a day (which was not shown in the property description). The communication was also poor. 24/7 taxi service was advertised but they just gave a taxi number. When I sent messages, there have been times when I had to wait hours for a response or didn’t get a response until the next day. Also the WiFi was terrible. There was no connection on the second floor and it was inconsistently working on the ground floor. There was one day when the WiFi completely stopped working and the host came and just took the router from another room which now left the other room without WiFi. Also I had booked the villa for 5 ppl and 4 ended up coming. I paid for the property in full for 5 ppl and being that four showed up, the host tried to close off one of the rooms even though I paid in full and should have full use of the property. Overall it was not as advertised.

Beautiful SXM Villa!

Blue Opal is a beautiful and absolutely perfect home to enjoy a vacation in Sint Maarten! The home itself is incredibly well appointed and the pool is delightful! As soon as you walk in the door, the view will take your breath away. There are so many thoughtful touches that you would want – as simple as a bathing suit hanger in the downstairs master bathroom shower, to double washer and dryers so you are never without clean, dry beach towels. The kitchen is truly equipped with everything you could ever need – there is a regular coffee maker and a Nespresso machine as well. The beds were very comfortable and there were plenty of towels in the home. The property itself was also beautiful and the gardens were perfectly groomed. There are beautiful trees all around and I loved listening to all the birds every morning with my coffee. The owner was wonderful at communicating and answering questions, and she has the most amazing management staff in IRE Vacation (the management hosts on island). Maia was outstanding at communicating with me many times before we arrived and while we were on island. Maia and Cathy could not have been more helpful! There was even a welcome package with water and drinks in the fridge and bread and jams in case you needed a quick bite before you went to the market. So thoughtful! One thought – this is an island where you will definitely want to rent a car. This house is up in the hills, and it really is not conducive to walking to many attractions. There are so many beaches around the island, but you do have to drive there. Mullet Bay, Pinel Island, and Karakter in Simpson Bay Beach were some of our favorites. Plus, you will want to eat in Gran Case at least once! To travel around the island all day and then come “home” to Blue Opal was a dream come true! Thank you! We look forward to staying here again!

The owners' family have been visiting St. Maarten since the 1970's. As time went on, more generations came to love this island. One of the owners has been visiting the island since the mid 80's and knew one day they would put down more permanent roots in paradise. They started with timeshare but a house in Pelican was their true dream. After spending a once in a lifetime, on island, Covid Winter 2020/2021 with their kids attending virtual school, it was finally time to do a serious search. Blue Opal became their "happy place" after an extensive renovation completed 11/2021.

Why they chose this property

The first priority was making sure to have views of the ocean and the beautiful Caribbean sunsets. And, when they saw the "Blue Opal" kitchen, they knew this was it. The home has enough bedrooms and bathrooms to host their extended family and hopefully yours. They especially liked the private backyard with private pool and a garden with room to roam around and look for the large iguanas that like to visit. Plus the incredible views from almost every room! The property also has a studio unit that the owners gutted and renovated which would be great for those family members that need a break from the chaos of their grandchildren or other family members. ;)
The second priority was location. Pelican Key is perfectly situated on the island extremely close to Simpson Bay. The villa is located only a few minutes to many restaurants, casinos, beaches, the airport and attractions.
And then they saw the huge outdoor shower upstairs and the views from the upper level. This was the icing on the cake for them. They knew Blue Opal would be theirs.

The unique benefits of this house are the views, space, peacefulness and privacy while being so close to all the action. The upstairs outdoor shower is one of the most unique amenities of this house.
