Summary:

A great place for your rehearsal dinner or event! Pickleball, Sauna, hot tub, heated Swim Spa, Fire Pit, Xbox One, Pinball, Skee Ball, 2 8' Pool Tables! For groups of 11 or more, there is a 4th bedroom w/ full bath & TV in a 300 sq ft ADU. For groups of 14 or more, there is a 5th bedroom in a 2nd ADU. Dart boards, Arcades, 2 Ping Pong, Air Hockey, Soccer Goals, 2 Shuffleboard tables, Volleyball, 3 BBQ including a smoker, Corn hole. Poker and Blackjack Table. 7 Smart TVs! Optional Event space!!!!!!!!!!!!!!!!!



The Space:

For groups of 11 or more, there is a 4th bedroom w/ full bath & TV in a 300 sq ft ADU. For groups of 14 or more, there is a 2nd ADU.



There is a optional Bounce House. The rate is $499 for the bounce house, with a 3 night weekend minimum rental. Please ask about availability. Must sign liability release.



There is a optional Water Slide. The rate is $699 for the water slide, with a 3 night weekend rental minimum. Please ask about availability. Must sign liability release.



There is a optional Kayo S200 2 Seater Side by Side. The rate is $900 for the 2 Seater Side by Side, with a 3 night minimum. Daily rate is $300.

Please ask about availability. Weekends only. Must provide one week notice. Must sign liability release and wear all safety gear. There is also a $500 deposit, that is fully refundable, assuming no damage to ATV.



Both game rooms have a refrigerator and stereo.



Effective 1/1/25 there is a event room that is available for $995. This room is approximately 600 sq feet. It is set up with eleven 4 foot round folding tables and about 55 folding chairs. It can accommodate about 55 people.



This home is in the country, so you might encounter insects, venomous snakes (although we have never seen any), wild animals, and poison ivy.



The 3 roll around twin beds are kept in the Master closet and can be put where ever you like. The master closet is quite large, and many have kept them there for sleeping a couple. This 3 bedroom 2 bath ranch style home sits on almost 4 acres outside of the city limits. Each game room is insulated and has a refrigerator



There is a water park about 15.5 miles away (Splash Kingdom Wild West), less than 5 miles Stoney Ridge Villa and less than 7 miles to Dove Ridge Villa.



Between the garage and shop there is close to 1400 square feet of game room space, and several outside areas with seating. Almost 500 square feet of covered outdoor living area!



We don’t do Saturday Check outs.

Perfect wedding weekend

Most Amazing Family Weekend

What an amazing stay. The perfect home for our family! We love family games so the volleyball, billiards and poker were a plus! The kids loved the pools and the adults enjoyed the hot tub. We hung by the fire pit at night and had s’mores! Paul was very communicative and gave some really great advice about local eats and stores nearby.

Wedding Trip

Our son’s wedding was held at A & M Garden Venue, 10 miles from this VRBO property! The property’s amenities were exactly what my crew needed to enjoy, relax and all be present in one beautiful location. The highlight…the stunning colored longhorn, who was asking for attention visiting the fence line for all to see! Thank you to the owners for providing space for my family’s special event! If we needed anything, the communication was well received and quickly replied!! I would highly recommend!!

It is FILTHY. Rat poop and dead bugs in game room. Main Game room overcrowded and covered in dust. Refrigerator in garage / 2nd game room had drippings and hair inside. Owner says we destroyed a pillow. It is dry rotted and pleather side crumbled. Owner was made aware this was a family reunion approximately 50 adults and 20 kids. Now complaining we left trashcans full. All the games and equipment are old. One grill rusted and not usable. Another clugged with grease. In main kitchen dishes and pots had food residue on them. May have been ran through dishwasher but not checked before put away.This could be a nice rustic place if owner would clean it.

Yes, the game room would be crowded with 80 people in it. Filled up a pickup load of trash, after filling six 90 gallon containers, after they left. A week later, we were still picking up pieces of balloons that were all over the ranch. We had to replace many items, after they left. This guest had about 80 people at our country ranch, and we don't have the space for that. Shortly after they arrived, the phone calls started, as she moved furniture around in the big Man cave, & found a dead bug. So she demanded we send out a housekeeper, who gave the dead bug a proper burial (she also complained about dust on a garage door, and spots in one of the 4 fridges - which the housekeeper also cleaned). Guest sent out a family member on a Wed morning, before they ever made reservation, and he loved the property, as it is spread out, so they would have lots of room. He had never seen a ranch with so many amenities. But the person who booked it, wanted a country club, at a dime store price.

Total eclipse get-away

Property was great. We spent all our free time in the pool and hot-tub and didn't get to play the games but if we'd stayed a few more days, we would have gotten around to it for sure. Everything in the house worked great and there were no issues whatsoever. Every room had a TV (very nice). Got to see the cattle drive in the FW stockyards (go on a weekday unless you love huge crowds!), saw Dealey Plaza and the Dallas aquarium (I loved it, the wife not so much). And, of course, we got to see the total eclipse of the sun just ten miles due south of the house, and the weather cooperated (!!). Very peaceful area
