KITCHEN:
Indulge in the elegance of stunning Brazilian marble countertops in our well-appointed kitchen, equipped with all the essentials for a comfortable stay, including a stove, oven, microwave, refrigerator, Keurig, coffee, and tea.
DINING:
Gather around our modern aged oak dining table, comfortably seating six, for delightful meals and cherished moments together.
LIVING ROOM:
Unwind in the inviting ambiance of our living room, featuring a large and plush sectional sofa, a sturdy and stylish coffee table, and a 55" smart TV with access to Netflix, Hulu, HBO Max, Amazon, and Disney+ for endless entertainment.
MASTER BEDROOM (BEDROOM 1):
Retreat to luxury in the first bedroom, boasting a California king bed, two nightstands, two lamps, an expansive walk-in closet, a private bathroom, a 55" smart TV, and a convenient desk for catching up on tasks if needed.
MASTER BATHROOM (BATHROOM 1):
Indulge in the opulence of the master bath, featuring a spacious walk-in shower with large Brazilian marble tiles and a luxurious 2'x2' rainfall shower head. Complete with a double sink, toilet, and bidet.
BEDROOM 2:
Experience comfort in the second bedroom, furnished with a California king bed, two nightstands, two lamps, a closet, a 55" smart TV, and access to the hallway bathroom.
BEDROOM 3:
Find serenity in the third bedroom, offering a queen bed, two nightstands, lamps, a closet, a 47" smart TV, and access to the hallway bathroom.
BATHROOM 2 (UPSTAIRS HALLWAY):
Refresh in the upstairs hallway bathroom, featuring a tiled standing shower, tiled floors, toilet, and vanity sink.
BATHROOM 3 (DOWNSTAIRS HALF-BATH):
Convenience meets luxury in the downstairs half-bath, equipped with a toilet, bidet, and vanity sink.
PATIO:
Step into relaxation on our enclosed outdoor patio, complete with a table, chairs, hanging string lights, and a hot tub - the perfect spot to unwind after a day of adventures.
GAME ROOM:
Entertainment awaits in our climate-controlled game room, featuring a foosball table and a 55" smart TV.
WASHER AND DRYER:
Our washer and dryer, stocked with detergent and dryer sheets, are at your disposal for added convenience during your stay.
Other things to note:
Your rental includes complimentary access to Netflix, Hulu, Amazon, HBO Max, and Disney+, as well as a Nest thermostat and Nest Smartlocks. Enjoy coffee and tea throughout your stay. Did we mention the hot tub? :)
GENERAL REQUIREMENTS
a) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Owner during their stay; and
b) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
c) Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;
NOISE AND THE NEIGHBORHOOD
a) Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (e.g. 12am – 8am), and upon arrival and departure;
b) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;
VISITORS
a) Guests are allowed a maximum of 4 Visitors at any time during their stay.
b) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules.
c) Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
FUNCTIONS
a) Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and
b) Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.
PARKING
a) Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and
b) Parking arrangements at the Vacation Rental are as follows:
• Street Parking
• 2-Car Gated Parking
Street parking is allowed in front of the or on the side of the vacation rental.
SECURITY
a) Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
b) Guests must supervise any babies and children at all times
DAMAGES AND BREAKAGES
a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And;
b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;
SMOKING
a) Smoking is not permitted inside the Vacation Rental. There will be a $200 fee for smoking inside the house.
EMERGENCY CONTACT DETAILS
a) In the event of an emergency relating to the Vacation Rental, you can reach local emergency services by dialing 911.
COMPLIANCE
a) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
