Located just 9 miles to Disney World, this spacious home also has access to a clubhouse, gym, communal pool, jacuzzi and games room! All bedrooms have en suite bathrooms and SMART TVs. Maximum occupancy of 6 guests plus a baby.

This stunning brand-new town home has 2 lounge areas, a private splash pool with patio and conservation views (no rear neighbors!), a contemporary décor throughout and 3 spacious bedrooms, all with SMART TVs and en suite bathrooms. Located on the new Hidden Forest community, just 9 miles from Disney World!

The stylish open-plan living area has an L-shaped sofa, a large flat screen SMART TV and sliding doors out to the patio with private splash pool, sun loungers and seating.

The gorgeous kitchen has granite counters, stainless steel appliances and a breakfast bar with bar stools. It is fully equipped for at-home dining with a dishwasher, oven/hob, microwave, coffee maker, kettle, toaster, crockery, utensils, blender etc.

The dining area seats 4 and is conveniently located next to the kitchen and breakfast bar.

Also on the ground level is an attractive queen bedroom with a SMART TV and direct access to a stylish bathroom with a shower, sink and WC.

On the upper floor you will find the bonus room lounge area with sofa and SMART TV – fantastic to have a second living space for families to spread out and relax!

The beautiful King master suite is very spacious with a king bed, walk-in wardrobe, SMART TV and a stylish en suite bathroom with twin sinks, a shower and WC.

The third bedroom has twin beds for two guests, a SMART TV and an en suite bathroom with a tub/shower, sink and WC.

After a long day at the attractions, you will love heading home to enjoy your own private splash pool! The screened-in pool deck has loungers and seating.

The splash pool can be heated (pre-bookable optional extra) and a pool safety fence is also provided for families with small children.

This home has access to the neighboring community amenities which includes a clubhouse with a gym, games room with arcade machine and table tennis, swimming pool with sun loungers and a jacuzzi. It is an easy one-minute drive from this home.

This property has air conditioning throughout, Wifi and free local calls, a high chair and travel cot (pack and play). There is a laundry closet with a washer, dryer plus ironing equipment. There are parking spaces directly in front of the home, plus you can park in any unnumbered spaces on the community.

STATE AND COUNTY RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is 6 guests plus a baby and this MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy.
2. Only Guests who are included in the reservation are authorized to be in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
3. Resort and community facilities associated with the home are owned and operated by the HOA. Any limits or closures are beyond our control.


OCCUPANCY:
THE PROPERTY ACCOMMODATES A MAXIMUM OF 6 PEOPLE AND 1 BABY. IF THIS RULE CANNOT BE FOLLOWED, PLEASE DO NOT BOOK THE PROPERTY. IF THIS RULE IS BROKEN, THE GUESTS WILL BE IMMEDIATELY EVICTED AND WILL FORFEIT THE FULL PAYMENT AND THE SECURITY DEPOSIT.

Sorry but this home is not suitable for young adult/student groups under the average age of 25.

No parties, gatherings or events are allowed.

No pets.

Strictly no smoking anywhere on the property including the pool deck.

This is a quiet neighborhood. Please keep noise levels at a low and polite level at all times. HOA enforced quiet hours from 10pm - 8am. If you are asked to keep the noise down you must comply.

PLEASE NOTE - There is construction on the next phase of homes within the community. It is NOT close to the home and you cannot see it from the home or whilst in the community but you may slightly hear it from the property at some times. For those looking for a base to explore the area and not spending much time at the home during the day, this is a great opportunity to stay in a fantastic home at a discounted rate.

SUPPLIES PROVIDED:
All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT OPTION:
POOL HEATING IS OPTIONAL AND IS $35 PER DAY plus tax. MINIMUM CHARGE OF 3 CONSECUTIVE NIGHTS. Please book pool heat before your arrival. If you request pool heat after you have arrived, please note that it takes a full day to get to temperature and there is an additional $20 call out to come to the home and switch the pool heat on.

Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.

Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Please note that all electric pool heaters have a safety ‘shut off’ to protect against freezing when the outside temperature is in the low 50’s. The heaters will not operate until the outside temperature rises above 52 degrees. This is not a fault with the machine, they are designed like this to stop them from freezing up.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

Clean and spacious
Nice, newer, spacious condo that was very clean. A little far driving to Disney with traffic if going multiple days as could be as much as 40 minutes. Close to many amenities though and nice to have not only the plunge pool which we chose not to heat but the other pools which are nice and heated for cooler days.

My number one priority in a vacation rental is cleanliness, and this two story townhouse was CLEAN! Beds were very comfy. Kitchen has limited cooking/baking equipment but plenty of dishware, drinkware, & flatware, a drip coffeemaker and an electric teapot. Starter hand soaps, toilet paper, paper towels, garbage bags, and dishwasher tabs were supplied. There's a Publix grocery store a mile north on Rte 27; tons of restaurants south on Rte 27 and east on Rte 192. Tip: if you're driving, bring a tabletop fan because there are no ceiling fans. A few minor maintenance issues and quirks, but all-in-all we spent a pleasant 2 weeks in this rental.

Modern Two Story Townhouse
The property had a modern decor. We would have given the rating a 5 but it lack a few amenities that we have experienced at other VRBO properties such as - ceiling fans since the temperature could not be set lower than 73 degrees; Beach/ pools towels - ; in February the sun was not on the dip pool so we used the community pool and saved the extra cost of heating the 9 x9 dip pool;master bedroom had a low profile bed with just a mattress and no box spring which was still very comfortable; even though there was high speed internet it only had Samsung TV channels and no regular cable so streaming accounts were necessary; as they stated please bring dish washing soap,hand and bath soap,paper towels and garage bags and facial tissue and toilet paper- only a few days supplied We had a great stay and the property managers were very responsive to any questions we had before and during our stay. Property is located in a quiet area nestled within a nice subdivision. They had plenty bath and hand towels and wash cloths. They also had a large stacked washer and dryer on the second floor. We would recommend it to others!

Family vacation in Orlando area.
We had a great vacation visiting all the local parks around Orlando and Tampa. The location was perfect. It is a little ways to the parks but you are remote enough to easily access the local Publix and Walmart, if needed. The information in the listing is true, you are 9 miles from Magic Kingdom, but with Disney traffic it's actually about 30 minutes drive time. The neighborhood was nice and extremely quiet. The house itself was very clean and nice. However, the A/C cannot be set lower than 73F. So depending on where you are from, 73 is a bit warm. If you are going to put a cap like that, maybe a suggestion is to provide more fans.
