Clean, Cozy 1,200 SF, 3 bed/2 ba house w/well-appointed kitchen for cooking & a Master en-suite. Relax on the large deck overlooking the small lake cove (it’s a peek-a-boo view in the summer months through the trees) public shoreline just steps away through backyard to the Corps Line. It’s a steep to walk down to the shoreline, but definitely doable if you are physically able & up for it (see pics). Note: it’s not easy to get kayaks or canoes down to the shoreline unless you’re strong and fit! U of A is 19 miles to call the Hogs! Hickory Creek Marina & boat launch is 5 miles away; War Eagle Marina is 12 miles for your boating/docking needs.
We are lakefront in a small cove with a view (peek-a-boo view through the trees in the summer until the leaves fall off) and rugged lake front access down the path to the shoreline. The path is located through the back yard shoreline. Please note: the rules of the lake as set forth by the Army Corps of Engineers does not permit other boats to use the docks. Only the boat registered to the particular dock owner is allowed in the dock space. You may fish and play off the shoreline.
The neighborhood is quiet and safe with a crime watch in place. We are located on a circle street so traffic is basically non existent. There is street parking in front of house with a maximum of 2 vehicles allowed. One smaller vehicle can fit in the driveway in front of the garage.
The 1200 SF house is nicely decorated and well stocked with all cooking necessities, towels/linens, iron/board, a starter amount of TP and paper towels, and basic cleaning supplies. There’s usually a good supply of basics, but no guarantee there will be spices, coffee, or other toiletries/paper products at the house so please plan to bring your own. We do not supply toiletries but there are usually some items available for use. There are 2 propane tanks for your use... they may or may NOT have fuel in them. It is the guests responsibility to fill them at the nearby Dollar General, otherwise you may bring your own tanks.
There’s a king, queen, and twin over full bunk bed. There’s also a sleeper futon in the living room if needed.
There is a TV w/ a Roku and DVD player hooked up. We have high speed internet/WIFI through Cox.
We allow dogs (limit 1) and require a $100 non refundable fee. Dogs are not allowed to roam the house freely or be on furniture. Please keep them leashed or kenneled at night and never unattended in the house unless they are kenneled or leashed. Please pick up all waste and keep them on a leash when outside the house. All dogs staying must be disclosed and added to the reservation PRIOR to your check-in date. There will be an additional $50 fee for any undisclosed pets.
There are a few simple check-out instructions that we ask guests to do. This is so we can keep our cleaning fees as low as possible. If you do not do the check out instructions there may be an additional fee incurred.

Clean and cover the grill and put patio furniture back where it was. Take out all garbages. Wipe kitchen surfaces if there is any food debris on them.

This home is above Beaver lake with great views this time of year, before the trees get all their leaves. It is well furnished, with nice kitchen, comfortable couches and beds. Nice quiet circle neighborhood. The large deck is perfect for sitting out, and watching the lake.lake.
Overall really enjoyed our stay. Little disappointed in the dock and water area. Very steep shoreline. The place was clean and nice quiet area.

Hi Amy, I'm glad you enjoyed your stay overall! Yes, it is a steep shoreline. I try to be very transparent about this in the descriptions beneath the pictures in the listing. We go down to the water all the time and fish/play on the shoreline, but I understand it may not be ideal for all people.
Property is in a rural area with no streetlights; quiet and tranquil setting. This address is convenient with day trips to Bentonville, Rogers, and Eureka Springs. We enjoyed our stay.

The house was clean and the kitchen was well stocked. Tabatha responded quickly to resolve a weather related internet issue when we first arrived. I enjoyed running the Merlin Bird ID app on my phone on the back deck several mornings to identify the numerous bird calls coming from the large trees behind the house. The front and back door alarms were helpful when our toddler grandson visited. We would definitely stay again.
This is a nice, quiet place that over looks a river and has a view of Beaver Lake. The house was clean and welcoming. Enjoyed relaxing on the large deck after busy excursions to War Eagle Cavern, Crystal Bridges, and the University of Arkansas.

Nice house with a view of the river. We saw a fox several times during our stay! There was only two of us, but the house would easily accommodate a family.

This house was just right for us during this stay. We loved the deck! We could see the water since the trees are still bare. Having an air fryer to use almost everyday was really nice! The neighborhood was quiet. We will definitely consider staying here again!

In description there was supposed to be a boat dock, but the day of the trip I was told i couldn't get on the boat docks or even use the stairs down to the lake. It seemed like the owner sold their right to the dock, and didn't inform us at the beginning of the booking process. We cut our trip a day early, because there was nothing to do for the kids. With no dock access this is not a kid friendly spot.

Jake, it seems you failed to read the listing description accurately. The listing specifically gives instructions on how to get down to the public shoreline directly through the backyard of the house, and it clearly mentions “per the Army corps of engineers rules, guests are not allowed to access the docks”. I also give clear recommendations on getting to the marina if you are wanting to launch a boat, etc.
It’s unfortunate that you didn’t read the listing prior to booking. We get very high reviews overall, as you can see… so a 2 star is definitely NOT warranted.
Doesn’t have clear access to the lake. You have to wade through waist high weeds to get to the lake.

Very misleading
The photos on this listing of the lake and boat dock, are misleading, the back yard is nothing but a back yard, the ramp and dock belong to one of the next door neighbors, and they did not appreciate us being on their property, the grill is rusted out and does not work, they charge 125 cleaning fee and post instructions, yet bugs in door seals and as well as window seals and light fixtures. In the middle of no where and no on the lake at all.

Wow, Kay, you are right... your review is VERY misleading! I'm not sure why you are leaving a false review about our place. I would like to clarify some of your untrue statements so that future potential guests are not mislead. We are most certainly ON THE LAKE and we own a private dock slip in a 2 slip dock which can be accessed through a shared easement path just one house over. You even called me on your first day at the place and asked me how to get down to the dock. I gave you clear instructions. I then followed up with you by text to make sure you found it. It was at that time that you told me you felt it was too difficult for you to get down there because you are in your 60s and physically compromised. I realize you may have been disappointed to not be able to get to the dock, but that is in no way our fault and does not warrant you leaving misinformation about our place.
It seems you either did not read the listing very thoroughly or you inaccurately interpreted the pictures and descriptions. We try to be very transparent in our details about the steep backyard and walk down to the lake.
As for the cleaning fee, it is a standard fee which all properties have. The nature of being in a rural area in AR and on the lake is that there are going to be bugs. We try to manage this as best as possible, but it is virtually impossible to get every single bug from a light fixture or window/door track.
The rusted burners on the grill have been replaced, but the grill does and has always worked, even with a rusted burner you could have still used it.
Lastly, if you read our other reviews you will find that in total we have 11 five stars and 1 four star review. They are all very complimentary about the place and a lot of the reviews reference the view of the lake and peaceful surroundings. We have never received a 1 star review until yours.
Again, I want to reiterate for future guests, we are 100% ON THE LAKE, and we most definitely own a dock that our guests can access.

Quiet place to get away
The house was clean and the kitchen was well stocked with utensils and appliances. The deck was nice to sit on but the view was not what we were expecting. The lake was hard to see and pretty dried up. We realize that the owners cannot control the weather which has been dry, but we were lead to believe we would see more of the lake. But due to trees and over growth, the view was not so good. Also the grass had not been cut, and the flower box on the front of the house was full of spider webs. It would help if the outside of the house was made a little more welcoming. The street was narrow and parking was very minimal, but this is explained by the owners in the description of the house. All and all the visit was good. We were there to see our son and the deck and house made visiting very pleasant.

Very nice place to get away. There were plenty of kitchen supplies. My wife and I stayed in the King room with the attached bathroom. The stand up shower had plenty of room. The AC register was directly in front of the toilet, which we found odd, but not uncomfortable. The deck was decent enough for relaxing. We didn’t use the grill. The back yard was pretty much useless to us. There’s no access to the lake from this yard. And you really can’t even see it this time of year. Perhaps if all the foliage is gone for winter. However, I wouldn’t try this neighborhood with snow or ice. The roads are very narrow and steep. The lake access spoken of in the listing is pretty hairy. Unless you have a spry set of legs, I wouldn’t try it. We met a neighbor with a loud
Bassett hound, but he was a treat. We parked an 1Ton truck and Jeep on the street with no issues. Overall experience was wonderful. Would go back.

Ryan, Thank you for the review. We are glad you found the house comfortable and seemed to have enjoyed your stay! As for the lake access and view, we try to be very transparent in our listing and specify that it is a "peek-a-boo" view of the lake during summer months. We are also very clear that the walk down to the lake is steep. The neighborhood path to the lake is one house over, not through the back yard ... unless you want to trample through the brush, which is not recommended this time of year! ;) We have included multiple pictures showing the terrain and the back yard in hopes that people will have a good idea ahead of time what to expect.
We have had many guests who use the dock for fishing and accessing the lake, so I guess it really depends on your physical ability level as to how you interpret the terrain and how an individual chooses to maneuver it.

The house was amazing. It was close to town, but far enough that you felt like you were by yourself in the woods with a lake. Great time just relaxing with family and being together.
We are locals to the area and enjoy spending time on the lake. We love to share our place with others and even offer a guided pontoon boat rental to our guests. Please let us know if this interests you.
