This home was perfect for the bridal party to get ready for my daughter’s wedding at The Knottinghill. The home was just as pictured very beautiful, spacious, and a lot of natural light for hair and makeup. My only minor concerns was the check in process (I had to reach out for codes day of) and dirty towels hanging on the shower curtain rods that were missed from the cleaning crew. I would definitely recommend and definitely book this property again.

The property as a whole needs a deep cleaning. The floors are uneven and are very creaky. Several of the interior doors don’t lock including the bathroom and have large gaps under them. The trash wasn’t taken out before we arrived and was full so we had to keep the trash inside for our whole visit.

Regarding the floors, the property has undergone extensive foundation work, and as is common with many homes in Texas, natural soil movement can cause settling over time. We monitor the home on a quarterly basis and address any repairs as needed to ensure guest comfort and safety. Our properties are also deep cleaned on a regular schedule, and we regret if anything fell short during your visit. Concerning the trash, the city’s waste service did not pick up the cans prior to your arrival despite multiple calls from us requesting collection. While this was unfortunately outside of our control, we understand the inconvenience it caused and apologize for the disruption. We also want to note that none of these concerns were mentioned during your stay. Had we been made aware, we would have addressed each issue immediately to ensure a more enjoyable experience. We appreciate your comments and will use them to continue improving our guest experience. Thank you again for staying with us.

This was the perfect accommodation for our family group of 6 adults and 4 children, ages 4-9 who were here from Colorado, New York and Tennessee. The floor plan was great as was the game room. Would definitely stay here again.

We were in town for a family wedding. The house was perfect for all 6 of us. The Keurig and coffee supply really hit the spot. The large sofas were great for gathering together to relax after long days of running around. It was a perfect location between Denton and Plano/Frisco. I would definitely recommend staying here to friends and family.

Family weekend

We were in town for a graduation. I wish we could have stayed longer. Loved the location and really enjoyed the setup of the house. Lots of individual areas to break off in small groups to do our own thing if we wanted. Would return if the opportunity presented itself.

July 4th

This was the best spot to watch the fireworks!! Great view of the Little Elm firework show. Very close to beach area on the lake. During the week the beach was free. The beach area was super clean and less than a five minute drive. The kids loved upstairs with the big couch and tv. They also spent lots of time in the game room. The air worked great. The kitchen was well stocked. The provided paper plates and paper towels helped me from doing dishes all day:-)The fenced in back yard was a plus for kids to run around. House is still in need of some upkeep. Plenty of space for our group of 8 to spread out. Little Elm is a really cute little town. We would love to visit again.

We used the stay for my infant, husband, and a full event staff for a dance convention, and it worked very well for us. When the baby cried, the rooms were spaced away enough that no one was bothered, lovely kitchen, may places for lounging, a nice game room, and yard space! We loved it!

Wedding Celebration/Cousin Reunion

The house was amazing and perfect for our families to reside while celebrating our sister/cousin's wedding. Even the lizards on the house at night and the bunny rabbit who basically hopped over to us as we sat around the fire pit were a hit! Plenty of personal space yet also lots of gathering areas for us to hang out and enjoy one another. We haven't all been under the same roof since we were kids so this experience and location was perfection!! Definitely recommend others to book this place Thanks again!!

My new wife and I stayed at the property for our wedding weekend. The property was as advertised and overall we enjoyed our stay. Couple of issues that will need ti be addressed... The A/C would not blow cold air. Property manager did come out to adjust but it wouldn't not get cold. It was bearable since it wasn't too hot outside. There were dead bugs when we walked in. Not sure if if the property was sprayed recently. The trash cans were full upon arrival and was hard to put all our trash in either bin. The water was luke warm.. I will say that I would stay again.. Beautiful property and convenient to everything. We did enjoy our stay.

This place was absolutely perfect! I was worried we would have to bring some of our own things like pans or towels but this place provided everything we needed and MORE!! They had things we didn't even know we needed! & didn't opt for the cheap way out in providing those items. They truly thought of everything that you could possibly need to make the stay comfortable. The property was extremely spacious making it perfect to accommodate a large number of people. I was also highly IMPRESSED with how clean the place was & also how comfortable the beds and even couches were! I highly recommend this place! Definitely worth the cost for a hassle free & comfortable stay.

Little Elm Wedding

We found this gem of a home when we visited Little Elm to attend a wedding. The home is tastefully decorated and well stocked. It had everything we needed and more I enjoyed my morning coffee on the balcony with a beautiful view of the lake across the street. The home has 3 lovely bedrooms and 2 bathrooms downstairs. The 2 bedrooms and 1 bath upstairs can be a private space, like having your own apartment. We made good use of the game room as well, lots of evening games of billiards and shuffle board. We sat out back a few evening enjoying bbq and the fire table. The only negative out back is the noise from the traffic, although it did not really bother us and could not be heard inside the house. The home was perfect for us and I would definitely rent it again and highly recommend it.

Great potentials... BUT

The location was great. The furniture was nice and comfortable. HOWEVER, the yards were not kept. The grass in back yard was knee high with snake sighting. Good thing we didnt have kids or wanted to grill outside. This is just not excusable. Game room equipment was not kept up. No functional darts for the dartboard. The shuffleboard table was unleveled to point one corner was sloping down.On top of that, we were unfortunate to have the water heater went out BEFORE we checked in. The property owner responded timely, but we were out of hot water for almost 2 days. This also forced us to hang around the property all day for the repairs.I am sure this property was in great condition at one point in recent past, but definitely havent been kept up like it should.

House near Lake with no hot water

Arrived on time to check in but sat 30 minutes trying to get a code to get inside house. Code was sent to me originally from a sender that I did not recognize not VRBO. All doors in home were either stuck or would not close or lock properly in two bathrooms. Outdoor furniture was filthy with cobwebs and lawnmower clippings. Closet in upstairs bedroom had an awful smell inside. On a positive side, the appliances all worked and air conditioning was comfortable. Beds and pillows were comfortable but on the softer side of firm. The location was where we needed to be but the house was backed to major roadway that was very loud from front bedroom. If this were physically inspected the front walkway and walkway to game room would be condemned. The pavers were broken and out of level. Very hazardous conditions for older people to navigate. I hope the property management team will address these issues before renting it out again.

As soon as we were notified about the lack of hot water, a service call was immediately placed. A licensed plumber was dispatched and was on site multiple times to diagnose and address the issue. The following day, it was discovered that the root cause was a major plumbing leak, which affected the hot water supply. At that point, we offered to cancel the remainder of your reservation and provide a full refund if you chose to leave the property. You declined this offer and elected to stay, despite the active leak continuing to cause damage. Throughout your stay, we communicated regularly and transparently, but no additional concerns—such as the ones now listed in your review—were raised at any point during our conversations. Had those issues been mentioned, we would have taken steps to address them immediately. While we regret that the hot water issue disrupted your experience, it’s important to note that your group remained at the property for the full duration of your reservation and still received a full refund. The plumbing leak was repaired promptly after your departure, and hot water service was fully restored. Additionally, the water heater had been replaced just a few weeks prior to your arrival, and this leak was an unforeseen and unrelated incident. We are committed to providing a safe and comfortable experience for all our guests and always act swiftly to resolve any issues that arise.
