Additional spaces include a fully stocked kitchen, living room, dining room, den, laundry area, and garage. Our kitchen is stocked with an extensive list of small appliances, cookware, dinnerware and utensils needed to prepare almost any family meal. We provide a starter kit of seasonings including salt, pepper and olive oil. Please inquire with our team if you would like a complete list of all our cookware and small appliances.
We provide a starter kit of consumables for your stay which includes: paper towels, trash bags, dish soap, hand soap, coffee, tea, sugar, laundry pods, dryer sheets, toilet paper, make up remover, shampoo, conditioner, body gel and a welcome gift basket. This list is only intended as a starter kit; If you run out of consumables then you must be purchase additional items yourself. We also provide body towels and pool towels for the occupancy of the home, plus a set of hand towels and wash towels.

Bedrooms
• There are 4 bedrooms and 3 bathrooms in this perfect-sized home
• Master Suite - separate entrance to the backyard, king bed and ensuite bath
• Second Master – large king bed and small seating area
• Queen Bedroom – spacious room with queen bed
• Bunk Room – full-over-full bunk bed sleeps 4 (top bunk for 2 children or 1 adult)
• *Rollaway beds – two *new* beds included to accommodate additional guests

Other inside features
We provide a starter kit for your stay. This includes towels for the amount of guests allowed at the home, paper towels, toilet paper, etc. Further needed items must be purchased yourself.

• Billiards/Games - Includes a 7-foot billiard table with new felt and bumpers
• Vaulted ceilings in two common areas divided by a modern fireplace.

• Kitchen - Entire home is freshly painted, although the kitchen really stands out with its vibrant blue color. Well-stocked, with no shortage of pots, pans, dishes, utensils, etc. for all your cooking needs. Open to the living room so everyone can cool, play, and relax and still be the same area.

• Access the backyard from the living room or master bedroom
• Pool/Spa - The pool and spa can be heated (pool heating: $100/day, spa heating: $25/day) , controlled from the palm of your hand using our smart system. The pool and spa cannot be heated simultaneously as is normal with most pool/spa systems. The heater can only heat one at a time. If you would like to purchase pool and spa heating, we will heat the pool before you check in so that it will stay warm even when spa heating is in use.
• Firepit - Simply turn the key to enjoy the warmth from our natural-gas fire pit
• Outdoor spaces - There is a large pavilion at the side of the pool with a sectional sofa and additional chairs to enjoy shade from the sun.
• Outside Dining - The stainless commercial propane grill has 5 burners and a stove for all your BBQ needs! Enjoy your freshly-prepared meal on our 10-person outdoor dining table.

Cancellations and Refunds:
Any refunds issued as a result of a guest cancellation will exclude the payment processing fee, unless the California Cancellation Policy is applicable.

- HOUSE RULES/ POLICIES --

1. As per the City of Indio Policy for Vacation Rentals, outdoor Quiet Hours are between 9PM - 8AM Sunday-Thursday and 10pm-8am Friday and Saturday. During Quiet Hours amplifying devices or music is prohibited outdoors. Outside of Quiet Hours, music or other outdoor noise is acceptable as long as it is not heard past the property line. All units are equipped with Minut volume tracking devices which will alert our team if outside noise becomes unreasonable.

2. Spa heating and pool heating are extra services: $25/day for spa heating and $75/day for pool heating which the pool will be heated to 85 degrees. The pool and spa cannot be heated simultaneously, as the heater can only heat one at a time. If you would like to purchase pool and spa heating we will heat the pool before you check in so that it will stay warm even when spa heating is in use. If you’d like the pool heated, we require a 24 hour advanced notice to give the pool ample time to heat. A minimum of 3 consecutive days is required for pool heating, OR, for the entire duration of your stay if it`s less than 3 days.

3. Early check in at 1PM ($100) and late check out at 2PM ($100) is available for an extra fee ONLY if there are no back to back bookings to allow for proper cleaning.

4. Minimum 25 years of age to book.

5. SOME pets are allowed for an extra fee ($150/pet). Please consult with the owner before bringing the pet. Maximum of 2 pets. Pets are not allowed in the pool or on the bed. While we do allow some pets with prior approval, a $500 fine will be imposed for any presence or evidence of unapproved pets found within the premises.

6. No more than 4 vehicles allowed.

7. No smoking inside the home. Evidence of smoking inside the home will result in a minimum fine of $750.

8. Any missing or damaged linen, towels or small appliances will be charged via your booking platform.

9. An additional cleaning fee of $140 applies to stays of 28 nights or longer. This fee is payable promptly following booking confirmation.

10. The Coachella Music Festival dates, April 9–13 and April 16–20, and the Stagecoach Music Festival dates, April 23–27, require booking Thursday through Sunday nights during those periods.
