Important Building Update: Exterior Painting Project (May 2025 – Spring 2026)

Our building is undergoing a scheduled exterior painting project beginning May 2025, with an estimated duration of 6–8 months. This is routine maintenance completed every 10 years to keep the property in excellent condition.
Current Progress & Schedule
Stacks 04 & 05: August 24 – September 24, 2025
Stacks 06 & 07: September 25 – October 25, 2025
Stacks 08 & 09: October 25 – November 25, 2025
Please note: During this 08/09 phase, the pool will be closed for safety.
What to Expect:
Work is quiet — no loud construction noise.
Each stack of units takes about 2–3 weeks, but timing is weather dependent. They are doing 2 stacks at once.

THE UNIT:
Welcome to the resort style private residential condominium of Ocean Vistas. This is a very sought after condo building because of its resort style amenities and beautiful condo units.
As you walk in the door you will immediately realize how spacious the layout is. Walk through the rotunda entry to your left is the gourmet chefs kitchen and the master bedroom. Straight in-front of you is the dining room and ocean view balcony access. and to your right is the Living room, second bedroom, and balcony access to the sunset balcony.
The kitchen boasts Italian imported cabinets, stainless steel appliances, and granite countertops complete with all of your dish-ware, silverware, and small basic kitchen amenities.
Outside of the kitchen is the dining area with a gorgeous low top wood table with seating for 6 and additional kitchen bar seating for 2.
Next to the dining room is the living room which has a nice leather sectional, a brown leather chaise lounge, and a comfortable accent chair situated around a large smart tv. There is also a desk and a chair in the living room for those needing to work while staying.
To the left of the living room is the master bedroom featuring a king bedroom set, private Oceanview balcony access, and the master bath complete with a garden tub, large walk in shower, his/her sinks, and a walk in closet.

***OTHER THINGS TO NOTE***
Minimum age: 25 (age of primary renter)
1. Being transparent as possible -- Instead of charging a high security deposit or having you pay a non-refundable fee to VRBO for their coverage (which is not enough coverage) we have sought out a higher limit 3rd party coverage for incidentals. Our cost is $145 and is marked as an admin fee. This covers you for the vast majority of incidental damage to the unit that could happen. This solves two things. 1. We do not have to collect a huge security deposit from you. 2. More importantly it solves the damage claim process which VRBO had traditionally made hosts "aim" their damage claim at the guest first seeking payment before they would step in and pay. We wanted to ensure every guest was covered for both minor an major "oops" without having to deal with the hassle and coverage limitations set forth by VRBO.

EARLY CHECK IN: Is not available (if the unit is ready earlier, our check in agent will let you know)
LATE CHECK IN FEE: This fee is charged for "after hours" arrivals at a residential building. ** 8:01pm-11:59pm: $50 ** 12am+: $100**

PARKING:
You do not have any reserved garage parking. You will have access to two parking spots in the first come first serve spots located in the outdoor parking deck.
KEYS OR KEY FOBS: If lost or damaged are $75 to replace.
We provided a starter kit of household items; A few trash bags, laundry pods, dish detergent pods, toilet paper rolls, and one roll of paper towels. Once ours is gone it is the guest’s responsibility to purchase the things they need.
CHECKOUT: is at 10:00 am
