Clean, quick responses from property manager & excellent location. Walk down to water is a little treacherous, but I travel with teenagers so we did not have any issues.
My nieces and nephews had a blast would do this again in the future.

Very Basic Rental
We had a family of 4 adults and one child (2 year old). We ended up staying only one night out of four and finding another place for our vacation due to our concerns and wanting to enjoy our vacation. Better suited if you just need a very basic place to sleep and are not staying at the property to enjoy it or use it. We voiced our concerns below to the manager and were given and explanation/reasoning for each concern. We were told several times that the property is well described. Pros: 1) property manager was easily reached for concerns and responsive in a timely manner. 2) View from deck was beautiful. 3) The community pool was a nice benefit but very basic pool and park. 4) The Lake was nice to walk down too at the community center. 5) Check out procedures were minimal. Cons: Very Very Minimal effort was but into making this a “home away from home.” 1) No regular shower towels only beach towels for shower. Therefore there weee no extra towels in general and no towels for lake or pool for guests. only one beach towel per guest (we were offered by the manager for her to Bring extra towels but this was inconvenient to not have extra nice linens available for guests). 2) This property is not for families with elderly or small children due to stairs and no gate for stairs. 3) No TV or internet due to an outage in the area. 4) House was hot upon arrival and smelled of chemicals/stale chemicals. 5) No fans and the house did not cool well. 6) No shampoo or condition/body wash provided. And very minimal
Kitchen items Again not a “home away from home”
Bring what you need to clean and cook and live etc. 7) No curtains just blinds so sunrise woke you up. 8) Did not like having to drive to another location to pick up and drop off keys (about 10-15 mins). Very inconvenient after a long drive and when leaving. 9) mattress for king bed is 2 twins pushed together. Not comfortable. Overall a very BASIC rental.

Hi Sarah,
I’m so sorry to hear that you had a difficult experience at our vacation rental. We try our very best to make certain descriptions on our listing are accurate, and yet we find it tricky to try and explain a situation with a customer's concern without it sounding like an excuse.
As this home has no washer and dryer, we try to leave larger towels ("bath sheet" size) for the guest’s comfort, but as our office is only 9 minutes away from this home, we also know we can supply additional towels if needed. We DO NOT supply "beach towels" at any of the homes we manage.
Unfortunately, WiFi is a "utility/service" that is beyond our control, it doesn't often have "issues" but it CAN.
We appreciate your input on the HVAC system and have had that inspected and serviced to provide maximum output. Unfortunately, NO AC unit(s) can get a home much below 30 degrees lower than the outside temperature and that week-end was a 105+ feel here in NW Arkansas.
We DO NOT provide shampoo, nor conditioner. We do provide complimentary bar soap and liquid hand soap at each sink.
This kitchen is well supplied with cookware, pots and pans, bowls, dishes, plates, utensils, BBQ utensils, silverware, toaster, coffee maker, microwave, refrigerator and stove/oven. A mixer/blender, crockpot, or large griddle are not supplied, and we always let our guests know to bring those if they are wanting them.
There are cleaning supplies under the kitchen sink.
Most of our homes’ locations end up having all the guests drive right by our office, on the way to the house, as is the case with this home. (There is only one way into the lake area and one way out, Hwy 127, which runs right in front of our office.) It is about a 100-foot detour to stop in and pick up the keys. Our check-in/key pick up process offers a "Socially Distant" check in procedure, and typically our guests find it very convenient.
Thank you so much for taking the time to let us know about those items that we can and definitely will fix, and by allowing future travelers to learn through your experience.
Sincerely,
Karen Gaither & Melaney Matthis

We loved our stay here! Great cabin and the description is accurate. Clean, comfy, great views. Bonus we could bring our dogs. We ended up wanting to spend a lot of our time south of the lake so the location wasn’t ideal for us, but we didn’t plan much ahead of time. Still enjoyed the property and relaxing on the porch. I met one of the owners while getting the keys and she was kind and helpful. Would definitely consider booking again in the future.
