Fees are $95.00 per person, per round. There are three 9-hole courses (Kings Nine, Lakes Nine and Beach Nine). Guests can combine two courses for a total of 18 holes. Golf Club Rentals are $50.00.
Instructions for using this privilege will be sent after reservation is confirmed.

PLEASE NOTE: The Fairway Villas at Waikoloa will be undergoing exterior painting from September 2026 through November 2027. Building F is scheduled for July 12-August 12, 2027. This project should be a reasonably unobtrusive project and not affect guest stays.

PARKING: Parking for one car in a reserved parking spot.  Only one car allowed for overnight parking with this vacation rental.  Oversized or commercial vehicles are not allowed.  
HOT TUB Per the HOA rules at Waikoloa Fairway Villas, children under the age of 12 are not allowed in or around the spa/hot tub area.
NON SMOKING: This vacation rental is a smoke and vape free property. No smoking or vaping allowed on the premises
PET POLICY: Pets not allowed
BABY EQUIPMENT: Due to safety/sanitation/liability we do not provide baby equipment. Please reach out for references to a local company that rents, delivers and picks up baby equipment.
START UP SUPPLIES PROVIDED: laundry detergent, garbage bags, kitchen sponge, liquid soap, dishwasher liquid, paper towels, toilet paper, conditioning shampoo, small bar soap, all-purpose cleaner and salt/pepper. Cooking oils, condiments, spices, food storage bags, plastic wrap and aluminum foil are not provided. Once the startup supply runs out, guests can restock at nearby grocery stores.

Can't beat the location - less than 10 minute walk to shops and restaurants! It's 3 stories and this unit is on the 2nd. We had a family with kiddos in the unit above us - running and jumping. The property manager was communicative but not much they can do to stop it. We had 5 nights of pounding feet above us. Certainly cut into our tranquility.

Wonderful Stay

We enjoyed our stay. The location was perfect. The condo was clean & comfortable. The Hilton Waikoloa pool pass was a huge bonus. We would have liked a few more bath towels(1 per person). The kitchen was well equipped. We look forward to our next stay!

Wonderful time in a relaxing setting

We had a great time. Everything was as advertised, I guess would be the best way to say it. We have stayed in Waikoloa before...this was the best. The neighbors that we met were friendly and welcoming, the property itself was comfortable, relaxing (one of our primary goals), and a wonderful base for us to do the things we wished to do on the Island. Thanks so much!

Hawaii time

We try to come every year, and the fairway is our first choice. The pool area is always awesome. The villas are very comfortable. F 22 has the best swivel rocking chairs on the lanai. They are so comfortable. Hopefully will be back next year. Great to stay

Lovely stay

Thorough/seemless check in check out process. Quick communication with property manager. The location was perfect- can easily walk to shops or the near by beaches. The apartment was equipped with all the necessary kitchen utensils/pans/storage containers etc. it was perfect for 4 adults and an infant. I would stay here again and wish we had extended our stay longer here

The property itself was great - perfect for our small family. No issues with entry to the complex or the unit. And we even had a covered parking spot, which definitely helped prevent the car from getting too hot! Everything was clean and well stocked. Beds were comfortable, bathrooms spacious, and having the full-sized washer and dryer was key. There was a plethora of beach gear - chairs, mats, umbrella, cooler and even some sand toys. There were plenty of 'starter' supplies for our four-day stay, even for laundry. The kitchen supplies were minimal - pepper, salt, oil, cling wrap - but we just worked around that for our meals. And the swimming pool, while not large, was very nice, and never crowded.If we had been there for the golfing (which we weren't), the property likely would have felt like a great value with the golfing discounts included. Location wise, the beach was a good 17-20 minute walk, but an easy drive with plenty of parking. The Queens Marketplace shops and restaurants are just a 5-7 minute walk, which was great. The local beach at A-Bay is just OK (my 13-yo was not impressed), and it's a drive to get to any other good beaches. And getting to anything else on the island is anywhere from a 35-minute to 2-hour drive. So we spent a lot of time in the car.Overall, the property itself was excellent, and I would stay there again if it was without the kids and we planned to golf.

Aloha spirit

Very comfortable for us! Especially enjoyed the bed, perfect for us. Air condition worked well and all appliances functional. The “in the unit” washer and dryer was a bonus. Walking distance (short) to shopping and dining. Pool was smaller than depicted but the unit included day passes to a great pool at a nearby hotel.

Great place overall!

This is really a lovely place. The location is really great! It was clean overall, though perhaps a deep cleaning of carpet in the bedroom would be beneficial. We could not seem to find the beach chairs or cooler listed in the description. Perhaps we missed them somehow. It was really nice to have the kitchen basics such as salt, pepper and cooking spray provided. If you’re looking for a nice, quiet, well-kept place to stay in a lovely location, don’t hesitate to book this condo!

When I used the bathtub, a person from the management company came to visit me at night to say that water was leaking downstairs. After that, the bathtub could not be used. I checked out without knowing when I would be able to use it again.

Recommended ...

My wife and I enjoyed our stay in the F22 condo at the Fairway Villas at Wiakoloa beach overlooking the golf course. The condo was very clean and our bed was comfortable. Since we cooked many of our meals at the condo, the kitchen and dining table worked well for us. We preferred the shower in the guest room since it was roomier; water pressure was good. We really enjoyed using the guest pass to the Hilton Wiakoloa, not only during the daytime for swimming, reading and walking, but also in the evening to watch the sunset. Several times we walked over to the Kings Shops for gelato. Although a bit expensive, we really enjoyed the breakfast buffet at the Four Seasons Resort which was about a 20 minute drive away. Very upscale with a beautiful location overlooking the surf.

Possible policy changes.

1. Mary was more than helpful and accommodating! She truly went the extra mile! 2. We should not be expected to remove trash at the end of our stay with the amount we paid each night. 3. Vacationers should be able to lower the AC to a comfortable level.
