Li'l Piece of Heaven-Stunning Views-Amenities Galore plus A/C-Unwind in Bliss!
Welcome to our Li'l Piece of Heaven! Relax and unwind in our clean, beautiful, and cozy home! Take in the stunning mountain views as you sit among the towering Ponderosa Pines.
An extensive remodel was done recently, so you will find everything is fresh and new, including central A/C! Some other added features include large picture windows, barn doors, new wood flooring, soaking tub in master bath, beautiful hand crafted furniture, and so much more!
AMENITIES:
• Wi-Fi, Direct TV, and Smart TVs (3) which support the major streaming services
• Loads of kitchen items for cooking and dining – everything you’ll need but the ingredients!
• Central AC and heat. Freestanding gas stove in living room
• Ceiling fans and box fans for living room and all bedrooms
• Bathrooms are equipped with shampoo, conditioner, shower gel, hand soap, towels, and hair dryers
• Full washer and dryer
• High chair, kid friendly dinnerware, and plenty of games/books for the kids of all ages
• Hammocks (2) – get lost in a book, take a nap, or just gaze at the beautiful mountain views.

PARKING:
One car garage with an ample driveway with turnaround to make coming and going quick and easy. Our garage/driveway will accommodate up to six vehicles. Need to bring your snowmobiles or ATVs? We have room!
COFFEE/TEA BAR
We take coffee seriously. Our coffee bar boasts a Keurig, drip coffee, Mr. Coffee, and a French Press -- and creamer, sugar, sugar-free sweetener, loads of mugs. A variety of tea flavors are provided with an electric kettle for a quick cup of hot tea or to make a nice pitcher of ice tea for those summer months.
DECK/PATIO
Our expansive deck is a perfect place to gather while you enjoy the incredible mountain views and wildlife. We have a gas grill on the deck for your outdoor cooking enjoyment as well as an outdoor dining table that seats up to eight people. There is also a custom flagstone patio with a picnic table which sits below the deck.
ACTIVITIES
We are 5 miles from town and the world's deepest hot springs, great restaurants, shopping, San Juan River, trails and more. We are available any time for questions, and love helping our guests! Here is a sampling of the many things to do in Pagosa, and all close to our home:

WILDLIFE
Our home has a variety of wildlife roaming around, including deer, turkey, squirrels, variety of birds, bobcats, bears, elk, and the occasional mountain lion. Keep your camera handy!
ADDITIONALLY...
King bed in master and queen beds in other bedrooms. Our guests love the comfort these beds offer! High end microfiber sheets and layered quilts/blankets for those chilly mornings as well. Our beds make for lovely sleep in any season. Two bedrooms feature smart TVs.
Full laundry room for your convenience. In our two-car garage, we also have another refrigerator so that you may stock additional food and drink for your visit.
HOUSE RULES
*NO open flames or fires of any kind. This includes NO charcoal grilling, fireworks, or fire pits.
*Honor neighborhood quiet time curfew from 10pm to 8am. The city has strict noise ordinances. Noise complaints within quiet hours will result in a $500 charge. Please also be aware of dark sky practices. Limit exterior bright lighting and use downward facing lighting.
*DO NOT FEED animals or leave food outdoors (it is illegal to provide food for bears).
*We are on a septic system so NOTHING but septic-approved toilet paper can be flushed down toilet. This is provided for your stay.
*NO pets are allowed. There will be a charge of $500 if we determine pets have been in the home and an additional charge for housekeeping.
*NO smoking is allowed in the home. Please be extremely cautious if smoking outside as the home is in a HIGH FIRE DANGER area. There will be a charge of $1,000 for smoke removal and loss of security deposit if our housekeeping staff determines there has been smoking in the house.
*No candles.
THE FOUR SEASONS OF PAGOSA:
*Wintertime/Wolf Creek: Our east side location is ideal, getting you to the slopes faster since you bypass town traffic. Instant hot water tank for that relaxing shower after a day on the slopes. Use our boot/glove dryers so you're ready the next day.
*Summer: Just minutes from the world's deepest hot springs and the San Juan River, where rafting/tubing/playing on the banks is perfect for those warm days. Hiking trails, shopping, and wonderful restaurants are all close to our home.
*Fall: The best-kept secret in Pagosa is slowly getting out – the BEST time to visit is fall! We love being here when the Aspens begin to turn, the days are still warm, the nights cool, and things have slowed down just a bit after school starts up again.
*Spring: April/May is the time to come to Pagosa when you want to see a little snow, a little warmth, and a lot of wildlife emerging! Our spring guests really enjoy the quiet and the last traces of winter/early signs of summer. Rafting season is amazing during latter May! This is when you might see bears strolling across our property!

Jim and I are really enjoying this time in our life! We have seven children between us, six boys, one lone girl, and two beautiful grandsons. We love the outdoors and like to stay active hiking, biking, boating, and enjoy pretty much anything involving music! We visited Pagosa Springs and fell in love with it immediately; it is such a treasure! Our path led us to this beautiful home, and we feel privileged to be it's caretakers. We would love to share our home with others who may come here to rest and relax, connect with nature in the tranquility of the mountains, or want to fill their time with lots of activity! We just want you to leave with wonderful memories to call your own!
