About this property

Studio in Historic Kingston Village

Newly renovated studio apartment located in the heart of historic Kingston Village, right on the University of Rhode Island's campus! Within half an hour to Rhode Island's best beaches and towns, as well as T.F. Green Airport and Providence.

The space is a recently renovated studio apartment that's located on the second floor of our garage, on the same property as our own house. We've put a lot of love into the space, so we hope you feel right at home!

The studio has a fully equipped kitchen with Nespresso machine and milk frother (cappuccinos!), oven/stove, refrigerator/freezer, microwave and toaster. The kitchen is fully equipped with utensils, Hearth and Hand plates and bowls, pantry basics (flour, sugar, salt, spices), and baking necessities such as a kitchen scale and mixing bowls. If you're missing anything at all, just let us know and odds are we'll have it in our own kitchen! A dining table for four makes it possible to stay in and cook on those nights you don't feel like going out for dinner.

Although the studio doesn't have separate bedrooms, it does have a very comfortable queen bed as well as a chaise sectional sofa which converts to a pull-out queen bed (each bed accommodates two people). We've done our utmost to provide the comfiest bedding possible, using organic Percale cotton sheets, linen Casaluna quilts, Serta pillows and all the extra blankets you could ever hope for.

The bathroom is newly-tiled and sparkling clean, equipped with locally-made hand soap and lotion, organic lavender shampoo, conditioner and body wash, and fluffy Parachute towels. A hair dryer, curler/straightener and clothing steamer are also provided.

The studio's workspace is set up with a desk, lamp, and plenty of Post-its. Listen to music via the Sonos One speaker, known for its rich and room-filling sound; just ask Alexa to play any song, artist or genre you can think of. The fast and reliable WiFi allows for remote working as well as a variety of streaming services which can be watched via a flat-screen TV. If you've never played a Nintendo Switch before, now is your chance! If you'd rather unplug and escape electronics altogether, we have a variety of board and card games to enjoy. We have a TON of games in our own house, so if you're looking for a specific game just let us know!

Guests will have their own patio area which is exclusively for their use during their stay here - perfect for enjoying your morning cappuccino and your evening glass of wine.

Most important of all, we are pet-friendly! We have two resident doggo's - Archie, a 2-year-old Border Collie/Lab mix with lots of puppy energy, and Toby, a senior Yorkie with lots of Grandpa energy. We also foster puppies and adult dogs, so you never know who else you might run into while staying with us! We have built a fence between your guest patio and our own backyard, so that you (and your own dog) won't be bothered during your stay.

We would like to keep our backyard a private space, but the campus we are located on is a great place for dog walks and there are walking trails nearby, including the wonderful South County Bike Path.

Wakefield/Peacedale - 10/15 minutes drive. Belmont’s Market plus other supermarkets, and downtown Main Street with lots of food options (plus ice cream at Brickley’s!)

Narragansett/Matunuck - 15/20 minutes. Great restaurants and beaches!

Westerly/Charlestown - 30 minutes, barring beach traffic

Providence - 40/50 minutes away

T. F. Green Airport - 30 minutes away

Jamestown - 20 minutes away. Ocean views all around and beautiful nature

My best friend and I travel every summer and had planned to bring her dog. We searched for dog friendly hotels, etc. and I located this property due to the criteria. The pictures were beautiful and descriptions were perfect for our vacationing needs (close to Newport, RI) Right after I booked this studio I was contacted by Amanda, the owner. She was so lovely and made bringing my friend's dog a positive thing (that's hard to come by!) She even hoped for a doggy friend for her dog, Archie! Amanda contacted me the day before our stay and even said we could check in an hour or so earlier than on the contract. We arrived the next day and found the area to be quite beautiful. We missed the driveway at first (a little hard with the trees to see the house number) but was not an issue. The property itself is next to the owners' home, which was great as Amanda and her husband came right out to welcome us. (And the dogs met!! 💕🐶) The studio itself is IMMACULATE. Beautiful furnishings and spacious enough for our needs for the 2 days. There is a queen bed and a queen pull out sofa, so it was perfect for our needs...could easily sleep 4 guests. The kitchen was stocked with pantry staples (flour, sugar, etc) as well as sparkling mineral water and butter in the fridge. The bathroom was my favorite! Newly done with gorgeous tile throughout. Their TV set up was also a treat....we had access to Netflix, etc and took advantage of the fresh seafood shop nearby to fix 2 wonderful dinners there and enjoy some movies. It certainly saved us on expensive meals had we gone out. All in all, the location of this studio was great....close to the Newport area and right on the university campus, so walking around with the dog was quite pleasant. Just a note that the studio is above the detached garage, so if you have difficulty walking up stairs, this might be an issue for you. Otherwise, a great experience and a lovely place to stay. I would definitely come back...the owners have done a fantastic job with this property!

My husband and I live in the house next door to the garage, and the entrance gate leading to the studio stairs is shared with us, as it also leads to our side door. The studio itself is completely private and you’ll have your own private entrance.

We are always available via text or call for any help you may need or questions you may have!

Why they chose this property

Although we are located on the University of Rhode Island campus, the neighborhood we live in is quiet and charming, with lots of historic houses and mature gardens. Our house is also right around the corner from the Kingston Library and South County Arts Association (SCAA).
