Point B Exclusive - Tucked away in a quiet Katama neighborhood, this Contemporary Cape makes a great home base for your Vineyard vacation.

The first-floor features a Living Room with vaulted ceiling, skylights, second-floor balcony overlook, sofa and chair seating, TV, and sliding door to a large side deck. Around the center stairway, there is a bright, and open Dining and Kitchen Area. The Kitchen has granite counters and a breakfast bar. A sliding door from the Kitchen opens out to a screened porch with wicker sofa and chairs, while another sliding door in the Dining Area opens to a side deck.

There is also a first-floor Primary Bedroom, plus a full shared Bath. The other two Bedrooms are upstairs and share a full Bath. The balcony overlook area has a desk/work area. A new mini-split system is being installed on the second floor for summer 2023.

From its central Katama location, the home is about two miles from South Beach in one direction, and downtown Edgartown Village in the other.

Morning Turkey Visits Every Day

The house was just right for our family…3 bedrooms were perfect for our 3 adult couples. The house was a little dated but cozy. There were a few minor issues (storm door arm fell off, bathroom bifold closet door came off the hinge and the outdoor shower was coming away from the house but nothing we found unusable)…in fact we loved the outdoor shower - only shower most of us used, the 3 season porch was fantastic for morning coffee (Turkey watching) and late afternoons and the open living room was nice at night. We barely used the yard or kitchen because we went to another house with our friends which was bigger for our group dinners. Overall, the house was good for our family and we were all happy with the experience. Suggestions for improvements- cut the bushes/trees next to driveway, provide some beach chairs and yard games…maybe put a shading element over the large deck…it gets hot on that side.
