About this property
A Classic Downtown Beauty
This is my private home in the lovely Rosedale neighborhood, walking distance to Upper Crust Bakery, the Draughthouse Pub, Central Market (a foodie paradise), Piknik, Pinthouse Pizza, Taco Deli, Uchiko, and many other wonderful restaurants and shops. You will be close to everything (both UT and downtown) while enjoying the safety, quiet, and charm of one of Austin's oldest neighborhoods. Janis Joplin herself lived in Rosedale back in the day and it has not lost its essential Austin vibe even as the city has grown. I am an art lover, a book lover, and a cook. My home is a reflection of my style, sophisticated yet comfortable. The Master suite is on the first floor and the two secondary bedrooms enjoy their own private space upstairs. The main floor also includes the kitchen, dining area, living room, powder room, and a cozy den library. There is a Frame TV in the living room and flat screen TV's in the bedroom and den. Upstairs you will find two additional bedrooms, an additional full bathroom, and a separate living space with TV, gaming console, and beverage fridge. This home is great for families as the downstairs can be an adult space while the upstairs has plenty of space for kids to relax. The park is dog friendly as well. Outdoor spaces include a back deck with grill, outdoor sofa, and a propane fire table. The front yard has a pergola with a full table and six chairs for al fresco dining. Mounted and permanent twinkle lights with remote add ambiance to both the front and back yard spaces. A separate small house (the Casita) sits on the back side of the property with its own fenced yard. It is listed separately on VRBO, but if you would like to rent both properties at once it can be done assuming availability. The Casita is a one bedroom one bathroom unit with over 50 five star reviews and it is handicap accessible. This listing is only for the primary house (main house). If the Casita is rented by other travelers during your stay you will never know they're there as I have never had my peace disturbed and am selective in my bookings. My residence is in a very walkable neighborhod and one block from a large park with spaces for both adult and child recreation (multiple playscapes, an open field for ball sports, outdoor exercise station for adults, full court covered basketball, tennis/pickle ball courts, and a pool during the summer season). It is also walkable to the Shoal Creek Trail which can take an avid walker or bike rider all the way to Town Lake and downtown. Since this is my primary residence it has all the comforts of home. The kitchen is fully and thoughfully stocked (we are cooks), we have multiple games, a veritable library for people of all ages, four TV's with both standard cable and access to streaming services, a desk/work space with a printer/scanner, high speed internet, an herb/veggie garden when in season and tended, space for two cars in the driveway (one under a shade sail) and ample street parking, and kind and lovely neighbors on all sides. Because this is a family friendly area, I would ask that noise be kept to a minimum and of course parties are not allowed. In addition to families, my home would also be ideal for a couple, more than one couple, or a small group of unrelated adults (think girl's trip to Austin). Based on booking trends with my Casita, this area is popular with those coming in town for concerts, festivals, holidays, UT sports, COTA races, work/conferences, and to see family and friends in Austin (think parents' weekend). Uber and Lyft are very active in this area and easy to obtain. If you would rather drive yourselves, it is an easy 7 minute drive to downtown. For those who fly in and do not want to rent a car, this location is a good one for inexpensive ridesharing to the most popular parts of the city. Since safety is important when travelling to a city like Austin, please know this location is very safe indeed. Please know I am a Premier Host and have been successfully hosting travelers both in Austin and the hill country for almost five years. I take your comfort and your experience very seriously. Hidden gem in Austin! Perfect location! Quiet neighborhood, beautiful home. Virginia was so accommodating and went over and beyond to make our stay special.
We enjoyed our stay in this charming house so much! Communication was top notch and everything we needed was provided including coffee, half and half, and coffee cake! Lovely neighborhood close to UT made getting to graduation super easy. Would definitely stay here again!
The house is adorable! Great style. Cute, quiet neighborhood. Close to UT. Virginia was an amazing hostess! She was readily available and even brought us coffee! 🤗 Her backhouse is perfect for a couple to stay!!!!

This felt like home from the moment we stepped into the place. Extremely well decorated and appointed. Very well laid out, extremely well maintained. The host was the best we’ve ever experienced and have done a ton of rentals like this. She left welcome amenities and made multiple accommodations for us during our stay. We would unequivocally stay here again!
I stayed at this property for two weeks with my family while my daughter attended a summer camp at UT Austin. Our experience was absolutely wonderful! The accommodations were incredibly comfortable and well-appointed, and the amenities were exceptional. The house was even more spacious than it appeared in the photos, which was a pleasant surprise. The location was perfect, with Central Market, HEB, and plenty of restaurants within easy reach. Being so close to UT Austin was a huge plus, as it only took us 8 minutes to drive there, even in traffic. The neighborhood felt safe and was great for walking around.
The host was fantastic - very responsive and helpful, ensuring that our stay was enjoyable. I would highly recommend this property for anyone looking for a great experience in Austin.
