Hill Country Southern Retreat is a fabulous home situated on 10-acres with amazing Hill Country views. The home is centrally located off Fitzhugh Road between Drippings Springs, Bee Cave and Austin along the Texas Wine Trail wineries, restaurants, breweries and distilleries.

The home offers two levels, a spacious 4,273 square feet with six bedrooms and four full bathrooms to sleep up to 13 guests.

You'll enter the home through the side patio door, stepping direction in the great room holding the living room, kitchen and dining area — all with a farmhouse décor and plenty of windows bringing a wealth of natural light to the area. Additional living spaces include an upper-level family room and a den.

Living Room: The spacious living room offers cozy and comfy furnishings, a 50” Smart TV, and a decorative fireplace (non-functioning). Enjoy easy access to the outdoor living spaces.

Kitchen: The kitchen has upscale Jenn Air appliances, including double ovens and a gas stovetop. The large center island is great for meal prep and entertaining, and offers bar seating. There is also a reverse osmosis drinking water system to keep you hydrated.

Dining area: This area offers a table with seating for eight, lots of light and patio access.

Family room (upper level): Comfortable furniture, Smart TV

Den: Convenient desk

Master Bedroom (main level)— King size bed, and the en suite bathroom has two separate vanities, a soaking tub, separate shower.

Bedroom 2 and 3 (upper level) —Each bedroom offers a king bed and access to a full shared bathroom with a shower.

Bedroom 4 (upper level)— Queen bed, and access to a full shared bathroom with a shower.

Bedroom 5/bunk room (upper level) — Twin over twin bunk beds, twin bed

Guest suite (main level) — This area offers a living area with a 45” Smart TV, kitchenette with all appliances (except dishwasher), dining table with two seats, queen bed, a private bathroom with a shower, and patio access.

Outdoor/deck areas:
Situated on 10 acres provides for plenty of privacy. Enjoy the large covered back patio with terrific outdoor living and dining spaces, BBQ and TV. Take a dip in the new private pool complete with a waterfall feature and shallow ledge that is great for just hanging out and staying cool. Or lounge around the pool on the paver patio that surrounds it. The front porch is a great gathering place as well, or check out the ping pong table in the garage.

Beautiful house! Clean, comfortable, welcoming! Kids had a fantastic time with pool, games and ping pong. Went to DS for a wedding and we didnt want to leave the house! Perfect stay!

Beautiful and clean!

My family and I were in town for a wedding, and we were thrilled with the home both in terms of location (10 minutes from The Addison Grove, the wedding venue) and the property. The home easily accommodated our family and it was well appointed. The in-law suite was perfect for our son, daughter-in-law, and their two young children as it allowed for naps while the rest of us could talk and laugh without waking the little ones up. (There was a folding mattress in the closet that worked perfectly for the boys in the living room area of the suite. The management company brought us extra sheets for the boys -- lovely touch!) The pool area was a big hit with our preschoolers and the young adults! There were a few glitches that were handled by the management company, and there were a few issues we didn't tell them about (I hate to be a complainer), but the company responded to each issue we brought up swiftly and efficiently. I am very picky about cleanliness and the house hit every mark . . . even the windows sparkled!

65th birthday celebration

The house is perfectly situated in the Texas Hill country near Dripping Springs and has a lovely pool. Unfortunately for us, we arrived to find a broken window upstairs that was patched with cardboard and duct tape. It was 100 outside and all the cool air was seeping out the window. Ice machines weren’t working and house wasn’t stocked with coffee maker that was relayed to us. In addition, when you read the write up on this house, it states there Is more than 1 shared bathroom upstairs for bedrooms 2-4 when there is actually just 1 bathroom for the 2md floor. Finally,, we awoke to having no water the next morning. Kudos to the property management who quickly realized they couldn’t fix the water, and were able to relocate us to another property down the road about 15 minutes. After reading some other reviews of the house, it seems the broken window has been a problem since July 2023. I am unsure why the owner hasn’t replaced the glass which seems like an easy fix. This house has potential but it needs some TLC. Lastly, the VRBO website should state explicitly that you have to sign a contract with the property management company too.

Awesome Rural Getaway

This property had everything we wanted! The property is fairly secluded and tranquil with a wonderful pool. The house is well appointed with everything you need for an extended stay. We grilled out, hung out on the patio and the second outdoor seating area, it was very relaxing. The kids loved the ping pong table! There were 9 adults with young children and our dogs, there was plenty of room for all! Definitely will stay here again if we come back to the area!

Dripping Springs property

The house is big and beautiful. Wonderful back patio for hanging out , grilling and the swimming pool was wonderful. Very private on 10 acres. House needs a little maintenance. Disposal in kitchen didn’t work. They tried to get someone out but couldn’t. The A/C unit was not working properly as well. They sent someone out the day we got there. He thought he had it fixed but it wasn’t. Broken window upstairs that was supposed to be fixed while we were there but that didn’t happen so that made upstairs worse. Finally got someone who found the problem our last day there and he fixed it. I will say property management tried their best to help with the situation and kept me informed as well. Other than that it’s a great location and big enough for our family of 11. They were very good also to refund some of our money for the inconvenience. Hopefully the owner will do the minor repairs to make it a better stay for the next guest.
