Great Location. Cozy Condo. Plenty of tableware and silverware…. But no can opener, measuring cups, strainer etc. If you plan to cook make sure you bring everything you will need. Outside of that the condo was perfect!

Very nice and very clean condo. Everything was wonderful and nice. Great location and could walk everywhere pretty much that we wanted to go. We would def stay here again. Communication was great with Nick as well. We really wanted to stay longer but had to get back to the real world. Highly recommend!!
We did have a nice stay. However, only 2 packets of decaffeinated coffee, no other options and no creamer. I do we had known this was not supplied we would have been prepared.

Thanks for the review! The listing details everything that is included with your stay including what kinds and how much coffee. Also, if you would have asked, I would have happily supplied you with more.
Thanks!
Nick.
Can’t complain. Condo as expected. I think my family of 4 (4&8 yo kids)pushed the limits of the condo. The sleeper sofa was fine for my young kids, but I would definitely not want to have slept on it myself.
Hot water runs out pretty quickly, but it’s a small unit and so I understand that it’s probably a small hot water heater. It did not help that the water diverter needs to be replaced so half the water being pumped to shower we didn’t get to use bc it came out the tub spout with the shower spray fully engaged. I trust the host will get that taken care of as soon as able.
I was very happy with the amount of towels and linens etc. also happy to see the basic necessities including a couple coffee pods in the room.
We avoided using dishes as much as possible bc there is no dishwasher (I didn’t expect there to be one as it was not listed) and I do not enjoy hand washing dishes, but was happy there were supplies to do so.
The listing noted laundry washer/dryer, but just be aware it is not in the room and I would assume it’s a laundry room for the building/complex.
Only other thing I can note is it is loud at times, there and it was hard to sleep. Bring some ear plugs if you are a light sleeper. Between the air/heat cutting on, the street sweepers, and noise from rooms above and close by it was just something to consider but no way something that the host could help.
Overall the condo as cute, clean, and nicely renovated as described. Perfect location and safe area.

Insufficient Furnance
Arrived 9pm to the unit at 52 degrees with thermostat set on 72, outside temp 30s. Reset thermostat, gave it time and no change! Called owner, who said he had no idea what was wrong but didn’t really act surprised to us. Immediately said he would refund our room fee and we could go somewhere else. 10pm 12/26 in Gatlinburg there’s not going to be any quality places left and we had drove 8H. Owner said he would try and find a HVAC Co and would refund that day if we wanted to stay. So we put on thermals, sweats all the blankets, hats and gloves and ruffed it out overnight freezing. In AM owner text repair person would be coming, unknown time. It was so cold we couldn’t shower. HVAC showed 11a and advised everything was working the way it should, the heat source can’t catch up quickly if the heat was turned down too low! (Which by the way the owner had mentioned this first call as possibility which leads me to believe he was aware of this issue for his unit). The owner blamed that the prior guest must of turned the heat down (but he instructs guest to turn the heat down when leaving). At this point we not only have been cold but lost 1/2 day of our 3d stay. Called owner, again offered room refund if we left but we were told housekeepers would bring a space heater from their other unit.
Again, we felt we had to stay do to low room inventory in town. We ask for a reduction in day 2&3s fee but owner shared the hardships he had been thru staying up late to find a HVAC guy and empathized that he had went without AC before! Not really the same and guest doesn’t care about how you have to put effort out to manage your property and make money! We were offered $324 back on our org total of $884. We did stay. Took a bath to try an warm up, tub wouldn’t drain, used plunger nothing. Spouse took shower in standing water. No one came with a space heater. Headed to pigeon forge to buy one ourselves, traffic tie ups, every place sold out another 2.5h of our day wasted and no space heater ever came. Tub drained while gone, room now 58 degrees. When we left 12/29 it had finally made it to 69, set to 72! Was told two parking spaces, first come and you were lucky to find one. Indoor pool said under construction. Other than no heat and tub that takes hours to drain the unit was very tastefully decorated as it appears but slapped over top of a very old hotel.

I am sorry Michael felt this way. As I am sure we are all aware during the week of Christmas 2022, the entire nation was hit with a beyond record breaking cold front. This condo is in the mountains of Gatlinburg and the temperature dropped to -5 with wind chills reaching -40. These condos have a small heat pump which operates just fine under normal circumstances, -40 is a different issue. The condo does have a fireplace to help combat this. The very first night I apologized that the previous guest turned off the unit allowing the internal temp to drop below a maintainable temp for that heat pump, I immediately offered a full refund with the option to stay the first night for free and locate another lodging option on day 2, the guests refused, I stayed up until 3am attempting to locate an after hours HVAC tech, there were none available as thousands were in the same situation as us. First thing the following morning I touched base with the guest, again to offer a full refund and to inform them that an HVAC tech was in route to look at the unit. Upon inspection, it was determined the unit was in proper working order and there was nothing to be done to the unit. Once more I offered a full refund to leave and the guests refused... they wanted a full refund and to stay in the condo which I simply couldn't allow. I also contacted my cleaning crew to attempt to locate a couple of space heaters, they drove all around town looking and everyone was out of stock again as thousands were affected by this storm. After being harassed for two days I discounted their entire rest of the nightly rate by 50% on top of the first night free. I genially attempted to do everything I could for these guests and they weren't having any of it. It came across as them fishing for a free stay. Unfortunately you sometimes have excellent guests who understand that the host can't control the weather and then other times you have examples such as these. As hosts we can do everything in our power to assist and offer the world, but that isn't good enough for some.
We had a great stay at Gatlinburg in this cute little condo. Don’t let the dates building fool you, the condo has been updated very nicely and the cleaning service does and extremely nice job. The bed is SUPER comfortable! Plenty of storage for our clothes and even provided velvet hangers.
The best part though is the location. If you love Gatlinburg this is for you! You are an easy walk from all the restaurants and attractions on the parkway.
We will definitely be staying here again!
We stayed here for one night after camping in Cades Cove for a few days and before moving on to a cabin for the last leg of our trip. The listing was accurate and everything was clean. It is right off the downtown Gatlinburg strip so it’s very convenient if you’re looking for an afternoon/evening to take that in. It’s also on the end nearest the National Park entrance. Nick was a great host who was responsive and helpful in communications. Overall, we had a great stay.
We booked almost a month a head on Vrbo, at midnight the day of our stay, the owner text me and canceled our reservation Bc he said someone was already staying there and they had double booked. I had to text him the night before to get our passcode for door ( Bc he didn’t send it three days ahead as stated) and he sent it, how could he not know someone was already there?! What if we had arrived and walked in on another traveler?! We were up half of the night trying to find another place to stay and never heard back from owner again. Very unprofessional, unorganized and would not recommend!

Unfortunately VRBO's calendar integration system failed and allowed a double booking. This was not a fault of ours. I contacted VRBO to explain the issue in which they agreed was their fault. They cancelled the reservation as it was a fault of the system. I am very sorry it happened this way.
