Experience the ultimate lake retreat, complete with cozy living spaces, modern amenities, and plenty of space to entertain both inside and out!

Whispering Waves is situated just 0.3 miles to the water’s edge of Lake Texoma where you will find a sandy beach and community boat ramp; you are in an ideal location for boating, fishing, swimming, and more.

The main home offers 4 bedrooms and two full bathrooms, a separate 450 square foot apartment with bedroom/living room, 1 full bathroom and kitchenette, a separate 200 square foot bunk house, a 400 square foot game room in the detached garage and a large deck and yard for entertaining.

Located on an acre corner lot, with a circle drive plus additional parking provides plenty of space to maneuver the boats. The backyard features a gas grill, a wooden deck with a dining area, a firepit with Adirondack chairs, a hanging swing, a hammock, and plenty of outdoor games to keep you entertained. Just outside the front door, you will see a full-length covered front porch w/a hanging swing and plenty of chairs to relax with your morning coffee. Make sure to carve out some time for a nap in the double hammock just off the front porch.

We booked this property for our company annual Striper fishing trip. We had 15 adults and everyone had a comfortable place to sleep all weekend. The outdoor entertainment area with a large firepit was our main socialization spot.Communication with our host was incredible, fast response when we had issues locating some items for the game room, and handled promptly. The area was quiet, close to the water front so we were able to go fishing any time we wanted.With such a large group, it is hard to find accommodations that fit us, and this property has been the best one we've found over the past 5 years.

Calm care during our stay

While we were on the property, there were a few hiccups, but Tim and Melissa handled them with such grace and calm. Overall, we as a group, felt this was one of our favorite family vacations in the last twenty-five years. We would all definitely stay at this property, or any property owned by Tim and Melissa. We truly enjoyed our stay at your cabin. We had enough room for our large group. We loved that each family had a place to have some privacy, but still come together. The kids and adults loved the game room and board games. Thanks for having us.

Love the remote location. Everything worked out the have my boys and their family there. Tried not to share the WiFi with the kids but the teenagers found and used it a lot. Kids played your games and watched movies. The walk down to the lake was short and easy. The surrounding area was very nice. Enjoyed visiting with the neighbors. Kids also enjoyed the game room. Thank you for letting us spend some much needed family time.

Melissa was so nice, she was great at communicating, and very accommodating, she is a great hostess.There were plenty of amenities. We packed so many things for this trip, being this was our first time renting a house for vacation ( it was completely unnecessary)! It was like being at home, we had everything we needed, and then some. The property is so spacious, plenty of bedrooms, a separate studio apartment, and a bunk house. We had plenty of towels, dishes, pots and pans.We really enjoyed the garage/ game room. My mom and dad are 84 and 81, they were playing shuffle board. My dad played pool with his grandkids. The fire pit was awesome. The lake is so close, and it was so PEACEFUL!!! We would love to rent this property again.

We had a three night four day stay never a dull moment. Things to do on the property everyone busy and entertained as well as a short walk down to the lake for fishing swimming, flying kites or just walking the shores. Definitely be coming back with our large family. We were very impressed!!

Our family comes to Kingston every year to fish. We always have a big group, with grandparents, grandchildren, aunts and uncles. This property had everything we needed. The kids spent hours in the game room playing pool and cornhole. The rooms were very accommodating with super comfortable beds. We loved the dinning room and outdoor table. Both were big enough for our large group to enjoy a meal or a game at. The lake is just minutes away from the house, and the neighbors were so kind. It is a great little community. This has been our favorite stay so far in Kingston. We appreciate the owners sharing this awesome property with our family.

Beautiful large house offering many family activities. We had our family reunion here with folks coming all directions. Plenty of space all ten of us. The kitchen was fully stocked for us. We brought a turkey for thanksgiving in July. Cooked fish from our fishing trip. Used the griddle for pancakes. The house very clean. The only negative was the spotty WiFi and cell service…. to be expected in remote areas. We all recommend this home !

We are thrilled to host this cozy retreat in such a wonderful community when we are not able to escape to our happy place and relax. We are a blended family with 5 adult children and 2 grandchildren and love cooking and entertaining for our adult kiddos and adorable grandchildren. I love decorating homes, entertaining and spending time with our family and friends and look forward to making many memories at the lake house as well as providing a cozy comfortable place for others to do the same.

Why they chose this property

We knew this was the perfect home to entertain family and groups with the layout of the property. With the vision to renovate the garage and bunk house building, we loved the idea of the separate spaces for larger groups to meet everyones needs. The long covered front porch and home layout with entertaining in mind, as well as so many spaces for entertaining outdoors were the key reasons we choose this property.

What makes this property unique

The best feedback we receive is the cozy decor, the game-room w/ plenty to entertain, the close proximity to the lake w/ boat slip just down the road and the kids absolutely love the bunk house.
