The Summary

Experience a homelike getaway in this freshly renovated basement suite in North Denver. The fantastic location offers quick drive times to DT Denver, Golden, or Boulder! Private W/D units included. It also comes with a fully fenced in backyard for pets. Family-friendly option as both a highchair and pack n play are available.

NOTE: This is the lower unit of a two-unit home. The basement suite provides a separate and private entrance from the rear of the home.

The Space
ENTRY
After guest's park in the available spaces, walk through the driveway to the back entrance. As guests enter using contactless touch keypad, they will walk down the stairs to the lower suite.

LIVING ROOM
Enter into the living area featuring two loveseats and room to comfortably seat four. Guests will find the brand new 50" smart TV where they can easily log in to access any of the popular tv streaming applications. Also available will be additional blankets as well as a fireplace electric space heater for those cold winter nights to make you feel right at home.

KITCHEN
The full kitchen features many essential items such as pots & pans, various seasonings and oils as well as plates and silverware allowing you to prepare your next dish to satisfy any craving. Main appliances feature refrigerator, electric range and oven, microwave as well as toaster. Against the wall will be the coffee nook equipped with a Keurig coffee machine with multiple brewing options. The kitchen is stocked with various items such as regular coffee grounds, half-and-half, and other drink options. Finally, the space includes a dining high-top table to sit and enjoy your newly crafted dish.

LAUNDRY
Next to kitchen guests will find the utility closet which houses the new eco-friendly washer/dryer. The area provides laundry detergent pods as well as dryer sheets and a drying rack.

BEDROOMS
Guests will find the hallway which leads to either of the three bedrooms and one full bathroom. The back two larger bedrooms offer queen sized Casper foam mattresses. On either side of the bed is a nightstand as well as lighting that offers USB charging capabilities. For added storage, guests will also find a stand-up dresser as well as closet space. Finally, each room comes equipped with a radiator electrical space heater for those that enjoy a warmer sleep setting.

In the third bedroom, the area acts as a sleeping space as well as dedicated workspace. The trundle bed offers a twin sized Casper foam mattress. Underneath is also an additional roll out bed featuring a twin sized Casper foam mattress. If the roll out bed is required, please request for the bedding to be laid out before check-in. Next to the bed, guests will find a nightstand with a lamp which includes charging capability as well as the workspace which includes a desk and rolling office chair. WIFI is provided offering up to 600 mbps.

BATHROOM
Across from the third bedroom is the full bath. Guests will find a step-in shower which offers great water pressure. There is also a single vanity sink and toilet. Guests will find various toiletry items underneath the sink in case any items were forgotten.

BACKYARD
Finally, guests will have access to the shared backyard space. The yard is fully fenced for anyone worried about their furry companions. There is a covered patio with lawn furniture to seat seven. Additionally, in the non-covered backyard, guests will have access to the firepit area which seats up to four. Against the house is the available charcoal grill, guests may find additional charcoal located in the laundry space if needed.

FAMILY FRIENDLY
For those guests also traveling with an infant or small children, the space has provided both a highchair as well as pack n play travel crib. Located in the kitchen space, there is also a full children's dinnerware set which comes with plates, bowls, cups and flatware (all plastic). The living room also has various children's books.

Guest access
Guests will access the suite by walking through the driveway around to the rear of the house. Enter using contactless touch keypad with the code provided before check-in. Guests have access to the basement suite which is entirely separate from the upper unit.

PLEASE NOTE: This ranch home does have an upper unit with entrance through the front door. You may see guests and pets coming and going. The basement unit is completely separate and private. The backyard is a shared common area with other potential guests.

Other things to note
This is the lower unit of a two-unit home. Guests may hear faint voices or see other guests coming and going.
The guest's upstairs are long term tenants that do not party or make much noise if any. They are used to people coming and going and this setup does not bother them. These tenants do have two small to medium sized dogs so guests may hear barking or encounter pets in the shared backyard.

- Please bring all dishware, glassware to the kitchen sink
- Close and lock all doors and windows
- Empty all unused contents of refrigerator into trash
- Take trash out to green garbage bin located in the backyard at end of driveway
- Guests are welcome to use cleaning supplies found under the kitchen sink

- If parking on street, park only in front of house, do not park in front of neighbor's houses
- Smoking/vaping allowed outside only
- Dogs are allowed pending certain restrictions with $50 pet fee. Please message host with pet request and they will review and respond ASAP

LATE CHECK OUT
Check out is promptly at 10 AM. $100 fee for late check out without advance notice. If the guest is more than two (2) hours past check out time (10 AM), then the guest will be charged $100 as the base rate for the remaining day, but the guest is still required to vacate immediately. If the guest stays for any un-booked/reserved nights, there will be a $500 per night charge to their credit card and Airbnb account.

Towels & Linens: Please ensure all towels and linens remain at the property. Host will charge $20 for each missing towel, pillow, or linen.

NO PARTIES OR EVENTS: $450 will be charged to guests that throw a party, cause a disturbance, or disrespect house rules. The house is professionally cleaned between guest stays, and our cleaning crew will report abuse of the property.

$450 Fine for smoking indoors. Cleaners will report any evidence of cigarette smoke or marijuana.

Why they chose this property

This property is a freshly renovated basement suite with a fantastic highway access to get you anywhere in the metro within 30 minutes. Since the suite includes a full kitchen, guests will have the ability to cook for themselves if they so choose. It also gives guests the ability to do any laundry if they so wish with a W/D unit included. The suite has two very comfortable queen beds and two twin beds, so ample space to comfortably sleep five. It also offers a full bathroom with walk-in shower. Finally, to provide an extra cozy feeling, there is a covered patio with plenty of seating space or a seating area around the fire pit to provide maximum relaxation. This outside space all being within a fully enclosed backyard for those traveling with their companions.

What makes this property unique

The area offers many options whether in town with friends or family. The suite is close to access points of US36 to Boulder, I-25 to Cheyenne as well as I-70 to mountains for a day trip. There is plenty of room both indoors as well as outdoors in the fully fenced in backyard. The full kitchen comes with most things needed to cook at home including pots/pans, seasonings, utensils as well as full plate/bowl/cutlery set.
